  1. I'm keeping as much info to myself as possible, but I think this will likely be the year that the title leaves the SEC and checks into another conference or 2 for 4-6 yrs. Remember when it was all about Florida State, Oklahoma, USC and Ohio State? Also, Auburn was a below average team w/o Newton/Fairley and at times they were average w/those guys. LSU and Bama are the SEC's only solid bets and Florida/Arkansas may have a slither of hope as well. Auburn's title run will actually haunt the SEC this year given the chances that Auburn may win 8-9 games at most. At that point beating the previous ntl. champ will not weigh very heavy at all, so LSU NEEDS to beat Oregon for the SEC to have any type of power on the national scene....Just an observation.

  3. I'm a huge fan of Trader Joe's and can't wait.! The best way to describe Trader Joe's a "More Laid back Whole Foods" with a "Central Market food selection" (Minus the meats) and at a much lower price point than both. Their pre-cooked, frozen food selection is absolutely one of kind!

  7. I wholly agree, don't leave out Harvey, IL and Calumet City, IL (neighboring cities to the Chicago's South Side...not too far from 47th and S. I've always agreed about the taxation, maintenance and liquidity issues, however he fails to mention the expected annual increase of "Rent" that your GREAT LANDLORD will charge you over the years. Not to mention various move-in/move-out fees and other administration fees. He's also obviously forgotten about the simple Supply vs. Demand rules and the fact that over the next 25-30 years most metro areas will at least double (even Detroit may have a huge population increase). It's sort of like the "Parking Space" issue in Manhattan and Chicago, just 15 years ago you could buy a parking space in a prime area for less than $15k where as today those spaces run upwards of $30,000...But I guess you can't technically live in a parking space? The guy definitely has validity in his argument, but I can't imagine a landlord not increasing your monthly rent in a 5 year period....Now wonder there's a huge rental industry, just too much money to pass up! I'm a greedy Landlord and I approve this message!
  9. I wouldn't wish Chicago's "worst bottlenecks" on my worst enemies! That city will forever have terrible traffic north and west of downtown b/c it has no East side (hence, traffic only goes 3 ways out of the city..northwest, west, south). I agree w/20th st about I-10 following it's construction!! Gotta love these wide laned "Texas" highways....

I'm a huge fan of this topic and typically try to read a few socioeconomic and urban real estate books because it$ alway$ interesting to find out THE TRUTH of what really causes mass influx into certain areas or mass flight from certain areas. I know some people may disagree with at least one of the author's/books that I post, but most of these readings beats the propaganda with pure facts (i.e. white flight that encouraged our suburbs to grow and urban cores to fail was a result of AUTOMOBILE Industry and also Racially discriminating loans that were given to non-minority male veteran's following WWI). Some of this stuff also hits international topics as well( i.e. how and why america has the largest sq. footage per occupant in the world.) Here are some suggestions: Who's your City ... Richard Florida (Good, Quick and Informative read about who lives were, why they migrate there and it also points out different n.hood's in major city's..pretty sure it speaks about Montrose/The Heights and maybe River Oaks. Includes some brief history lesson's as well.) The Death and Life of Great AMerican Cities...Jane Jacobs (Haven't read this one yet,but Jane is a legend when it comes to Urban planning and what makes sense.) Suburban Nation: The Rise of Sprawl and the Decline of the American Dream...Andres Duany (Good Read, very realistic depiction of what's happened recently with gated communities, sidewalks, etc... but IMHO I'd go with Jacobs and Florida first.) I've got to dig up some more stuff for you and will maybe post one more, this should be a good start and very eye opening.
  12. I hate to give up a local secret, but my "Last Burger" would have to be from Shandy's (Westcott and Memorial) between a liquor store and valero. "Spinach Artichoke Turkey Burger" w/roasted tomatoes. I know it sounds a little gourmet, but it's worth a shot and it has a super local feel to it and she was there before all of the new stuff came to the area. Luv It!

  14. Good point!! And that stuff has been there for over 15 -20 years. I spent a lot of my childhood and most of my teen years growing up around and in "The Heights (Houston, Independence, Woodland, etc.)" and yes this was PRE-GENTRIFICATION (late 80's and till late 90's). It just seems that every since the area became more TRENDY/HISTORICAL, it's been under a City/Statewide spotlight, which has it's +'s and -'s. However, it just seems that there are more NEGATIVES now that it's a more highly valued area. I know I will take criticism for this, but I honestly "Welcome" anything that makes the area "LOOK" better. I just find it funny that the things (i.e. Newer housing, retail, including townhomes and Victorian McMansions) that were welcomed in 1995-2000 are no longer welcomed in the area. Trust me, if you knew the Heights back then or prior to 95' you know exactly what I'm speaking about (i.e. As a teen in the 90's I walked from 45/N.Main to 610/N.main....I also walked from 11th/Sheperd to Main/32nd St. and A LOT HAS CHANGED for the good) Anybody Agree? (Hopefully I can divert some attention from the attack on S3mh..lol) (TO S3MH: please get another year or 2 under your belt before causing anymore "RUCKUS" on HAIF. There are only a few members who are entitled to do so (Editor, Red, Niche, Lock, 20th, Flipper( miss the pics),ricco, sub, sev, etc....) and a lot of us are tired of opening a post/topic that evolves reading your rants or defenses. I mean no harm to you, but the animosity towards you is beginning to ruin my daily "Houston" newspaper .)
  15. It really depends on the VOLUME of cases (surgeries) that the doc performs, because some ortho doc's are good and podiatrists are good as well. Seriously, if you know anyone (nurses, scrub tech's,P.A's, sales reps, etc) that works at a hospital anywhere near surgery, please ask them because they will have 1st hand knowledge as they are the people who typically assist the doc's in surgery. If I hear of any solid doc's, I will def. post their info.
  16. In NO Way am I trying to get into your argument................... But I have a few quick questions based on something that you brought up in regards to the "Richmond Strip" and its relationship to "Washington Ave." I've heard people compare the future of Washington Ave. to that of the Richmond strip and I'm a little confused on 3 things: 1) It seems that a majority of people moved and purchased homes in the Rice Miltary/West End/Mem. Heights area prior to 2008-2009 (which is when the retail/food/bar, etc. develpoment really began to take off), so wouldn't that signify that the residents of the area will remain in that area w/n the next 10 yrs or so since the area is much more vibrant than it was in 2005 when it was a dark and dusty street? Does anyone on the board really believe that the this area will have a Richmond Strip "sudden Death" once the bar/club scene moves on ? IF so, why? 2) Another thing that's unclear to me is how a project that's located off of I-10, being much closer to "The Heights" (some of it actually part of the heights) than Wash. Ave and maintaining NO visibility to Washington Ave. and also having the railroad to serve as a barrier just as Target becomes part of Washington Ave.? 3) As far as the location of the Walmart, have any of you driven around that area and actually seen the site? I'm not a fan of w.mart, but seriously that site/area was a POS and literally GARBAGE. After driving around that area, I'm just having a hard time imagining how a mixed used project would've incorporated itself into the Washington ave area because the location itself is somewhat removed and has natural barriers between itself and Washington...Similar to that of the Target, but not as isolated. I can understand arguments as to what's to come for the Orr development,but please explain to me what I'm not seeing or can't visualize in regards to the site? Once again, I'm opening this up to everyone, hopefully this will defuse the current debate..lol
  17. I guess we got a little off topic, but to the OP. If you can purchase land for $30/sq. ft..............GO FOR IT. $30 is somewhat on the lower side depending where the property is located in the area (i.e. proximity to Washington/Westcott/Memorial or I-10 and how developed the surrounding area is). For example, there are properties that are nearly and above $50 /sq.ft (this was mentioned earlier, but HCAD's #'s are always on the lower side due to the taxpayers benefit) as you approach Memorial Drive. Is this b/c you're getting further away from Washington Ave or is it b/c that area is practically fully developed/gentrified? There are also areas that split the difference between Washington and I-10 that are in the $35-45 range, but I would venture to say that in the LONG RUN, the closer you get to Washington or the halfway point of that area b/w Wash and I-10, the better value you will get . I know wash. ave. has come a long way and it still has a long way to go, but the area is so much better than it was 5-6 years ago when it was a virtual ghost town (abandoned buildings, used car lots, etc.).

Pretty interesting, but while living in Chicago over the last few years, 1 of the n.hoods that I lived in (South Loop-Museum Park) was VERY URBAN, but yet less than a mile away, there were several Big Boxes (Target, Dominques=Albertson's with a Mega Huge Parking lot, Home Depot, Several Banks, Starbuck's, Panera, Petsmart , Jason's Deli, etc) Some of it was mixed use and multi-level, but also very car friendly if you could tolerate the traffic. Sounds a little like what's near Washington? What about off of I-10? Was this area accessible without a car? Yes, but people rarely walked and were always in their cars. The Orr Development and Walmart Development are and will be in areas that aren't and will probably never be considered as primary residential locations(i.e.remember the townhomes on heights near r.road track ), so why not let some infill occur in those areas?? As mentioned earlier these areas ARE NOT on Washington Ave. and aren't CONSIDERED WASHINGTON AVE and serve more as "Off of I-10" retail options, just like Target. Walmart and Orr's Marketing team are just using the Washintgton Ave/Heights Connection due to proximity. The 1960 reference is just ridiculous
  19. I agree about that commute/gridlock session that one will encounter from the "north" burbs! I really wish they dropped a bomb on half of the apts. in uptown and develop some residential townhomes/mid rise condos, etc. so that if you'd like to own in the area, you can actually "Purchase" in the area! Other than possibly the M streets, I just don't see an area that could handle a heavy amount of true urbanism while also keeping its cultural identity. Oak Cliff was a great try but for what, a 2 x 2 block radius..an absolute joke! Overall, I'm still impressed about the area north of downtown between 75 & The tollway up to 635....I've never seen such a continuously nice stretch of area of that size in any city, now only if the Entry level prices were below an avg of $500k .

I'm living in Dallas now and I also like it as a nice place to live , but just wish it had more n.hoods with Characters and not just the North Dallas(highland park, U.Park, P. hollow, etc semi-suburban style hoods. Moving here from Chicago this summer, when comparing Dallas to Houston I assumed it'd be much larger due to the "Big D" title, but in reality the way that Dallas is zoned, most of the Dallas that people will tell you about is North of Downtown inside of 635 and it's not a huge area. The other parts of Dallas proper are very hidden from highways, unlike Houston where you can clearly see most n.hood's from various highways. On a whole, Dallas as a city isn't huge, but it's Dallas connection (lack of a west side) to Irving/Las Colinas that makes it a smaller city. When going north, it's proximity to Addison/Plano/Richardson make it a much smaller city. When in Houston, I noticed that when outside of 610 you're still in Houston, when outside of 635 you're out of Dallas. Just a smaller place

Sevfiv really gave all us a better chance...Maybe I should honor this week to Sevfiv and edit my name to "Sevfiv2". ibupro/elecfarm and sevfiv really gave me a run the entire season and 20th st. really came on strong over the last month . Now, I'm going for the win with nothing to lose. This is what I've been doing since 20th st. had the strong run a few weeks ago!!!!
