I hadn't checked in a while but saw some easements grated between 7200 Main and AT&T and then the City of Houston: Looking at the easement with AT&T, it appears to show some reconfiguration of easements but, more interestingly, it also seems to indicate the planned road layout. The below documents indicate a new street parallel to Main from Greenbriar to Pressler, and then an extension of Glen Haven (?) from Main to the new street. The easement filed on 5/27 to the City of Houston references the parcels corresponding to the new streets (AY17-265B and AY17-265A). It seems like this one is quietly (and slowly) moving along...
  3. Somewhat unrelated, but does anyone know anything about the building just north of this property? Looks like an old office building with all of the windows sealed off - I had always assumed it was some kind of storage, or somehow related to the body shops nearby but have no idea how it would be. Looking at it on google maps there is very limited access to the building, even on the back side. Seems pretty bizarre for what is a good location
  4. Does 1.5 million sq ft incorporate all buildings or just those reserved for the colleges? If I recall, they were going to leave open spots for industry players...   5. On Medistar website now, includes a render from south heading north on Main. I'm personally pretty excited about the at-grade retail + green space...retail in particular is sorely lacking in the area. So now Medistar is not only developing this but they are also responsible for Intercontinental, Latitude, and Innovation Tower (assuming it happens)...plus will now own A&M's current plot across the street? Impressive.. I can see them and 7200 Main Corp (Coventry) being interested in the Shriners Hospital land https://www.medistarcorp.com/in-development/

I think all we know at this point is that the secretive developer (same developer as Springwoods Village) has now acquired and cleared the parcels to replicate the footprint seen in the prior renderings. The renderings we originally saw were from HOK and part of a design competition several years ago... Some from Gensler have also floated around... From what I've read, they had to present development plans to get the fill & grade and water/waste water permits that have been issued over the past year or so. So something is in the works, but what exactly is anyone's guess. This is a huge plot of land along Main near TMC and near some big upcoming developments (TMC3, new A&M development, new Medistar tower, whatever is happening at 1500 OST, etc) so...yeah, it's potentially something pretty amazing . Hopefully the recent movement here means we hear something soon
  7. Sorry for the quick follow-up, but obviously tearing up N Braeswood would indicate they were granted the request for street abandonment from a couple of years ago. I checked the Harris County Clerk's website to see if it showed up and just found something else interesting... For some background, I've always noticed that the "Main Place at Greenbriar" plat (owned by 7200 Main Corporation) ended at a strange angle at Main and Pressler, as shown below. However, in all of the 7200 Main renderings we saw a few years ago, there were buildings and development along Pressler as well: For what it's worth, it appears that 7200 Main Corporation purchased ~0.8 ac from TMC out of the "Doctors Center" plat on 12/5/2019, and as best I can tell from the description this does appear to be additional land along Pressler: Maybe someone more savvy with coordinates can read the file and confirm, but either way it does appear that Coventry is finally moving on with development! It would seem getting the additional acreage along Pressler would be beneficial regardless of whether we are getting anything remotely close to these renderings, but obviously there is something very large in the works here...
  8. It was quiet for a few weeks but today I noticed they were in the process of tearing out that segment of N Braeswood Blvd... Also noticed some stakes so it appears things are still moving along

Can't wait to see this area in 5 years or so....this development, 7200 main, TMC3, new Medistar Tower...can't even imagine the added traffic but nice to see residential components in some of these. Anyway, I'm not sure if this is news or not, but apparently they are also selling the A&M Health Science Center at 2121 W. Holcombe.
  11. Glad I'm not the only one wondering...that wrecking ball seems ridiculously tiny. Maybe this is a needed step before imploding? I can't imagine them knocking down the entire thing this way...

  13. Checking prior meeting agendas, this amount has increased throughout the year. $250 million in January, $325 million in April, etc... $625 million is such a significant amount, just seems weird there is nothing else out there about it

Not thrilling but at least some activity... For such permits to be issued/approved, would they require an actual plan for development? I've wondered what impacts the post-Harvey flood regulations may have on this property, and noticed that the fill&grade permit was submitted just before they took effect. The thread on the Holcombe & Main Property got me curious on this one again
  15. Haven’t included a pic from my phone before but hopefully this works - per the school’s website, they will be moving to an interim campus. This FB post mentions they will be listing several parcels with JLL but sounds like the new campus is proceeding. Also note the mention of developers who own current school “proceeding with development.” That’s 7200 Main. At this point could just mean demo of school but...who knows
  16. Google streetview supports this - the panels were there in March 2008 and gone in September 2009, so Ike was the likely culprit.
  17. Those missing sections of facade in your last shot there have always (well, for at least the last 6 years I've lived in area) been missing. It looks like the offsetting slabs were reinforced at some point, so I've always wondered just how secure it all is...   19. FWIW, property is fenced off and apparently some pretty serious demo work going on (Precision Demolition). Unclear if this is going to impact the exterior, but at night it's pretty evident they are doing extensive gutting

  21. I’ve been seeing this on my neighborhood walks but could never find anything on FAA site in regards to height. A pleasant surprise on the size edit: 8 out of 14 floors for parking seems odd for an office
