  1. Excuse my ignorance, but what exactly is the CBD exemption from parking minimums?
  2. This worries me about all the other lots they have in the east side, like the old Frankel's. Is there anything we can do to stop this stupid parking lot from being built? This is a serious question.

  4. There are crews constantly working on several streets between Emancipation and St. Emanuel from Dallas to McKinney. These roads are filled with potholes so I am really glad the are taking care of this. Plus this area is so busy because of East Village. Putting the TIRZ money to use.
  5. From Nextdoor: "I just spoke to Mr. Clay Mealy with Lovett Commercial, one of the agents on the listing brochure for this property. He confirmed to me that there is currently no tenant for the building. He said that they had talked to Sprouts a while back but nothing came of it, and have presented the plans to other grocers. He said the asbestos abatement was something the owner knows has to be done anyway, so they are just getting it over with. The site plan appears to anticipate some sort of parking structure on Charles street so I imagine that is what the variance request is for. Any commercial use at that location will have parking issues so a parking garage would be a necessity. He was very nice and I thanked him for his continued efforts in presenting the property to potential tenants so that we can have some more options on the east side."
  6. Have been to the truck yard a few times. Such a great addition to the area.   8. Does anyone have an idea of what the city is doing with the ramps near I45/59 off of St. Josephs Pkwy? Can someone point me to where I can find this information out. They have been working nonstop for months and it looks like they are putting up two new ramps next to 45.

  10. There were building permits posted on the glass of the empty middle space. I didn't have my phone or I would have taken a picture. It said "Upscale Retail Cleaners" or "Upscale Cleaners Retail." I hadn't had my morning coffee yet so I cant remember which one lol

There has been a lot of activity here the last few weeks. The attached photo was taken from next door. The truck is Arc Abatement, and from a quick google search, they specialize in asbestos abatement. They also have had crews taking off all of the graffiti on the emancipation side of the building. Not sure what any of this means, but some activity is better than none.
  12. Stopped by last night. A lot larger inside than I expected. Food and service was great.
  13. Had dinner last night at Kula Revolving Sushi Bar. It was really good and the place was packed. Such a different experience, felt like I was in another country.
  14. The lot in between Dallas and Lamar on Paige St had a full crew breaking down the structures on site yesterday. It used to be the Green Hill Recycling Management Center. Any word on what we should expect?
  15. Where are the food truck going to fit in? With the trees, containers, and ferris wheel, there doesn't seem to be much room for food trucks.
  16. Well the sign was created by the same artist that made the Beatles statues at 8th wonder. So maybe it was up to him?
  17. Should the budget and plans for street and sidewalk development be changed with the release of TXDOT plans for highway reconstruction? It looks like TIRZ 15 has budgeted over 5 million over the next 5 years for construction on St. Emanuel (which will ultimately become a feeder road) and other streets that will be affected by the contruction. I am not pretending to be a city planner or engineer, I just looked at the budget and it was signed in early of 2016. Shouldn't the plans be revised? Shouldn't the Eado Management District be involved making these changes?
  18. Crews have been out in full force the last week working on Phase 2 of this project. Didn't get a chance to take a picture as I was driving by.
  19. Since the news of the highway reconstruction, I didn't think anyone would invest on the west side of St. Emanuel. Good for the area.
  20. Looks like the bar will be facing Hutchins. Really interested to see how rodeo goat and the truck yard plan on sharing space. I thought the interior of the building would be all Rodeo Goat, but based on the picture, that's not the case.
  21. They started working on the mural. Better then the blank wall, but seems odd they wouldn't want to advertise with all the cars that use Polk.
