  1. Houston Center has got to get rid of those hideous posters and add more windows!
  2. Hey all, there were some environmental problems with the site that had to be remediated. It caused groundbreaking to be delayed a couple of months. Closing date is set mid-December and construction should start after the first of the year.
  3. This project will be semi-affordable ($200 psf). Morris designed it and from the looks of it, it should be pretty cool.
  4. Greenberg has a reputation for doing things cheap. It's too bad that a building with some real character has been made into an eyesore.
  5. Well, Hines has a good reputation for developing "architecturally significant" structures - Pennzoil Place, BOA, Williams Tower, etc. Hopefully this new building will carry on that tradition.
  6. This one will probably take a while since it's not in the hottest part of Midtown. But, it will happen and the developers are dedicated to urban projects. They are also kicking ass all over Midtown. In the next few months we'll see some cool stuff in the 'hood.
  7. Yes, and then some. Urban Partners (West Village in Dallas, 2nd Street in Austin) along with Gables is developing the project.
  8. This one's breaking ground in a few months and will certainly blow the socks off of any urbanist, fashonista or foodie. Trust me.

  10. Well, I just got back from the meeting unveiling the plans for the new downtown park. Amazing is all I have to say. A 2-acre pond, huge lawn, amphitheater, gardens, fountains, underground parking, two (possibly LEED certified) restaurant buildings, dog park, lots of native trees, market area, etc. They are moving VERY quickly on this thing and it looks great. There are things happening downtown, but it takes time. As much as we can kick and scream, the market still has to drive the bulk of the residential and retail. It's happening, albeit slow at first. P.S. Houston Pavilions is working on revising their plans based on the feedback from the Downtown District. They're still looking to announce this fall.
  11. Not only did the City quickly vote on a TIRZ for those 3 blocks (which is somewhat unprecedented), the county and city kicked in another $16M for the project. If it doesn't get off the ground, it's not the City's fault. The one thing that is lacking downtown at this point is incentives for residential projects. I personally believe the City should give incentives to projects that include affordable units. Downtown needs density and the best way to do that is building moderatly priced units. With the price per sq ft of the land, though, it's almost impossible without incentives.
  12. Pretty cool sales office. I heard they sold almost a dozen this weekend. The amenities are great - large pool, roof deck, nice fixtures, two bathrooms standard even in 1 bdrms. I just like that the project has such great views of and access to the park.
  13. I've eaten there a couple of times now. I like their food, but it is a bit pricey for what it is. For a fast food burger, though, it's pretty darn good.
  14. Maybe in Midtown, maybe along Main downtown. There are several scoping out locations right now. By early 2008 at least one should be open. I'm curious to know where you guys would like to see a movie theater.
  15. Theaters want in but they A) Can't pay the $35 - $40 in rent; Bring a "less desirable" demographic; and C) Are expensive deals to engineer when residential components are involved. But, ....we might see a theater open in a different location nearby...
  16. Houston Pavilions will not have a movie theater. The econonomics don't work.
