A fifty dollar investment in an electronic hand sander would go a long way. Countersink all exposed nail heads. Then fill with a stainable wood filler that you can buy at any hardware store. Run the hand sander over the entire wall untill the holes and joints are relatively smooth with a 100 grit paper, then a 180 grit, and finally a 220 grit sandpaper. Then put your oil based stain of your choosing. Lightly sand with 220 grit again and touch up any spots. Then apply a couple of coats of oil based sealer. Light sanding between coats. If there are large gaps at the joints, fill them with a color matching caulk.

True, but very few people these days possess the knowledge or desire to do it themselves. The laborers that install sheetrock usually make about $9 per hour, and they can install faster than you can. So if you make $9 an hour or less then maybe you should do it yourself. Otherwise, put in the overtime at work, and you will come out ahead.

I probably left out a couple of things. And I'm sure you can cut costs here and there. But those are realistic costs. Contractor fees are not included.
Bryan is right. Labor costs are high, but you cannot do any electical, plumbing, HVAC yourself. All else is fair game.

$100k is too much. But the final cost should be 70-80k finished with 2 ton AC, kitchenette, full bath, and small laundry. There is no way it will be less than $65k finished.

Thanks for the pics. I went to school there through '92 and I remember those trees. However the I am very greatful that they've kept the ones on the east side of the property. Those are very nice live oaks and will be just as nice as the big one some day.

Isn't that Yao Ming's place? I know he is building in Rivercrest on Westhiemer. He will bring his parents. His restuarant is right across the street.
Close, that's Mike James' Place. He's on the Rockets, but doesn't play much. The compound in the back is a full basketball court, with a bar/game room right off the entry. It's pretty spectacular on the inside. Probably rival most small town high school courts.
