  1. Nice shot of Downtown. That's a view all the future tenants will get.
  2. Actually, I would have loved a train system that was entirely free. Fort Worth's Molly Trolley is an entirely free bus system that anyone can get on and off of at any station. It encourages more ridership and more visits downtown. I can understand a modicum of a need to recover costs, but that can be done so many ways other than extracting fares from passengers.
  3. There goes the neighborhood. It takes a lot of apartments to make up for 21,000 being absorbed in a year.
  4. Apparently something like that happened downtown. I'm not sure if soil sampling caused it.
  5. If not that, then the occupancy rates north of 90% should be a good lure. Houston is going to need new 21,000 apartments a year for the next 5 to 10 years. Some of them are going to have to go downtown.
  6. Some of the early photos of the construction of Kingdom Tower in Jeddah seem to indicate a rather shallow foundation with no piles. Not sure whether piles are being eschewed for other reasons or whether soil in Jeddah is more stable than Dubai. But the gumbo underlying Houston is certainly a design challenge.
  7. I think they find the redo of the existing buildings is a bit underwhelming. The hotel will definitely be eye-popping.

  9. Never say never. Exxon picked up and left New York in 1989 without dropping many hints. Everyone involved (including the poor saps at Friendswood Development Corp.) was told not to let the cat out of the bag.
  10. So Upper Kirby for this? What with the Hanover and the existing buildings, that's going to be an interesting cluster of high-rises. And anything residential will do well.
  11. Working backwards, I'm guessing this one's still on target to begin construction early in 2015. Three months either side of that timeline aren't going to make a difference.
  12. It's pretty standard luxury apartment styling. Tan brick on the exterior, hardwood floors inside, high-insulating window glass, garage on the lower floors. It's been done to death.

  14. You can't get 34 units into a lot that small in less than seven floors. The downtown condos with 200+ units are 20 floors tall or more (unless they're a wrap covering two blocks).
  15. I could see E&P coming to Houston, while R&M stays up north. That's essentially how Marathon split its operation. That's if the whole kit and caboodle doesn't come to Houston. I found it significant that the IT, HR, tax and accounting departments are all rumored to be moving to the Woodlands. The only people who would be left in Irving would be Tillerson and his immediate lieutenants. If Tillerson weren't wed to his ranch in Fracking Hell, the whole company would be in Houston already.

  17. They are moving some very unusual departments to the new space in the Woodlands - heavy on the administrative functions without being the corner suites. It seems rather unusual for them to split their work groups like that. Commuting back and forth would be a pain. BP is not going to move to the US, but they are spinning off part of the company to a new Houston-based entity. Chevron's still got that Australian gas works to deal with before they start developing additional office space here in the States.   18. Plus a Towne Place Suites, so that the people shopping in Walmart and Micro Center have a place to crash at the end of the day. Probably four levels of suite hotel goodness.
  19. Well, that's Philip Johnson for you. Swamplot says this building is three times the size of the previous design, in part because the developer was able to buy the house next door.
