  1. I drove by it Saturday going to the Art Car Parade, first time I'd been by it since maybe last year's parade? Wow, what a magnificent edifice! Can't wait to see it.
  2. Interesting development (and thanks for posting!). What does this mean for both their building, and the entire RO project? Does this mean they can build what they want, using who they want, and not have to go thru the developer? I'm assuming there are certain restrictions in the sale, but in general, what are the ramifications of this?
  3. Every time I see this building (which is all the time), I'm reminded how ugly it is. And yes, I know beauty is in the eye of the beholder.
  4. Great location. You can get in for around $300/sqft, which is among the lowest for a high-rise in that area. I assume because it's older, and maybe doesn't have the amenities of the newer places? Not sure. Also have no idea how well it's maintained. Haven't been in it for years.
  5. Prime it is. My dentist was in there for decades, and I remembered when they moved. It was going to be redeveloped. {crickets} since then.
  6. Reminder that this Saturday is the annual Art Car Parade, on Allen Parkway, in front of The Allen (keeping this on topic). Cars roll at 2pm, but as always, the best viewing is getting there early, maybe noon-ish, and just walking along Allen Parkway looking at all the cars up close, and interacting with the owners, and all the off-beat Houstonians who come out for this. Look for me in the Hippo Car. Come say hi!
  7. If the drawings are accurate, it shows it immediately north of the 24 Greenway Plaza bldg. That puts it where the Regal Edwards was (which of course is what this thread is about). It's the NE corner of Norfolk & Weslayan.
  8. The person who started the protest is from Southgate, not Southampton. So technically it's' "those poor Southgatorades". So this appears to be more of a "leave my Village alone", than a neighborhood protest, since Southgate is a good distance from this project. But I think the "leave the Village alone" horse has long left the building.
  9. Wow, very interesting. PS: Westheimer doesn't look like that in reality. There are no trees in the medians.

Short answer is that we will start design this spring, that will take 12-18 months, then another 12 months of permitting and then construction (another 12-18 months). We are at least three years out. These projects take forever. "

  12. That seems... astounding. I wonder if the buyers are all future residents? Does anyone know if the HOA rules prohibit renting, short or long term? I'm thinking maybe people buying as an investment property, with intentions to rent? Because $250MM is an unbelievable number.
  13. Yes, lots of memories. We lived on Lexington just down the street from Phil's. Our rental house backed up to the SW Fwy. Our kids (both under 4 at the time) loved to sit on the edge of the freeway (behind a fence) and wave to truckers. We could walk to Phil's. That's considered "Upper Kirby District"? Might as well call it the River Oaks area.
  14. No drive-thru. Doesn't Starbucks require them in Houston? That's a tough location, not easy to get in & out of. A driveway redesign would help. Maybe ROB buys it?
  15. That's because they were all on 290 towards Brenham, ogling wildflowers and headed to Round Top. From Chappell Hill to Brenham, a 7 mile drive that takes about 6 minutes, was pegged at over twenty minutes at one point.
  16. I drive by this all the time. I've often wondered about it, since there's no sign. It's next door to an imaging place, I sometimes thought maybe they used. It's really small. Doesn't seem like residential would be likely, Edloe ain't a great street for new residential. Maybe a small office bldg? But there's plenty of that around, and available, so the economics would be challenging. I'll be curious to follow this one.
  17. It's amazing how much potential Alabama has. Lots of older buildings, houses, small offices. I'm guessing the biggest challenge is Alabama itself. Not enough lanes maybe for some developers? Be interesting to follow what happens here.
  18. I ask out of ignorance... I thought the city couldn't enforce deed restrictions, since they weren't laws or regulations. When I lived in Southampton (strong deed restrictions), we had a resident who flagrantly violated one restriction. Built a permanent structure in a deed-restricted part of his lot (think "easement"). But since there wasn't any city code violation (it wasn't a legal easement, only a deed restriction), the city had zero interest in our problem. We had to sue to get him to remove it.
  19. Excellent news! I know the part of Westheimer (between Buffalo Spdwy & Weslayan) where I live is in terrible shape. I hope we're part of the plan.
  20. I remember seeing some discussion a few months back on something in this area, but I thought it was across the street. Was that the 3302 Branard you were referring to?
  21. Also, driving by today, I saw fresh utility markings (technical term: "orange paint stripes") on the sidewalks along Buffalo Spdwy.
  22. One unique thing about PnP is their pot selection. They have hundreds and hundreds of really interesting pots. Including some really large ones. I don't go there for flowers, I go when I need a big pot. About two years ago I needed four large pots, all matching, but something out of the ordinary. They had dozens of styles to pick from.
