  1. Business center and SC Parkway is a death trap. People are always making stupid left turns of out of bucees. Speed limit is still 45... used to be 60 of course so that's what most people are still doing. But slow down even more than that! Oh, and be smart about when you go to Bucees. I never make a left turn out of there. I always stop on the way home so it's right turn in, right turn out. And that's what I'll do until they put a stop light there.
  2. It's hard to believe Shadow Creek Parkway will remain a 2 lane country road for another four years. My biggest concern is that they will be putting up stoplights soon, out of necessity for safety, at the Marketplace entrance (east of Business Center drive) and then another light at Business Center drive. Perhaps a third at Reflection Bay. With only one lane in each direction, we'll be headed for gridlock at the busy times of day. It also seems to me that they should be doing 6 lanes on 2234 right away instead of going from 4-6 a few years later. I feel they could spend a little more money up front to save a lot more on the back end. But I certainly don't understand city finances. The way I read it, they project $11 million to go from 2-4 lanes and $20 million to go from 4-6 lanes on a shorter stretch. Probably some inflation in that.
  3. I was at the PTC on Wednesday night and found the traffic to not be a problem at all! Everything ran very smoothly especially if you were an SCR resident. Getting across 288 to go back to silverlake looked to be more of a problem due to the short light going east on broadway. I guess there was a fair amount of traffic for the people who decided to do a driving tour by going straight through the center. But that would be silly, right? I parked on the side of BJs and walked to all the stores in 3 minutes. My wife and I put in a reservation at BJs, they said it would be an hour, so we went for a walk around the complex and enjoyed the look of things. Went to B&N, bought a book, walked back to BJs 40 minutes later and they seated us immediately. It all worked very well. I think it's funny how the biggest traffic problem with the new mall is actually the short light to get over to the silverlake side, which has always been a problem. I just left the mall via Kirby and it was easy.
  4. Finally someone who gets it! I did a loop around around PTC the other day and yeah, it looks nice. Not as many high-quality stores as I would like but that's the way it is. I'm just happy to have a bookstore finally. Sometimes it's just necessary to browse instead of dealing with the cold Amazon.com.
  5. I actually don't see Berryhill listed on the maps... Overall, I'm still slightly disappointed by the list of stores. I'm over the age of 21 so I was hoping for some more adult stores than Chico's or Hollister. Specifically, it would be nice if there was a Jcrew or Banana Republic. But thank goodness for a book store!
  6. I like BJs in Clear Lake for their beer and pizza. That's worth it, IMO. Most of the stores at the PTC look more high-schooly than I would like but whatever. I'm just happy there will be a Macy's and a B&N. Truthfully, I don't go to ANY store on a regular basis or an infrequent basis for that matter. There is this new-fangled thing called the "Internet" that ships stuff to my door.
  7. It's not a mall, it's a "lifestyle center." The entire complex is really starting to take shape. While progress has been quick lately, July 2008 is a bit optimistic, in my opinion.
  8. The Beer Guy at HEB told me yesterday that HEB will be getting their new liquor license on 12/20 or 12/21 at which point they will be able to greatly increase their beer selection. I was unaware that the current laws prohibited quantity (and thus quality) of beer. Absolutely fascinating to me. Or maybe it's certain brands that are deemed inappropriate for the general population? I don't know. But the beer guy seemed pretty stoked about this and was telling everyone who was pondering the beer selection choices. I don't know if they'll be able to sell wine the same day or not. My priority was beer last night and wine slipped my mind.

And a new Lowe's, Fingers, Macy's, and Dillard's to just name the big ones and nothing to say of the other 200+ stores going in between beltway8 and Southfork. 288 is nearly a clean slate right now as was said. There is time to make 288 work right for Houston for 50 years. But that time is running short.
  10. Spot on. This development seems nice but as mentioned, Pearland TC and the Spectrum will be more attractive. This area most needs a bookstore. I believe Pearland TC is getting the Barnes and Noble. I've read that Spectrum will get a "large national chain bookstore." Sounds like Borders to me. Anyone been to an HEB+ before? I hear they sell everything under the sun. I imagine a Target with a greater percentage of Grocery and some Central Market influence.
  11. They've broken ground... let's give this new development its own topic. Transwestern broke ground on November 27th for the SCR Town Center, which includes the HEB.   12. I've been to the tunnels once, ate at one of the Treebeards. I think there is some interest in the tunnels because you pretty much have to work in a building connected to them to ever make use of it. If you work anywhere else, it's a special trip during normal work hours to see it. Which is what I did. My fiancee was working downtown at the time so I took a long lunch and checked it out from Clear Lake. I think of the Chase observation deck in the same way. Only open during business hours??? Huh?
  13. Yes, please keep us posted. If HEB can't have a substantial wine section, I really have no clue what they'll use all that space for. They'll need a car dealership in there. I hate having them scan my ID.
  14. It would be really nice if they could use some of the massive space for wine, as the article suggests Plus Stores to have. But that's not possible in Brazoria, is it?
  15. Ahhh... I thought some of their pictures looked familiar. They do the Wisconsin State Fair and Summerfest each year. I can't say I've ridden any of their rides for several years but certainly when I was a little kid growing up in Wisconsin each summer.
  16. It's all residential. With two lifestyle centers to straddle 518 on the west side of 288, they won't need much more shopping. I don't know who owns all the land in SCR but with the way the homes have sold, it was a no-brainer to expand. I think sales are around 2000 homes a year and expanding. Phase I of SCR was 6800 homes. I think the first home was sold around October 2004 but I'm not sure. I know Perry was the first home to sell in SCR (big surprise). So you can do the math on how fast it is filling up. I just saw another map that lists SCR as 8000 homes but they have a new section on the west side of 521 but I have never heard about that. I only know about the section bordered by 518 extended, 521, and Kingsley extended. Also, I did see some big trucks over there yesterday so it must be starting.
  17. Ok, a few updates on this... I went to Crosswell Greenwood's site and they have some more details on the plan. Here is the direct link to the pdf: SCR Village Remember, this is the planned retail center at the NE corner of Kirby and 2234. They are showing a Walgreens and a Kroger's there. They even changed the little sketch of the buildings to say "KROGER" instead of "GROCERY." Also on their handly little retail map is the proposed HEB at the NW corner of 518 and 288. So there you have it. I don't know how long it will take to build either of these but it appears that they are in progress. Another interesting point, from the two plans, they show Kroger's having 65k sf and HEB having 150k sf. And lastly, Phase II of Shadow Creek Ranch is shown on the map at the SW corner of 518 and Kingsley. They haven't even cleared the land there yet.
  18. Yes, the Shadow Creek Ranch Town Center will be on the NW corner of 288/518. They are clearing the land there now. Here is the little information from the SCR website: SCR Town Center To the south of the SCR town center is the Pearland Town Center but that construction hasn't started. There is a sign there that says 600,000 sf of mixed retail (although the CBLproperties webpage says 750,000 sf). The Pearland Town Center sign is on the SW corner, adjacent to the faux park and ride. Macy's and Dillard's will anchor the late 2008 opening. TWO AND A HALF YEARS???? COME ON! Pearland Town Center There will also be a couple shopping centers along 2234 surrounding Kirby and Reflection Bay. They've poured some concrete up there but I haven't heard any word on which retailers will be there. My guess is there will be either an HEB or a Kroger's there and the other will be near 518 and Kirby in the SCR Town Center.

Pearland Town Center: 700,000 sf Baybrook: 1.2 Million sf Memorial: 1.7 Million sf Galleria: 2.4 Million sf A couple more tenants: Crossing at 518 nabs two more national retailers - 4/12/2006 (Houston-Sugar Land-Baytown: Retail) (Pearland) - Retail giants Shoe Carnival and On the Border are joining the line-up in the Crossing at 518, a 700,000-square-foot regional block tipping 85 percent occupancy with the latest transactions. The retailers signed ten-year leases. Shoe Carnival took 8,219 square feet of inline space while On the Border did a ground lease for a 1.32-acre pad site. With second-phase construction pushing toward completion, the development at FM 518 and Texas 288 is down to one pad site. The quoted lease rate on smaller inline space is $24 per square foot with build-out packages offered at $16 per square foot. On The Border is eyeing an opening in January 2007. James Namken with the Weitzman Group estimates construction on the 7,500-square-foot restaurant will begin in late summer. Specifics for the ground lease were not released, but similar leases range from $110,000 to $140,000 per year. Texas Real Estate

  21. I'm going to the game tonight... and since I'm from Wisconsin, here's hoping the Brewers drop the Astros below .500 again. But seriously, the first two games of the series have been very entertaining. High scoring one-run games both won by Houston. This will be first game of the year for me. I'm hoping the roof will be open since the way the Houston weather is heading the last couple of days, it'll be closed for the rest of the year soon.
  22. I don't know how big the Frisco town center is but this Pearland development doesn't sound like quite that scale. The restaraunts are the big question mark at the moment since all we've heard about for the 288 corridor has been retail. I do know that Shadow Creek Ranch just made a change to add more restaurants along 2234, about 1/2 mile west of 288. It was originally slated for apartments but now there is a sign posted asking for restaurants. If you drive west on 2234 away from 288, there is a lake on the left hand side. I believe there will be a "restaurant row" along the west edge of that lake. You can see the rectangular lake on google maps - it's about 500 feet wide by 750 feet tall. (thanks google maps!) I hope to see at least one UNIQUE restaurant. But I'm guessing it will just be Chilli's, Applebee's, Bennigan's, etc. The same stuff you can get anywhere else. There's already an Olive Garden across 288.

  24. I'm not sure if this has been linked before, but here is the PDF of the proposed Pearland Town Center with the Dillard's and Foley's anchors at the SW corner of 518/288. CBL - Pearland Town Center Pages 8-9 have the design layout. You can see the expanded 518 plan there, too. However, bear in mind this document is about a year old. So who knows what the plan looks like now.
  25. The Spectrum project is not in Clear Lake, but rather at the SW corner of 288/B8. But it right along Clear Creek in Pearland, just south of B8. I don't know much about it but it's supposed to be mixed commercial/residential. The last time I drove by it looked the land is cleared and leveled and they may be getting ready for some ground breaking.
