  2. Thanks for the advice.... Called the Councilmember's office. This project is apparently part of the Safe Sidewalk Program through PWE. They are replacing the sidewalk on the south side of Rusk between Dumble and Eastwood only. Guess I'll get on the eGov site and download an application....
  3. Curious if anyone knows about the work that is happening on the sidewalks over on Rusk between Eastwood and Lockwood. Is it possible that we will be getting new sidewalks a few streets over (Walker, McKinney, etc...?) Anybody know how to find out?

  5. ok guys, i picked up a handful of business cards from olshan's community bulletin board for a sheetrock job i'm trying to get estimates on. after a week of calling, cajoling, pleading, i have yet to even get someone to come look at the site. flakiness, apparently, is the standard. so...anyone out there have a referral for me? i have a 1400 sqft bungalow that we need taped and floated asap...help!
  6. I would agree w/Vert on the portion between Cullen and Milby - it's still pretty dense w/crummy rentals + assorted riff-raff. However, the area close to Lantrip Elementary isn't bad. We've walked a few listings over there + it's OK. All in all, I would also agree that there are better deals in the East End.
  7. I may be mistaken, but I think the boundaries are Milby to the W, Polk to the S, Sidney to the E, and McKinney to the N.
  8. i hope olshan sticks around, too. they seem to be healthy - every time i pick up a load of sheetrock, the loading area is teeming with contractors. they keep a good variety of specialty lumber in stock and i've found that they are pretty competitive in their pricing. their framing lumber is quality - not the mangled mess of pick-up sticks you would expect from home depot. speaking of which, i've never had to wait more than 30 seconds to get help at olshan's...good luck getting that at the big orange box...
  9. that's where things get tricky. i'm shooting to reduce my appraised value as well - i want the lowest tax bill possible! assuming that i successfully convince HCAD that my market value is high to comps, what's the best strategy to reduce the appraisal value? the only thing I have come up with is an unequal market-to-appraisal value ratio. plausible? maybe i'm being stingy, but for me, even the notion of an "automatic" 10% annual appraised value increase seems arbitrary...

OK tax protest question: Is it credible to cite capped properties (i.e., those with either over 65 or homestead exemptions) when protesting for unequal appraisal? I have a Homestead Exemption and got popped with the standard max 10% increase this year. No sales comps to speak for as evidence on my side, but I have plenty of similar properties in the area that have certified values lower than mine. Only catch is that all have exemptions. My concern is that HCAD could counter that due to the cap, any citation of such comps is not valid for appraised value (regardless of market value...) Anyone out there have any advice?

  12. i don't think they are going the mcmansion route. though the footprint is large relative to the parcel, the lot dimensions are really wonky + small. we'll see as framing progresses...
