  1. I am not good with the early 80's. I was too busy trying to Moonwalk and Breakdance.
  2. I was thinking the Calpine Buidling too. That building was compelted in 2003 I believe and was developed by Hines for Calpine Energy. During the construction of the building Calpine went through some turmoil and nearly defaulted on many of their loans. They managed to survive but when the building was completed Calpine only physically occupied 1/2 of the SF they had leased. So when the building came on line there was some 200k SF on the SubLease market. I am not sure the occupancy of the building today. I tried to find what year the Lyric Center was built. It was sometime between 81-83. I will keep looking to see if I can find you for you.
  3. I was in Portugal last summer for the Euro Cup 2004. It was amazing to see the amoung of infrastructure was put in place. The country build 8 or 9 new stadiums for the tournament. Of course these stadiums will continue to be used by the local teams (Lisbon has two teams and built two new stadiums). I was able to see 3 games and It was incredible. I am not even a huge soccer fan, but the atmosphere was incredible. I learned a new appreciation for the sport. I think Houston is ready for a MLS team and I think as long as the tickets are resonable and the venue is easily acceeible then attendance will support a team. The problem is that the team can not play in the Dome or Relaint. Those stadiums are way to big. What the team needs to is a smaller stadium holding no more than 30k. Even the largest stadium in Portugal held right at 50K. Most of the others held between 25 and 40k. I think it is important to have an intimate environement. My first thought is Robertson Stadium until a new stadium could be build. Near downtown would be awesome. Maybe right outside the CBD in an area that needs a little help.
  4. Berryhill's should definetely be tried. They are not very expensive and with all the new locations should be rather easy to find. I have bought tamales from street vendors and poor mexican families (usually they walk around to all the midtown ice houses and bars). The vendor tamles are good, but they do not hold a candle to the tamales at Berryhills. Seriously, they are that good at Berryhill's.
  5. I was referring to the 9 unit Townhouse complex being built. Those would be sold and the revenue would only be realized once. Sorry for the confusion.
  6. I am a little perplexed as to how this developer can make much money on these townhouses. Assuming 9 units sell at $350k each. The total revenue from the deal would be $3,150,000 Lets say they got the land for $600k and assuming the townhouses cost $100 per square foot all in with selling and holding cost included in that figure. The total cost of these units would be $3,120,000. (2800 SF * 9 Units * $100/sf = $2,520,000 + $600,000 for land) I used $100 per SF because the article mentions the addtion of high end finishes. I am not sure if that number is right on, too high or too low. I must be missing something. Either the units will have to be built for substantially less than $100 psf or the units will have to sell for over $350K (Even at $400 k per unit the numbers are still not that great. Any homebuilders out there want to set me straight.
  7. Well of course this is a very subjective topic. I for one think the Spinach and Corn Tamales at Berryhill are some of the best tamales I have ever eaten. I can not vouch for the rest of the menu as I have not tried anything else. If you are talking tamales I would love to hear about a place that has better tamales than Berryhill.
  8. I guess that could be considered a monorail. I have not had very good experiences on that thing.
  9. Chuy's seems to be a real fan favorite. I have never undertood why. I admit to loving the Creamy Jalepeno sauce, but I have never been wowed by anything else on the menu. With that said I lived with 2 dudes I went to college with a few years back. Both were from Colorado and both thought Chuy's was the greatest resturant in Houston (Mexican or otherwise). I just do not get it.
  10. I did not think they would last with all that demo going on. I think you make a good point. Why not struggle for a year or so until the new development gets going. I know it would be mean poor sales for that store in the meantime, but the end result might have been positive for them.
  11. I agree. I went to unergrad in Colorado. The Mexican food was horrible. People used to rave about a few resturaunts. They had no idea what was good or bad. They really had no idea what they were missing. I guess if you do not know any better !!
  12. they are suppose to open for services in July although I am a little skeptical. Originally they were slated for Easter. I am OK with this since I think Lakewood is a pretty normal church. They really do cross many demographics and political idealogy. What scares the hell out of me is Dr. Ed Young and his band of Christian Right getting a hold of the Dome and half a billion dollars. sorry for those who might be offended. I went to Second Baptist School for elementary and middle school. I have my reasons for being afraid of those people.
  13. Just got home from Los Tios. I sure do love those Cheese Enchilladas. We hit hte one in Meyerland. Not as good as the originals on Westheimer or the one of Memorial. But still darn tasty.
  14. You are correct. 100% Taquito is not Tex Mex. They do not have orange melted cheese for your dipping pleasure. The tacos are very plain and there in lies the yumminess of the place. Since reading this thread I have made plans to hit Los Tios tonight for some greasy Enchaladas. FIRED UP !!!
  15. I really like Papasito's fajitas (but I agree with above post about being too pricey). I also really like Lupe Tortilla for Fajitas. Their marinade it very limey and awesome. My favorite Cheese enchiladas has to be Los Tios on Westhiemer and Tanglewilde. I grew up on those things and they have a special place in my pallet. My people I have taken to Tios have been less than impressed. I guess it is just me. The place I go the most for taco's and tortas is 100% Taquito. That place rules. I could eat there daily.
  16. Like I said in a previous post. Turn the dome into a Casino. It is the only way to assure profitabiity. A hotel could be intertwined within the property.
  17. Victoria Station. That is right. The one on Main turned into a Droubis after Antones failed there. I remember Boston Sea Part and that was in fact where Molinas was. There was resturant called Bud Bigelows in that general area. I will aske my parents. They ought to remember. Never hear of Pipe Organ Pizza. We used to hit Godfather's next to the Weingarten grocery storey at Westhiemer and Hillcroft.
  18. That does not suprise me. There are not a lot of exciting 23,000 SF shopping centers around. There is a new little strip center on the SE corner of Westheimer and Sheppard. It has a unique look to it, any thoughts on that center. I think it looks pretty cool. Of course it has been finished for about a month and there is no tenant finish out going on. It amazes me that they would build it without leases in place. Maybe the tenant are just to get started.
  19. Well, I am impressed with Sandy Aron's ability to not only build solid retail procucts, but I know from experience his group is excellent at leasing. This center should be filled up in no time. How does it look. I have not driven by in a quite a while.
  20. It might take most cities a 1000 years. I suspect Houson will be filled in within 50. With the population doubling every 20+ years there is a lot of growth ahead.
  21. Wow, I totally remember Hanna Barbara Land. I have no clue where it was since I was just a kid, but I remember all the commercials. I also sorta remember Perpermint Palace as well. I thought that was out 45 (not sure if it was north or south, I just remember 45). Does anyone remember the old restaruant at 6400 Richmond that used to be train cars. I think it was a cheesy steakhouse. What was that place called? I also remember a Circus themed restuarant on Westhiemer right there by or in the same location at Texadelphia and Papadeax. Another awesome restuarant that I remember was Bud Bigelow's Steakhouse on Westheimer and Stoney Brook (where Molina's currently is) My parents used to take use there at least once a month. Anyone else remember those restuarants.
  22. The schools are pretty rough around Briarmeadow, but that is HISD in general. I am not sure you are going to get much better schools if you lived in Briargrove Park. I am pretty sure BGP is zoned to Walnut Bend Elementary, Revere Middle School and I guess Westide High (used to be Lee HS). I know nothing about Westside High but the other two are not the greatest schools. I guess I need to get some more money to send those yet unborn kids to private school. BTW, growing up Revere was a pretty good school. Lee was just turning the corner. My parents chose to send me to Private School, but my older sister went to both those schools and loved them. (She graduated in 87 so that was almost 20 years ago).
  23. Briarmedow is the small neighborhood betweem between Hillcroft and Dunvale from just South of Westhiemer to almost Westpark. It is still a pretty nice area, but the surrounding areas are tough. A good friend of mine lived there with his wife and child for about 3 years. Once they were robbed they got sorta freaked out and moved away.
  24. 27, where do you live now. I grew up in Briarmedow and then we moved to Briargrove Park from 7th grade until I left for college. My mother still lives in the neighborhood and has really loves it. It amazes me that I am pretty much priced out of that neighborhood right now. I looked through Meyerland, Maplewood, Marilyn Estates this weekend and we are very interested in that area. I would hope this area will continue to appreciate. Like you I think Briargrove is awesome. I like to call it Tanglewood Lite. I would love to get in there. I compared some prices on similar houses in Briargrove vs. Meyerland vs. Briargrove Park and In general the same house would be $450-$400 (briargrove) $350-$300 in Briargrove park and $275 - $300 in the Meyerland area. Since I work the Galleria all three would be great places to live, but I think the Meyerland area is winning out because we can afford more house there.
  25. That is very interesting. I always wondered about these old apt complexes and the issues that the owners had to deal with. I would absolutely hate to have such a management intensive Real Estate asset. If I had the money and I had the choice between buying Retail, Multi Family or Office I would choose Retail in a hearbeat. The other two take too much time to manage.
