  1. The city of Pearland projects report for March, 2009 shows this entry on page 30. I am thinking that water and sewer contract is for the Waterlight district. If so, it is not slated to finish until Nov. 2009, and this might be what is holding up other construction there. Of course, I might be totally wrong. -_-

    Nope, this must be for the work that is going on on the East side of 288 approaching the Beltway and the east bound service road. They are clearing trees and you can see them installing underground drainage along the Beltway service road. Sorry to let you down but any future Waterlights development is a private matter. It's tough right now for commercial real estate so don't be too anxious. Look at all the vacant retail space around the Shadow Creek area.

  2. I agree and that is exactly my point, the restaurants seem to be thriving. I've eaten at most of them, BJ's, Gringo's, Red Robin, Fish City, Mimi's...etc. and they were either packed or full. The stores don't seem to be thriving IMO.

    Two different types of businesses. We all know that eating out is a tradition in TX and Pearland is low on the supply side for those type of venues. One can justify eating out more than they can justify getting another item of clothing. When hunger hits, you've had a long work week, and you don't feel like cooking, badda bing!! Anyway, I would expect Pearland's offering of mid-tier restaurants (i.e. chain) to thrive being that folks are cutting back on the higher end joints.

  3. I've shopped at this store on several occasions since it opened and I can't help but notice the lack of customers. I've been there on a Saturday around 12 noon and the store seemed a bit empty. I was there on a weekday around 11 am and I felt isolated. There were only a handful of customers in the entire store. The salespeople looked bored. I hope Dillards makes it because it's such a beautiful store.

    I don't think that this is unique to the Town Center store. Foot traffic/sales is/are down nation wide, as is evident by today's retail sales number. Dillard's, Macy's, or any other retailer is having trouble at the moment. It's a tough environment out there. I heard the female co-host of Morning Call (CNBC show) mention that she was in the Saks in NY yesterday and she couldn't help but notice how empty it was despite the "great" deals.

    Now if the NY Saks is empty then.............

  4. The lack of a traffic signal at the entrance to Kroger is a deal-killer for me. Making left turns from or onto ShadowCreek Parkway is a risky venture.

    Note, that the new signal at Business Center Drive/SC Parkway will suffice. You can turn north onto the portion of Business Center Drive that goes along side of Bucees. Follow that road (don't go all the way until it ends or you will end up behind the strip mall where the delivery trucks service the store) and take a right and go behind Bucees and it will take you right into the Kroger Shopping Center by the Kroger gas station. No problems. They have a lot of in/egress points. I haven't had any problems accessing Kroger or SC Parkway leaving Kroger.

    As an aside I am happy that we have options on this side of 288.

  5. had a chance to stop by the new Krogers in Shadow Creek and the new HEB off 518...I prefer the Krogers much more compared to the HEB as the HEB was too chaotic and bunched up while the Kroger was laid back and spacious...

    once more people find out about Kroger it may change but they have my vote now....

    when will the Luby's open?

    I'm with you. I was wondering if anyone else felt this way. The Kroger experience is much more relaxed, IMO. The store is cleaner, more manageable, and not as crowded (which might be my primary reason). I am not too price conscience so I will go for the better experience. HEB's crowd/ran-sacked(sp?) store is starting to remind me of Super WalMart.

  6. I went to the groundbreaking on Thursday. It was really interesting and they have already started digging out the canals. Had a chance to meet the developers too. Really cool people with Historic Real Estate.

    For inquiring minds. Can you elaborate on what you thought was "really interesting"? I know that the development team is working hard (as I see the same cars parked at the trailer day after day), but do you think this thing really has a chance? Did they throw out dates? Phase descriptions? Tenants (signed or otherwise)? Moving dirt is a good first step (which shows that they have some financing for the soft/hard costs up to this point), but the real commitment of resources is evident by the installation of the infrastructure (IMO).

  7. The sign is fairly new but construction after the foundation has not progressed for long time...

    Looks like both the McCallister's Deli and the Le Madeleine (sp?) are out. See the link below for an updated site plan. Oh and uhm, Which Which does make good sandwiches. Has anyone tried Lenny's Sub on FM2234 (across from the 4 Points Sheraton), not bad either.

  8. disappointing. guess I'll have to wait for Water Lights to get some better dining choices.

    You know I felt the same way until I thought about it more. My wife and I (no kids) enjoy "nice" restaurants and we frequently go inside the loop or First Colony for that. What happens when we have kids and we need an environment that caters to that. Vic & Anthony's, Oceanaire, Americas, or Pesce is not that type of establishment. Being that Pearland is a town full of married w/ kids type of households, these places will serve that population and thrive. Ever noticed how packed those "whack" chain restaurants are on the other side of 288? The town center is catering to the full family, not just the adults.

    Also, for the grown-and-sexy crowd there will be a wine bar type of business in the town center.

  10. My in-laws thing Cracker Barrel is the greatest thing in the world. Definitely country food. I don't mind it, it's reasonably priced and they have good biscuits. I could do without the junk store at the front of them.

    They need a Wings 'n' Things...I'm generally anti-chain, but of course I'm addicted to the worst possible chain out there. That and Burger King. Yeah, I have issues.

    So you're the reason that BK is opening on 518 in front of the Pearland TC. Off with your head!!

  11. why not? Each of these "master planned" neighborhoods have ways to get in there.....the back of shadow creek is an example...

    Rodeo Palms intended to be a high end community but realized the market is not out there for that type so they sold their lots to mainstream builders...

    not sure of pearland's zoning but mock my words, those type of developments will be out there to make a quick buck...there's a reason why the tax credit apartments pop up on all sides of town

    I think that the two of you are talking about two different types of housing. You, HBCU, are talking about tax credit mulit-family apartments (which I don't think Pearland will allow on the westside b/c of zoning and the process to change it) and the other poster is talking about those "affordable" single family homes that say KB Homes is building North of Beltway-8 (near the City Park area). Either way I personally don't see either of those types of dwelling being developed in the Shadow Creek (i.e. westside) area. This master planned community will stick to its master plan.

    Again, the key to these types of developments from not happening in Pearland is zoning. Shadow Creek/ST are the only parcels zoned for single or multi family dwellings between Beltway 8 and 518, 288 and Almeda. Everything else is commercial type zoning. In order for someone to build anything different they have to seek a variance request to change the zoning. That's where it will get hung up or else they won't issue a permit.

  12. I think the answer means more than that. I am just trying to keep it real.

    Sometimes, in someplaces, when our darker skin bretheren move into a neighborhood in numbers, (let's say using your numbers) for instance, if the number goes over 12% some people (not just white folk) get uncomfortable and move. At some point this trend multiplies because for whatever reason a certain portion of the populous likes to live with people they are comfortable with. So now the demographics for that neighborhood are near the 40%, 50%, 60% and all of the sudden no one feels comfortable, (There are burgalur bars on the windows for instance) so everyone who can moves down the street to the new shiny neighborhood (into the biggest mortgage they can afford, out of fear) and the original neighborhood continues to decline. Fear becomes reality sometimes by our actions.

    I am just trying to be candid about people's opinions I have heard about the area. I really hope this development revitalizes the area and people of all colors continue to move there and create there own reality of west pearland. I think the heads look corny too, hopefully once they are incorporated into a theme and some landscaping they will look patriotic? I asked a guy at work about your population quiz, he guessed 26%

    Not everybody goes as high as 40% - 60%, but even 26% (odd number to guess BTW) is over twice the reality. Still interesting.

  13. They were surprised and or turned off by the number of african americans living and or shopping in the area.

    Interesting to say the least. I have noticed a plethora of all races in and around Shadow Creek. I can't say with certainty that there are more of any one race than the other. I do feel that some people get turned off if they see even one black family lurking around. What can you do? Clearly the "powers that be" don't mind investing in the Shadow Creek area, so it must be more than skin color that drives business decisions.

    On a side note I've asked a few of my Caucasion brothers what the population of Af. Am. is in this country. I get answers like 50%, 40%, 60%. The reality is that we are less than 12% of the US population. Why do you think that they were so far off? The answer might give you insight into why some people see "the brothas" and think "there goes the neighborhood".

  14. You just explained where the "less appealing demographics" brerrabbit mentioned come from. Honestly I have several friends that have looked at moving to the area and this is the biggest deterent for them. They are surprised driving into Shadow Creek Ranch at the "diversity".

    Can you elaborate further on the "diversity"? Surprised good or surprised bad. Good meaning: they thought it was all one particular demographic and then they saw more of what they didn't expect. Bad meaning: they thought it was all one particular demographic and then they saw more of what they didn't expect. Fill in the blanks as necessary.

  15. Today's Chronicle had a local area magazine advertising the new Gringo's coming to Shadow Creek Ranch. Any idea where it will be located?

    I also know that Pappas owns land on 288 & Cr59, but more and more I hear the rumour that finally they will be moving ahead with building a restaurant. It will be a Pappasitos, but I wonder if they have plans also for a Pappadeaux or Pappas BBQ. Any idea on timing?

    Taco Cabana on west Broadway is almost ready. I guess my days of relying only on Whataburger & Ihop at 2-3 a.m. are almost over.

    Gringo's will be located at the Pearland Town Center....By the end of the summer there will be a slew of new eating options west of 288 (Not to diminish the eateries just east of 288). Once they build the gym in the Shadow Creek TC it will be hard for me to go on the east side of 288. I live in Shadow Creek.
