  1. Stopped by Segundo Coffee Lab today, pretty good coffee and very cool space. They did a nice job with this project. Here are a few more pics from inside:
  2. Texas Bar-B-Que House is officially no more, and it’s being replaced by the equally imaginatively-named Texas Tailgate. They’ve put down a bunch of Astro turf and turned part of the parking lot into a patio, complete with several TVs. Honestly, this is a good spot for something like this. Has good potential to be a popular pre-game spot for both Dynamo and Astros games.
  3. The timing is still odd. I thought the TXDOT buyouts were already starting along St. Emanuel? For instance, I’ve seen a number of moving trucks at the Lofts at the Ballpark, like tenants in the front building are clearing out. I wouldn’t think that leases in these buildings (which will be torn down soon) would be renewed, much less with accompanying renovations.
  4. If that is the case, then I could see it being an adaptive reuse similar to something like Eight Row Flint or Flying Fish over on N. Durham. I guess that wouldn't be the worst thing ever.
  5. I've used them off and on for a few smaller things that I just couldn't do on my project cars (inspections, alignment after I replaced a steering rack, etc.) over the last few years. They were just down the street from my old office, so very convenient.
  6. It's curious that they are doing any renovations at all to the Lucky's Lodge building, considering it is in the path of the I-45 reroute. I've heard of some land owners throwing up a shoddy building quickly to try to increase value and obtain a larger buyout from whatever governmental entity is exercising eminent domain, but I wouldn't think the ROI on doing a similar thing with renovations would be there. Very odd.
  7. Spoke with one of the guys who works at Montrose Car Care on Saturday morning and learned that they are closing at the end of the month. Most of the people are relocating to another shop further south on Montrose as part of a "merger" of sorts. My immediate thought was that the property had changed hands and a new development might be forthcoming. This is one of the more prominent intersections in this part of Montrose, so I could see a new retail development doing well here. Property was listed on LoopNet for lease, but was pulled down about a month ago. Seems consistent with a new buyer. Laz Enterprises, Inc. has owned the lot since 2001--I assume this is an entity associated with everyone's favorite parking lot operator. Hopefully it has changed hands and isn't destined to be another parking lot (like what they did a few blocks east at Stanford).
  8. “The Toffees” is probably the most common nickname for Everton F.C. Many of the supporters’ groups use the term as well. COYB is an acronym for “Come on ya blues!” which is a sort of rallying chant for the club. For the record, following the EPL is more fun when you’re invested in a team. I went with Everton more than a decade ago because (1) the English side of my family traces back to Liverpool; (2) they have historically fielded the most American players in the EPL (Tim Howard, Landon Donovan, etc.); and (3) I’m a glutton for punishment because despite showing some occasional potential, they never really finish higher than mid-table.
  9. Good that Lovett is unloading it, hopefully a developer that isn't intent to just sit on land for years might do something with it that much sooner. Lovett obviously has the means to advance some quality large scale projects, but seems to stretch itself too thin. And I am not sure how I feel about abandoning the through street. I prefer maintaining the existing street grid whenever possible; abandoning a street is nearly impossible to reverse in the future. With this being near the Red Line, I guess the practical impact would be minimal. (Plus, as a Toffee I'd hate to see any stretch of Everton St. abandoned. COYB!)

  11. Hold on, just how many attorneys are in here? And more specifically, people who went to UH Law Center? I guess I shouldn't be surprised, if Reddit has taught me anything it's that we attorneys are masters at efficiently wasting time on the internet while in the office.
  12. The EaDo name creep continues. Ugh. I feel like there should be a PSA directed at all Houstonians on the actual borders of EaDo. This is getting ridiculous.
  13. We definitely need more market-rate developments of this scale in the East End. Good to see this plan is still progressing.
  14. I assume it isn't related, but there is a building going up behind this on Girard St. near Harmony House (visible to the left of the photo bordered by the red construction fence, under the I-45 N to I-10 E ramp). Anyone know what is going on there?
  15. I saw the Byman's ad regarding mattresses on page 6, and it was reassuring to know Montrose's heritage as a major mattress retailer hub dates back at least 40 years. That is some real history I can appreciate.
  16. Night and Day is a delightful album, snagged a pristine original pressing a few months back at Sound Exchange over on Milby.
  17. I doubt anyone would develop that sliver of land, considering the Bastrop ROW that the City/East Downtown Management District is actively developing as a promenade/public space. I’m more concerned about lot 3 on that map; that is the entirety of 8th Wonder’s outdoor area (which I thought they had owned).
  18. I hate this project so much. Bad location ✔️ Dumb purpose ✔️ Owner who doesn’t give a crap about putting up a suburban monstrosity in a historic neighborhood ✔️ I hope area residents boycott it, the company goes bankrupt, they implode it, and turn the lot into a park. (Extremely unlikely, but one can dream!)
  19. I missed that part, no need to be a snide. I understood this to be another senior housing development, similar to the one going up around the corner on Scott. Also confusing that it’s referred to as “multi-family” when it would probably be more accurate to consider it institutional housing, given the details.
  20. I always thought this building was part of the body shop next door (Robert's Auto Collision). But, I just checked Google Maps and it shows to be Williams Food Products which specializes in BBQ rubs and seasoning. Website also gives location as 105 Sampson. I assume this is all related?
  21. They’ve opened up most of the interior, and from what I recall from the site plan, will be incorporating driveways and parking within part of the first floor of the building. There is a new curb cutout/driveway and opening on the wall on the Emancipation side that aligns with where the door is on the St. Charles side that @hindeskyshared from Google Street View.
  22. I've walked these trails on the south side of the Bayou several times, starting at the Silos and heading east up to N York. There are a few sections of trail missing, but I think the BBP is working on those sections currently. I wouldn't recommend biking it unless you have a mountain bike. I saw a golf cart near this section of the path last year. It was off in the trees below the path, but still on the bank. No idea how it ended up there.
