    I for one am happy that the rendering floating around of that epsilon/W hotel was not for a real project. Maybe we can get something really cool on the 2 remaining lots.

    Townhomes are not urban all? Why do you think they're called "town" homes? Every dense, walkable city has blocks and blocks of townhomes, including NYC, DC, Paris, San Francisco...

    Shell just completed two 12-story budings in the Energy Corridor. Would they be relocating employees there?

    It does look very much like the Hines market square tower. Does anyone know who is the architect for this one?

    The earliest examples of this style of development I can think of are Hanover's Sabine Lofts and Lofts at the Ballpark, they are about 15yrs old now and still in good shape. In fact, the ballpark lofts sold a few years ago - for the second time - at what was considered a pretty good price. As long as they are well maintained, sell every ten years or so, and the new owners keep updating, there is no reason they can't be in good shape in 40 years. Quality of construction and materials matters though. Post's Midtown Lofts had a bunch of issues with the EIFS getting water in - in that case they seem to have been properly remedied, but it may mean fewer updates in later years...

    The story mentions that Hines has another development in the Galleria. Does anybody know anything about that?

    No zoning also means no planning; since it can't get enforced. Cohesiveness doesn't happen by itself.

    This could still be just a rendering for a proposal that went nowhere. Do you have any info that confirms this project?

    I can imagine when the RE team goes in front of the capex committee to request additional funds for the redesign: "I know we are billions of dollars over budget on other projects, but we really need more money on this one, the haifers don't like the design!"

    I dont necessarily like it, but it will fit well whithin its context. It does look better than the original drawings though.

    The buildings are OK; still, it's one of the best developments outside the loop, IMO. There are better looking buildings, but this will create a nice campus and view from the freeway.

    All I can say is that it's an executive based in the woodlands, with strong connections to local businesses. She did say it's the rumor on the street, no confirmed sources.
