  2. I thought maybe this was the case, but I didn't want to speculate too hard because I wasn't certain on the exact rules. But I don't think I've ever seen them really comment beyond "thank you" or to ask a clarifying question, no matter what the comment was. It really does show pure ignorance on Redditors' parts. What, do they want them to bar certain people from being allowed to comment? I mean...
  3. I take any and everything posted on Reddit with a massive grain of salt. I need to watch this board meeting to understand the context (And I've been so busy I haven't gotten around to it...), but it sounds like OP of that Reddit thread heard some anti-transit groups making comments on the floor at the meeting, the METRO board didn't reply to them, and so now s/he's extrapolating that to mean that the METRONext projects are in danger because the board's "silence [on the comments] speaks volumes". People are over there getting whipped up into a massive frenzy and you get the usual regurgitated Reddit talking points/ unhelpful sarcasm in the comments, and anyone with common sense gets buried in the hysterics. 🤦‍♂️

  6. Where are you reading about these studies? That's really interesting to hear about a University BRT expansion, but it makes sense, since the current plan is to go all the way to Westchase. Trying to ascertain things from Ft Bend Transit is tough, because their online presence isn't very good. They (Ft Bend) have talked about a P&R in Cinco Ranch area on Westpark/1093, though, but that was a couple of years ago.
  7. Ohhhh. I definitely agree with what you're talking about, @__nevii. I remember for years and years people trashed Houston's lack of zoning- it was not seen as an enlightened, good, progressive thing to do. It was downright denigrated. Heck, even up until pretty recently, I'd see otherwise "urbanist"-leaning people on places like Reddit slam Houston's mixing of uses showcased our squashed-in SF townhouses next to commercial buildings as if it were some kind of...problem? Like...what is the issue with it? "It's ugly"? Who cares? It's not like it's gonna be there forever- give it 20 years and a whole neighborhood can radically change here, but is that really a problem? People buy them, and they keep getting built, so there must be something there that's working. I don't want to be inflammatory or necessarily prescribe malice where there may be none at all, but sometimes I wonder if it's some sort of prejudice- whether it's on the basis of class or race or whatever. Surely it's not just because we're in Republican-Red Texas, because as you've mentioned, Austin doesn't get the same level of denigration, and everyone knows cities generally tend to lean some shade of Blue no matter where they are (with some exceptions). So, what gives?
  8. @asubrt Those are definitely my favorite three at POST. I am really excited to see Golfstrommen do its buildout on the rooftop. My husband has tried every single restaurant at POST (not me, though...I'm not quite so adventurous) and these are his three favorites, too. @editor You should give Chòpnblọk a try! I really like them a lot, but I'm all-in on things like curries and the like. I think they want to be a very casual introduction to West African fare, at least that's been my impression of them. They were doing samples for a while there, I'm not sure if they still do. It's how they got me hooked on it. :)

  10. I like to reply to political spammers and really get them going. Sometimes there’s a real person so you can get some entertainment out of it. I’m pretty sure I pissed someone’s election campaign off, though, because I get near-constant spam calls now rofl.
  11. I don’t know what leg the AG thinks he can stand on here because from what it sounds like, her case falls under the life/substantial bodily harm exception (because of the likely impact to her fertility). It seems fairly cut and dry to me. What a tragic situation for her and her family…

  13. I’m curious to know how Lyric is doing, speaking of food halls. I always like the way they do their lighting displays. It seems they’ve have at least some turnover, but I don’t know how many of their current concepts are original from when they first opened. Definitely it has a different atmosphere and vibe compared to POST, and the two are fairly close, distance-wise.
  14. That said, you have POST which appears to be doing very well. There’s been some turnover, but honestly nothing I’d consider unusual for the cutthroat world of F&B. But they are absolutely packed to the gills with programming (they blow up my inbox all the time with new events and stuff, haha) and offer something pretty unique that draw a lot of people in from all over. They also appear to market very aggressively (I went to their Christmas artisan market last week and there were even highway signs advertising it. The whole place was really busy). I wonder if these other places can’t learn a thing or two from Lovett on this one. The only thing I’d say POST has struggled with is office vacancy. (It’s over 50% IIRC) But they’re converting some of that to restaurant space, which may signal that they’re willing to adapt and be flexible when their plans may not have gone as envisioned.

  16. Some interesting tidbits from October’s Downtown TIRZ/DRA meeting about the Office Conversion Study. It was very interesting, they laid out three cases and highlighted the challenges with each one, and made some recommendations for how this could be feasible. (Pages 77-122) https://ctycms.com/tx-houston/docs/231010-dra-tirz3-board-packet.pdf They studied 708 Main, 1415 Louisiana, and 1021 Main. They talked about how accessing federal funds will be easier once these buildings hit 50- which a big crop of them are set to do by 2030, and over 80% of them will be so by 2036. That matters because it’s eye-wateringly expensive to try to refit some of the weirder buildings to make them work for residential. Anyway, some cool stuff. Sounds like 708 Main would be a pretty good candidate for conversion earlier than some of the others!

  21. Looks like the Winter Wonderlawn light display is going to be a ticketed event this year. From 11/4, the rooftop park will be ticket-only after 5pm. Prices right now are like $7 for Mon-Thu, and $10 for Sat-Sun. Kids under 5 are free. Prices are set to increase after Thanksgiving It looks like it will be running from 11/4 to 1/14
