  1. They are currently up to 37% in presale. Also, don't forget the urban street level retail/aparments that will go up across the street. Also, now the page parkes building has been torn down, the land can be sold much easier if the condo tower doesn't get built. Maybe the Hannover Company (built 1200 Post Oak and Dominion in uptown and building the apartment tower in Riverway) can build another apartment tower that could be eventually turned into condos.
  2. I used to live right by there in the OakLane apartments. They were converted to condos. For the price of one of their apartment condos I bought a patio home by TC Jester and I-10 with more room. I'm glad to see this area finally moving. I remember when speculation was beginning about building this on the site of the tennis center.
  3. I've been here for 3 years. That's why I haven't probably seen a Weiner's here. Many of the ones in Louisiana have closed down too.
  4. I think we had a thread somewhere about the buyer. I think the proposal was for some sort of mixed-used concept. I understand you point about the parking, but I doubt that would happen unless the county pays the developer for it or if the developer builds some parking to charge for events.
  5. Here we go again. Let the pessimism rain. There are no signs that this project is faltering. The final peice the developer needed to move forward went off without a hitch: the city approved the TIRZ changes for the project. Also, Houston has plenty of project starts within the last two years. Why wouldn't this project move forward? Just saying so doesn't really mean anything. Do you have evidence that the project is having problems? (probably should ask houston-development) Everything I've seen so far seems this project is on tract. I guess I should go and puch a hole in one of those parking lots, take a picture, and post it on here as the construction starting. While that make some of the pessimist happy? thefireguy, most large scale projects will pay architects to perform a general design before they have any assurance the project will move forward. What the architects produce is used to help sell the project to investors and financiers. Also, nmainguy: I think you have a good point. I think the Pavilons projects have picked retailers that have staying power. Virgin record stores generally have an appeal to them and having only one in the city will only help them stay open.

  7. My experience with Virgin (in New Orleans) was three large floors of a large selection of music. I found artists i could only read about on the internet and hope to download a song from them. There are a lot of music choices in Europe and the rest of the world that you typically don't have access too that I was able to get too. In todays world with Amazon and other internet retailers, you can get almost everything. This is why I think the music store concept in general is not too strong unless it can offer more than just CD's.

  9. Tower was pretty good too. I've been to the new orelaans one several times. The Virgin Store just had a better location in the Jax Building. Put it this way, people who buy CD's at BestBuy and Wherehouse have been missing out. Soundwaves is even a little pricier and so it FYE.
  10. Within a year for some posters on this board is eternity. They'll start posting that it's never going to happen unless something happens the day after the developer acquires the land. The pieces I'm talking about: demolition, site cleanup, and getting all permits. I'm wondering if the city will require detention since the site is fairly large, maybe they'll claim the are not putting any increased imperviouse cover and not need it. I'm all happy for this project. It will make the Greenway Plaza area like it's own mini-uptown.
  11. Virgin is actually fairly competitive. The only place that would probably sell cheaper I think would be Wal-Mart. Of course Wal-Mart's selection is little thinner. When I lived in Louisiana, I used hold off on buying CD's until I went to New Orleans to go to the Virgin store since it was cheaper.
  12. The land sale has already been agreed upon. Now it just the wait time for all the other pieces to fall in to place. I haven't seen any timetable. I'll guess we'll know something when construction fences and demolition crews show up.
  13. Good thing it closed. It only means that we may eventually get something better. Astroworld is not the first amusement park to close down. It actually opened when another popular park near Gulfgate was set to close. Also, Six Flags or any amusement destination is not beholding to whether the people want to keep it open. Any amusement park is based on money, if more was to be made by selling, then it is so. If some sees a need for an amusement park in Houston and has the money to invest, we'll see another get built. Probably in a better location with potential extra land for expansion.
  14. The drawings of the proposed development looks great. It would really fill in the area and make is a real urban place. All the apartments along Cummins could easily supply a steady pedestrian source. The area already pulls in a crowd for the Edwards cinema. This will give them more of a reason to stay in the area.
  15. It's not troubling at all. No employer is requrired to provide benefits. Benefits are a way to entice someone to work for you. Wal-Mart doesn't have a problem finding people to work for them. I don't know why people get the perception that your employer to should pay for everything. And if you employer does, imagine if he would just not pay you and transfer those cost to your salary. You can get your own health care and retirment and do it better.
  16. How much about this team do you know? I don't see much of tract record. I just hope the price point is reasonable so the presales are good. They are doing presales and not reservations, right? Anyway, it will be interesting to watch.
  17. Will this be a Target or SuperTarger? I've been hearing things on both sides. If anybody knows for sure, let us know.
  18. The circle is a hot-water heater. The one-bedrooms have a stackable in the bathroom. The larger floorplans have side by sides in a closet near the foyer.
  19. You know, I found out the other day that Lakewood doesn't own the Compaq center. They are leasing it from the city. The original plan was to put Lakewood where the new proposed downtown park is going to be. The city squashed the church's proposal to by the land and bought it. Lakewood entered an agreement with the city for the Compaq Center. So techincally, Lakewood could eventually move out of there.
