Its not a matter of common sense... Its a matter of political environment. This is a multi-billion dollar development in 5th Ward... That is going to require some amount of political capital to pull off and the only way you will do that is with some % of work force housing.

Yes, as this location is considered an opportunity zone by the govt.

I think if you are a person who likes skyscrapers in general, then especially liking supertalls pretty much follows. It's the age-old fascination with height. When the people of Beauvais built a taller cathedral than all the other French cathedrals, probably some folks grumbled about the vanity of height, but most of the townsfolk were probably happy about the situation.

Would you be cool if Dallas had a taller building than Houston? How about Austin?

I think Austin has a a 60 plus story tower in the works but they may get a taller build since they're popping them out of the ground like crazy.  Houston lacks a signature tower like some other global cities.

I toured one of their largest floor plans, a 2B2B (I don’t recall which floor). This is the shot out of the living room/kitchen space with a nice view of the pool. Overall I was pleasantly surprised with the fit and finish of the property, although some of the built in shelves in the bedroom were definitely of the apartment variety. I might have expected more for >$4500 a month, but I think this is common in all the high end rentals. Ok post some additional pics once I figure how to get around this 10mb limit on uploads.

More shots from my tour of a 2B2B. The rest are of the community areas.

    I don't get the 4500.00 a month vibe either maybe 3500.00. 😁

  4. They act like they are going to build low income apartments here.  I'm sure the rent for the apartment development will be priced accordingly.  1400.00 and up for one bedroom, 2300.00 and up for 2 bedroom.  This is a good location if you don't want to live in the congested Galleria area and not too far from all the entertainment inside the loop.

I know I'm gonna get a lot of comments like "anything is better than nothing," but I really do wish this gets put on hold until something better comes along. This is literally one of the most visible part of Downtown Houston, especially coming from I-10/45/59. I respect everyone's opinion but wow....this "Redevelopment" is not it. The inside looks like an 80s mall and the outside looks.....the same. They threw on some grass and some bushes and called it a rooftop park, don't get me wrong I LOVE that idea, but they did NOT execute it AT ALL. Pictures for what it should have looked like. Also, I LOVE Houston sooo much, thats why I get so frustrated about this project, because we deserve better!

Thats a long walk most of the year just to get to Richmond and Sage, with nothing to do along the way except look at trash on the ground and hot asphalt parking lots. From June until late October it would be prohibitive with the heat and humidity. I just can't see some young couple telling their friends they'd walk over from the Hard Rock to meet them for dinner at Mortons. People don't even walk in the main part of the Galleria Post Oak Westheimer area. They do their walking inside the mall from the parking lot to the store they need to go to.

People are not going to walk a mile to get to the Galleria. Especially through that maze of apartments, hotels, service stations and traffic. How would they get home from their shopping spree with all those purchases.

Well of course not now but the walkability score may increase for that area when other developments are completed around this area.  Once McNair development is completed, this hotel will be much closer and also new midrise apartments will be developed next to Bristol condos on McCue.  I do agree from June to October, the heat will be too unbearable to walk that far. 😅

I would think ballpark district downtown would be better for a development like this and the W would fit in this location especially if they could create walkable retail to connect to McNair project and Post Oak.

That area is walkable as I live in this area and usually walk to 24 Hr Fitness and eateries in the area on Richmond and Sage and even to the Galleria on a cool day. 😁  Also there are other developments that will be coming up on the other side of Sage and along McCue plus the 59/610 project will make it easy access to get there.

And then one day, Midtown suddenly had it's own little baby skyline.

Small beginnings. Tear down the Pierce elevated, throw in about twenty to thirty more buildings in Midtown between 20-40 stories stretching all the way down to the Museum district, and Houston will have one giant, continuous skyline. One that rivals the big cities! I say give Houston about 50 more years, it is bound to happen one day. I may not live to see it but it will happen.

Isnt Caydon (the Aussie company?) building 3 more high rises next to the first one?

by the time final four gets here in 2023 there will be about 10 high rises in midtown
