  1. If the Alamo Drafthouse plans had been released first, I doubt Flix would have seriously considered a site just a mile away. One has to wonder if they might rethink their plans. Of course, World of Beer moved into Sugar Land Town Square after the Flying Saucer, and they draw completely different clientele, so who knows?
  2. So, LookingToMove, does this mean that you finally made your choice? Is it Aliana? C'mon, inquiring minds want to know!
  3. Drove past there today. I saw workers in and around the building. Looks like they're done with the roof, but they're still working on the outside masonry. The doors to the building were also open, so there's probably work going on inside as well.
  4. I haven't heard anything new on Aliana. I drive through there quite a bit, and it looks like they're making good progress on the community center. I was also pleasantly surprised recently to find that West Bellfort goes straight through to Harlem Road (you no longer have to navigate the 90-degree turns on Madden Road). In this economy, I'm pretty sure Aliana is not the only development experiencing a slowdown.

  6. The posts at City-Data have been deleted, and I haven't seen anything backed up by research. All I see is innuendo.
  7. It's not part of the 2007 bond package, so it'll probably be a while before you see a high school in Telfair.
  8. Don't know a time frame, but I do believe the developers have space set aside for a high school.

  10. For the record ... I just visited each builder's Web site for each of those neighborhoods. Meritage is the builder in Bretton Woods and Waterchase, and they are now promoting "lower" prices ($174,880-$272,880). Mercedes is the builder in Wedgewood (priced $180s-$240s).
  11. These are the planned neighborhoods east of the new road: Bretton Woods, $235-$350s Waterchase, $200s-$300s Wedgewood, $200s Now, I know it's all relative, but those prices don't sound "cheap" ...
  12. It's the master-planned community at Highway 90A and Grand Parkway. New Territory is divided by the Grand Parkway, which is currently 4-6 lanes (plus a wide median), but will eventually be a freeway ...

  14. They show all those beautiful things because that's the PLAN. That's why it's called a master-PLANNED community. They're showing you what it will look like WHEN IT'S FINISHED. They only started building houses there in the past 12 months. It will take many, many years to build out a 2,000-acre development (maybe even longer in the current economic climate).

Seriously, you keep posting these vague messages about how there's something horribly wrong with Aliana, but you're not backing it up with anything. WHAT ARE YOU GETTING AT? You say there's something else at play that is being missed. WHAT IS IT? Please, enlighten us with your wisdom ...
  16. By the way, the new alignment for FM 1464 is now open through Aliana. Drove it tonight, and even though they have only one lane open in each direction, it's a vast improvement over the old 1464. It also carries you past Aliana's new rec center (under construction), which looks quite impressive.

  18. Cali~girl ... It's obvious you have some sort of axe to grind with Aliana and/or its developers (or perhaps you're a troll working for a rival developer), but I fail to see your point. Your last post had links to Web sites and stories about another Cheng development in Lavon, which is a far-flung suburb of Dallas. This ain't Dallas, and when it comes to housing markets and suburbs, there are very few similarities between Dallas and Houston (I've lived in both places ... it's night and day). Yes, the economy is in the toilet, and so is the housing market. It's definitely not a seller's market, and I would imagine times are tough for any housing development right now -- not just Aliana. First Colony was being developed the last time the bottom fell out of the housing market (early 80s). From what I've heard, when that happened, the "reputable" builders moved out and the crappy builders moved in. Drive through First Colony sometime and you can see a stark difference in quality from one block to the next. I sincerely hope that doesn't happen to Aliana, but it's a distinct possibility in the current economic climate. So, Cali~girl, what's your point?
  19. Yes, the parent company of Newmark, TOUSA, filed for bankruptcy last year, and Mercedes Homes filed for bankruptcy last week. Both companies have huge exposure in some of the crappier U.S. housing markets, such as Florida ... http://blogs.tampabay.com/realestate/2009/...edes-homes.html By the way, bankruptcy is not synonymous with "going out of business," if that's what you're insinuating.

  21. Looking at the master plan, it appears that part of Madden Road will become an extension of West Bellfort, thus eliminating Madden Road's maddening 90-degree turns ...
  22. If Aliana is built as advertised, it will be very nice. We'll just have to wait and see. Not sure when the school will be built, but just checked FBISD's Web site and it doesn't even appear to be on the drawing board yet.   24. Can any area long-time residents or Sugar Land area experts tell me about this specific area - the southern half of FM 1464? Subdivisions would be Orchard Lakes, Old Orchard, Chelsea Harbor, Shiloh Lake Estates, the subdivisions near Austin High and Garcia Middle, and now Aliana. These are all zoned to Austin High School (which I understand to be a good school). I've lived in Orchard Lakes since 2003, so I'll give it a try ... Then you've got Nick's Italian Restaurant, Texas Safari Ranch, Houstonian and Shadow Hawk golf courses, and not much else from what I can see. Development is slowly picking up. There's supposed to be some retail built at the corner of 1464 and Old Richmond, including a 9er's Grill, and Aliana is supposed to have some huge retail development, including a giant H-E-B I've heard a developer bought the open farm land on the west side of the road across from the gas station, and was supposed to be developing a subdivision of single family homes with little lakes, similar to nearby developments. Not sure what's going on with that. That's what I heard too. Still waiting for them to break ground. What about the prisons in the area? I know the one in Sugar Land off Hwy 90 is supposed to be relocating so that the airport can expand, but what about the one on the west side of the Grand Pkwy in Richmond? That one's not going anywhere, but I sure wish they'd remove their entrance from 1464. Doesn't make any sense to have the entrance so far from the unit, especially when they've sold off all the farmland that surrounds it. What about New Territory and Telfair directly to the south; will the establishment of a new high school in Telfair cause a bunch of rezoning of the New Territory students out of Austin High? How do you see this impacting Austin High? I fully anticipate that New Territory kids will be rezoned to Telfair when that high school is built. Not sure what kind of impact that would have on Austin, but with all the high-end development going on around the school, I don't think it would be a negative. It should be noted that New Territory is currently zoned to two different high schools. The side east of 99 goes to Austin, and the west side goes to Travis. I noticed Perry Homes has some very nice, large homes in Old Orchard... in Telfair the same exact home models are going for nearly $100k more! Seems extreme to me, as these areas are only a few minutes from each other. Best I can tell, Telfair is priced based on its proximity to major transportation corridors (U.S. 59, Hwy. 6, U.S. 90A). Yes, we're only a few minutes from Telfair, but it can still take 15 minutes to get to the Southwest Freeway. One concern I have is these subdivisions on FM 1464 are not in Sugar Land or Richmond city limits; in fact, though they have Sugar Land / Richmond postal addresses (depending on what side of the road they're on) they are all technically in Houston ETJ when looking at a map. How might this affect things - is it anything to be really concerned about? I would imagine Sugar Land or Richmond would want someplace like Aliana in their city limits to get the taxes, but as of now only Houston would be able to annex it unless there was an ETJ swap like what happened with Katy Mills Mall. Yes, we're in Houston's ETJ. I'm praying for the swap. How do you see this area 10-15 years from now? Good question. If I lived in Chelsea Harbour I would be extremely concerned about the giant apartment complex going up next door. Drove through there the other day and was amazed to see the houses facing the complex ... seriously, it's practically in their front yards! As I mentioned in another thread, we love Orchard Lakes. Our HOA fees are ridiculous (the price you pay for a small neighborhood with private streets), but we have great neighbors and oak trees everywhere. Should be an amazing sight in 10-15 years ...
  25. One other note about 1464 ... I noticed a sign the other day that said a major traffic switch is coming Jan. 24 (I think that was the date). Sounds like they're about to move traffic onto the newly constructed lanes that pass straight through Aliana. Personally, I can't WAIT to have two lanes in each direction! Every time I head north on 1464, I get stuck behind a dump truck going 20 mph
