    Yes, but my understanding is that the apartments will take up the space of the empty lots, and the retail/office  redevelopment will still happen in the former post building. There will be a shared parking agreement. 

     

    That is great news. Much better than previous plans of just basically a big parking lot.

  2. Timeline of the project for the LBT. 

     

    Please find below a timeline (anticipated start and completion dates) on major project milestones that may impact LyondellBasell Tower (LBT). Anticipated completion of the full Houston Center project is late 2020.

    • Skybridge between LBT and 4 Houston Center – anticipated completion by January 2020

     

    • Skybridge/east stairwell connecting Fulbright Tower and mezzanine level – the new stairwell is expected to be open for public usage by late November 2019.

      • Note: The stairwell will be open and safe for public usage, but the stairwell finishes will not be 100% complete at this stage.

         

     

    • Removal of escalators in LBT – this milestone is contingent upon the opening of the stairwell (anticipated by late November 2019). Assuming all goes accordingly, escalator removal is expected to occur by late 2019.

     

    • LBT main building entrance – this date is contingent upon the timing of the curtain wall installation. New retail door openings will be installed on the South side of the building and will serve as a temporary entrance in order to facilitate the removal of the existing East side entrance. Installation of the South side retail doors is projected to occur by late March 2020.

     

    • Parking garage - The plaza work overall will be ongoing until the end of 2020. Structural and waterproofing work will not be completed until the final stage of the project, anticipated in mid to late 2020.

     

    • LBT lobby areas – Terrazzo floor installation phasing is commencing next week (early November 2019). Anticipated completion and reopening of the full lobby is late 2020.

     

    • Fitness center and conferencing center – expected completion by late 2020.

    Great. Another failed project to be. This breaks my spirit. Isn't Lovett Commercial about repurposing old buildings?

     

    This worries me about all the other lots they have in the east side, like the old Frankel's.

     

    Is there anything we can do to stop this stupid parking lot from being built? This is a serious question.

    "I just spoke to Mr. Clay Mealy with Lovett Commercial, one of the agents on the listing brochure for this property. He confirmed to me that there is currently no tenant for the building. He said that they had talked to Sprouts a while back but nothing came of it, and have presented the plans to other grocers. He said the asbestos abatement was something the owner knows has to be done anyway, so they are just getting it over with. The site plan appears to anticipate some sort of parking structure on Charles street so I imagine that is what the variance request is for. Any commercial use at that location will have parking issues so a parking garage would be a necessity. He was very nice and I thanked him for his continued efforts in presenting the property to potential tenants so that we can have some more options on the east side."

    This area needs a another grocery store in the worst way. There has been a lot of activity here the last few weeks. The attached photo was taken from next door. The truck is Arc Abatement, and from a quick google search, they specialize in asbestos abatement. They also have had crews taking off all of the graffiti on the emancipation side of the building. Not sure what any of this means, but some activity is better than none.

    Crews have been out in full force the last week working on Phase 2 of this project. Didn't get a chance to take a picture as I was driving by.

    Several new concepts are on tap for the East Village mixed-use development, including a new brewery that was founded by four current and former NASA employees.

    True Anomaly Brewing will open in roughly 8,000 square feet at 2012 Dallas St. in Ancorian's East Village development. The brewery will likely open in September or October, Michael Duckworth, one of the brewery's co-founders, told the Houston Business Journal. The brewery will focus on hoppy ales, Belgian-inspired ales and wild and sour ales, Duckworth said.

    It'll also pull from the co-founders experiences at NASA. Even the name itself, True Anomaly, is a phrase used in celestial mechanics to refer to the position of a body moving in orbit. The brewery was originally founded as Apogee Brewing Co. – the word "apogee" refers to the highest position of orbit from Earth.

    "We’re definitely going to pull on the space theme," Duckworth said. "We’d like to be a little more nuanced."

    True Anomaly Brewing has been hunting for space inside the Loop for several months. The four founders have been home brewing for about the past decade, taking their beers to chili cook-offs and conferences in the Houston area. And in around four to five months, the brewery should be able to be sold in bars around Houston. The co-founders are still finalizing licensing, Duckworth said.

    True Anomaly will open a block away from 8th Wonder Brewery and in the second phase of the East Village development.

    Since the news of the highway reconstruction, I didn't think anyone would invest on the west side of St. Emanuel. Good for the area.
