  1. A lot of speculation coming up. I'm betting the tower behind 1550 is one of the residential towers, just looking at the floor height/count screams residential to me. It looks to be a little taller than 1550, but with about 10+ more floors. I'm counting in the range of 43-46 floors, so it might be around as tall as The Brava. I'm betting in the range of 360-390 units on this tower if it is purely residential, although it might be mixed-used, condos, or a mix of condos/rentals. Overall imo, I like the tower and its stairway to heaven ground floor, definitely gonna be a great addition if they hopefully build it. Now onto this picture: I might be reaching or going stupid, but this looks like the Dallas lot @La Branch St facing the Toyota center (this might of been pointed out already). I'm thinking this is a ground floor rendering of the Dallas lot tower, behind the MIPS lot. It looks to be following the general aesthetic of this Skanska development, but it's hard to tell what type of tower it is, although it looks to have a really good ground floor interaction. Now, one of the big things I noticed about this shot is the plaza/park in the foreground. I'm thinking they're about to shut off that portion of Dallas and making it a park/plaza, and they might even expand it towards the Marlowe lot?!?!?! I wouldn't say it's totally impossible, as presented by the renderings, but we'll have to wait and see. I also have a feeling they might of bought the rest of the Dallas lot, also we might be seeing a ghost of this tower behind the 1550 and Austin tower renderings. Now the lot we haven't seen anything about is the Marlowe lot, I'm pretty interested in what they're going to put there considering the other renderings. Anyway, whatever they put there is better than what they have there right now, but the fact that it's this huge, great looking mixed-use project is one of the best things we could of hoped for.

Also it seems there's a very heavy focus on making the campus more walkable/pleasant, and giving better first impressions with an added plaza heavy feel. Going to start with the maps. Huge focus on new pathways/greenspaces and creating gateways. There's a number of new buildings footprints included. Also shows that they plan on greatly expanding the area around the medical school. Conceptual expansion map for the UH groves they call the Woodlands Gateway Monuments: The sites for these can be seen on the first map University Drive: Addition of a more pedestrian friendly entrance to campus, huge step up imo. Also looks to be an early rendering of the Hilton expansion. Centennial Plaza: An expanded central plaza showing off the older part of campus. Looks like a huge upgrade from what's there right now. It's much needed that area always felt a little small. University Park: They're looking to completely change entrance 14, cutting the roadway length in half and adding a lot of greenspace to the area. Arts Walk: Already seen this but it's definitely a nice addition going towards the architecture building Scholars walk: A really big pedestrian addition. Also shows off the new IDEA Center (wonder what that's going to be?) and what looks like a new building by the Durga and Sushila building? Inspiration Commons: A new park going up on parking lot 19C, definitely brings the area together nicely. Also shows what looks like a placeholder for the new building next to the Durga building. With a rendering of what they call the IDEA Center next to the architecture building. You also have the new Law Center at the bottom left.   4. Just saying it's impressive what's being done within Hanover's, Regent's, and The Allen's blocks, the amount of density and ground floor interaction is insane too. When all of this gets built out, Allen Parkway is going to have a pretty impressive skyline of its own, with a pedestrian landscape leagues above most. Might even create one continuous corridor between here and downtown in the future 🤔. Hell when this is finished Allen Parkway is going to have a better skyline than Downtown Dallas... not like that's hard to beat or anything 😎.

  8. It was 390' going off of the massing chart, so it should be pretty substantial in comparison to the surrounding area. It will eventually be dwarfed by the 3 others towers in this development if I got my expectations in check, to bad this part was shrunk due to what I suspect is a horrible period for hotels.

Types of Units and Cost 16 studios with an average size of 567 square feet, starting at $279k 128 one bedroom ranging from 630 to 1099 square feet, starting at $285k 86 two bedroom ranging from 1107 to 2167 square feet, starting at $730k 4 three-bedroom penthouses ranging from 1686 to 2234 square feet, starting at $1.45 million. rest of project I don't know if this is new news, but it's a good reassurance that they're still planning to build the other towers.
  10. It seems to be slightly shorter or equal to One Park Place (518'), and considering the Embassy Suites is 242', I would say this one has 250'+ on the hotel. I think the tower is going to be 504', so it should have a pretty a huge presence in this part of the skyline. Also a prime retail location, it's almost necessary to have park facing retail.

They Just Recently uploaded the yearly Downtown at A Glance report, which can be found here: http://www.downtowndistrict.org/research-reports/ Unit Occupancy: They didn't give an exact figure but going off of their household figures I can estimate it's around 85% (Most likely high 84%). Which is up from 83.1% as reported by @downtownian back in October. Downtown Population and Units Household population: 10,142 people Total Population (still don't know what else it's counting): 11,787 people Number of units: 6,278 units Under Construction: 1,197 units Proposed: 579 (probably not concrete since we have the inside scoop 😎) Financial Aspects and Walkability Scores Average Apartment Rental Rate: $2,140/month (I think this holds Downtown as the highest cost rental submarket?) Rental Rate per SF: $2.35/SF Transit Score: 99 Bike Score: 83 (could be improved, but we have a lot of bike lane construction going on don't we?) Walk Score: 92 Greater Downtown Stats (2 mile radius) Occupancy: 89% (surprisingly good considering the past year) Number of Households: 32,898 Renter Occupied: 69% Owner Occupied: 31% Greater Downtown Population Stats Household Population: 68,756 Total Population: 78,965 Percent Bachelor's Degree or Higher: 51% Population by Age A very young population around the core. Population by Sex: Female: 56%, Male: 44%. Pretty big difference, didn't know ratio was that big. Final Note 2020 was a pretty hard year for everybody, and it hit the Downtown market pretty hard with it just recently barely regaining its footing. Covid hurt many of the businesses and people in Downtown, and made a few shut their doors permanently. It has also halted the progress Downtown has taken to becoming a 24/7 neighborhood, and the insane increase in foot traffic we were seeing pre-Covid. Now that 2020 has passed I have a good feeling 2021 will be a great year of progress for Downtown. Going off of recent trends there's a good chance it will return to its pre-Covid state (barring it doesn't start super-mutating and the vaccine doesn't work as intended) and eventually surpass its previous high (maybe later this year?). Now that we have the residential, and hotel infrastructure set, Downtown will have a much easier time coming back the downturn. 2021 should be a great year.
  14. Hot damn that's a huge update. @Paco Jonescoming in clutch again. I'm counting around 52 floors with a good amount of taller lobby areas, so it's closer to around 56-58 stories in height. Might give Transco/Williams (whatever you want to call it) a run for its money. Hell, it might be our first 800 ft. tower which is surprising considering the amount of big ones Houston has put up. IMO the design is much better than the previous one, personally never liked the jenga tower designs so this is a welcome change.
  15. Ngl the bottom portion does line up damn near exactly with the larger tower. This is definitely setting up to be a multi-phase tower, with the second portion being added when the market gets back to normal. Hopefully, if there is a second phase, it will be sooner than later.

  18. This is just... WOW! The fact that it's going up right by Regent Square is just insane in itself. Man, Allen Parkway is definitely going to need some type of rapid transit after all of this high density development gets finished. Can't wait to see how this part of Houston looks after it's finished, hell this might even be part of the Downtown skyline by the time everything finishes. The park, buildings, street setup, ground floor interaction, everything about this project is just amazing. When Hanover goes big, they go BIG.   19. Damn now we're turning into negative groupthink. SOMEBODY PRESS THE REVERSE BUTTON THIS IS GETTIGN OUT OF HAND. Lol, good thing this forum rarely if ever turns into a hivemind like most forums (looking at you reddit). Personally, I like the design of this tower, it has pretty good interaction with the ground floor through well designed retail openings, and the crown gives a pretty unique rooftop not seen much in Texas. Overall, while it isn't the Neil Esperson Building, it's still better than the vast majority of high rises in Texas going up and existing. I think it's a good looking building, and adds a lot to the area. If we're going off the best looking high-rises going up I would have to say The Preston, or that 39 story tower going up on Post Oak. These 2 towers are just astounding. Still better looking than most if not all of them though.
  20. Not as bad as I thought, with all the doom and gloom being reported by the newspapers about the Downtown "emptiness", I was suspecting it was low 60%. Hopefully this shows that the recently revived Downtown apartment market is stronger than we thought. I think this means we should be seeing a pretty good recovery Q1/Q2 of next year, with Q4 2020 slowly ticking up in occupancy. I'm expecting it to be back in the 89-90% range by the end of Q2 next year. Baring anything absolutely crazy happens.
  21. Found the Water/Waste application permit for Block D2 Here's the area of the address This might be a good sign for the giant tower planned behind the Sovereign in the plans/brochure. Since water/waste applications tend to be one of the first things a developers applies for when building a structure, from my observation. I think these specific apps are used by the city to give the developers access to the cities sewer pipelines, so that they can connect the buildings pipes to the cities'. At least that's what I can get from them. Also makes me wonder how much longer the block the Allen House Apartments are on. I got an itch that they're going to start working on that block, and the block east of it soon. Hopefully they get to the Allen Pkwy block soon, that part is probably the most exciting out of this whole project. Anyway, I could see them start tearing down the other blocks later this year 🤞, but it will most likely be Q1/Q2 next year.
