  1. Independence Heights goes up to Tidwell, but does not cross to the west side of shepherd. It’s a no man’s land between brinkman and shepherd.
  2. Looks like it’s just been converted to a pay-for-parking lot. Same operator as across the street, next to Greater Heights.
  3. The old sears < 1 mile up Shepherd seems like a better location for a grocer. My guess is an Academy or Dicks.
  4. Personally didn’t like it. I’d rather walk the extra 5 minutes to slow pokes or little dreamers.
  5. Not sure what’s going on here, but there’s a chain link fence around half of the lot (to the left of the warehouse). They’re still open for biz. I wonder if they subdivided and sold half their lot.

  9. If Houston ever wants to be a tourist destination it needs to have a vibrant downtown party scene like gaslamp in San Diego. It’s getting there and the city should really embrace it.

This area has a ways to go but with Gatlin’s new restaurant opening up next door, the other apartment building going up next to CVS and Sears finally being sold, that section of crosstimbers between Yale and shepherd is going to be totally different. The Pineforest business park has a lot of potential for redevelopment.

  13. Probably can’t support much more retail here. But the infill is definitely synergistic with the other developments.

  15. MW has been considering Houston as an expansion since 2017. At that time they also considered Austin, LA, Denver, and LV. Two of those are now open. Houston is probably a lock.

  18. There are suburban style developments all along the feeder within the inner-loop. Hell, Houston’s only natural landmark, Buffalo Bayou, is just starting to see vertical mixed use development. There’s no reason to expect any different for development outside of a few key areas.
  19. I went to Shepherd Park Draught House before the change, and it seemed like a decent neighborhood pub. The change in concept didn’t make sense to me, and the execution seemed LAZY from the outside, which is probably why I never saw many cars parked there.
  20. 1103 Waverly is the address on HCAD, recently sold but ownership info hasn’t been updated on HCAD.
