    So what? Known Hood spots don't deserve to be on this corner? Is it going to cheapen/tarnish the area? Is it Only for the upscale, glitzy establishments?  Well who says they can't make a nice Timmy Chans or a nice Frenchy's?  Avenida Houston is meant to showcase Houston's eateries into a walkable area. Not just those restaurants who's Chefs have gained national spotlight.

     

    Well you can blame that on what we all have been trained to believe from these "urbanist" ideas usually from following these forums on what we are supposed to think good urban development  means. I guess a similar situation would be how disappointed every one was when they put a Forever 21 and a Payless Shoe Source inside the Galleria Mall that time.

     

     I'd like to see a Frenchy's or something go in as much as the next guy. True, my mind was thinking from the viewpoint that a common "hood" spot may not be welcome by those with money right next to a brand new 5 star convention hotel, luxury apartments, and nice luxury dining like The Grove, XOCTL, and Grotto.

  2. The inclusion of an elevator doesn't mean anything. It's an ADA requirement, also I wouldn't take the giant stairs coming outwards as a indicator that something will be developed there. It's more poor design. I would personally love to see something happen there, but it is not really a priority for the city and really isn't deserving of development at this point in time. We need to focus on making midtown better and actually develop the east side of downtown. I think once all of that is fully in progress then we should focus or attention there. There is such a disconnect between the rail yard site and downtown and until that is addressed I don't think it will be a very successful project. You need much more than a transit stop to make it well connected. That being said I think if they got a proper architect, and had pedestrian, bike, bus, car, and rail connections to downtown this would be amazing. Without those factors it would be severely lacking and be a sort dissconnected island. Which we have to many of already.

     

    Look i'm not a professional, nor am I going to try to pretend like I am one. But my one question for you is, in a city where many different projects are happening in various parts of the city; midtown, downtown, uptown, rice village, medical center, memorial city, upper kirby, etc. Why does the city only have to be limited to midtown and eado in terms of focus. They each have their own management distrcits ie midtown management district, and east end management district.

     

    I understand all of that. All of the improvements you mentioned are apart of the Transit Corridor plans the city introduced some time ago.  Without those numerous connections to downtown (pedestrian, bike, car, bus, and rail) it will be never live up to its full potential. It will become just another Houston island. Take for example highland village or greenway plaza. Imagine how much better highland village would be if it were in a more walkable, connected, urban setting. Greenway plaza is even worse, they are building a lot of housing along richmond and in the surrounding areas. This makes for a completely miserable experience. You are forced to use your car to go anywhere, there are no real walkable options. This is why I believe that there needs to better connections to north downtown and to the site. Also the architecture and planning visualized in the rendering is completely mediocre for a site with such potential. 

     

    The better connection problem you speak of is already happening with the opening of the North rail Line being the first step. I could be wrong, but i think the improvements/expansions UHD made a few years ago was also apart of that first step. I'm thinking they knew that area would possibly become something when the openings of the rail line finally came through. Those pedestrian/bike plans will be an easy addition after that.

  3. i hope it this project hasn't been scrapped. It's frustrating because it was supposed to begin last fall (2011) and still no word of anything. I'm wondering if this might be going the way of the High Street project. I remember years ago they were saying that the High Street development was going to add new apartments or condos which would cause the Westcreek apartments to be razed, Well? Here we are 5 years later and still nothing.

    It would be awesome if this RS happens, and along with the new "Central park" concept nearby. It would be a true urban paradise.

  4. Whatever happened to those golden plans to hang bright large signs on H/P? That seemed like it would help people see the establishment better. I never realized how enclosed this place is. It would've been a better idea to have it facing out toward the streets rather than having loading docks facing the street. That was stupid on the developer's part. All I got to say is, I hope Houston19514s right and this doesn't take anything away from what's there currently

  5. seriously? what is taking so long just to build this walk bridge? It seems there's alot of street improvements and freeway overpass construction taking less time than this. It's not even going to really enhance the look of the area.

  6. I am in love with the new Wells Fargo lighting. I think a few more buildings should support the WF building and light their buildings up creatively as well. Just as long as they don't bring back the beige white christmas lights like someone C2H stated on here earlier. That was so uncreative and lame looking.

  7. i really hope this happens too, but like Kimberly i too am a tad pessimistic that this will go all the way. It seems in the past whenever Houston has the opportunity to do something great, it's always drops the ball. I hope and pray things will be different this time around!

    BTA (but then again) maybe this will go the way of HP and actually get approved!

  8. Man this a damn shame. I was wondering why the one thing i was looking forward to was taking so long and kept getting pushed back. I'm just wondering how the development ran out of funding when they backed out on building the condos that were supposed to be built over the thing. They didn't have to pay back the 154 million that they secured on the original plans before it was scaled down. What gives?

  9. i attended a breakfast forecast the other week and the speaker gave a great analogy.

    our current financial 'crisis' is like a cat litter box that hasnt been cleaned in over a month. all they are doing is tossing some new litter on top, while the excrement is still there. until someone gets their hands dirty and completely cleans the litter box, it will continue to stink and only get worse.

    So what are you trying to tell us?

  10. I think this is a prank on HAIF, swamplot & similar sites. Probably by some bored employee in an architecture firm killing time before he gets laid off.

    No it's not a prank, but its not written in stone yet either. All you have to do is call their number listed on the site (713)266-9200, at least it proves its not a hoax.

  11. Ok i called William Denton/Geoffrey Jones Office at 832-320-1201 and spoke with the Secretary. I've been goin crazy over information about the Video Screens. All she was able to tell me was the plans were originally in the works and is still being looked at happening in the near future, there's just no installations at this time.

    The last few times i called on thie issue, the people who answered the phone had no clue about it!!!

    Maybe they're waiting on more tennants to finish opening up. But i thought the meeting w/ City Council said that they only had 4 months (opening day) to get them installed. What's the deal I wonder????

    BTW good news about the office tennant. Of course i'm only excited about retail tennants at this point!!!

  12. I do wish they could've landed better tennants and hope they do in the future. Some of you all are talking like its over. We still have alot of retail space left in the pavilions, not to mention the remaining retail space on Main Street to fill up.

    It just beats the hell out of those ugly surface lots that were there before. I'm reserving my judgement for this place until the Spring when everytihng is finished.

    The only thing i'm disapopointed in right now is the lighting on H/P. The developers were talking like it was supposed to be so stunning and extravagent. They were saying that they were going to bring video screens and flashing lights.Now when I call the HP number on the website, the employees basically are unaware of those plans which now don't sound very promising in the future. It currently looks boring at night.
