Something tells me they're much more likely to sell off the land, rather than expand the park. The ticket price is already very high for a park of that size. The only thing they've got over Schliterbahn at this point is convenience. What's the draw to expand if you can't raise your price to justify it...
Expansion = more capacity = more revenue/profits even at the same ticket prices. If there is demand, yet the park is at capacity and lines become long and crowds are too large it will turn people off.

That's what's crazy. Most of those that live here like it, and I can't understand why. Aside from the Dallasite mentality most everything is cookie cutter crap, and the traffic has gotten progressively worse.

Hit Mooyahs for dinner tonight with the wife and kids. Wife and I each had the "junior" which is the one patty burger and is big enough for us and split a medium order of fries. The fries are great and the burger is good (better than Johnny Rockets) but nothing to write home about. I hit In-N-Out buger about ever 6 weeks or so in Phoenix as I fly there for business and I don't see the comparison. The hand leafed lettuce seem top-notch at In-N-Out while I got a couple of clumps of barely green lettuce tonight. It did seem pretty busy for a Monday.

i can confirm this in regards to hanover.
dont expect their tower to be built anytime soon.. i would consider it postponed indefinitely rather than slightly.
As a sub on this project I will also confirm this. We have been told at least 6 months of delays.

Oh, now come on, y'all. Enough with this Pappasito's foolishness. Y'all know there are much better Tex-Mex places in town (that also cost a lot less money and aren't as full of loud parties and screaming kids) than Pappasito's. You're killing me!
If you're that desperate for Tex-Mex in the Galleria area, there's a Ninfa's right there on Post Oak (marginally better food than Pappasito's) and a Los Cucos on Westheimer (marginally better as well). Paparrucho's on Sage does a good happy hour. La Tapatia on Richmond ain't bad either. Then again, looking at all the options I've just listed, I guess the Galleria area isn't exactly the place to get great Mexican food. Maybe a Pappasito's would fit right in with the mediocrity.
I have worked right around the corner from Ninfas for the past 10 years and have watched the gradual decline from a great place to eat to IMO a place that tastes one step above a mexican TV dinnner. Unfortunately I get dragged there for work lunches or work happy hours from time to time. Drinks are good! But better that Pappasittos??? Wow.
Los Cucos is good, but I don't think their quality or service is quite Pappasitos. Still a good place to eat.

Note, a new stop light by Linens N Things is coming up, as well as a Pappas Restaurant, with a second story next to the Home Source/Wolf Ripoff Camera.
Any word on what Pappas Restaurant???

Unless something changed since this last press release on store closings, I don't think this is correct. LNT is in Chapter 11 reorg right now and they have announced the closing of 57 underperforming stores, but there is only one in Texas up in Mesquite.

Does anyone know who owns the land under 24 hr....and what's supposed to be going on there?
It is owned by TIAA-CREF and they are planning to build another office tower for the Four Oaks Development. BTW, there is also an offer building planned on the site of Willie G's across the street.

I passed by Northwest Mall today(which I do everyday on my way to work), and I noticed a new sign on 18th street. It referenced a notice for a public hearing on May 8th regarding Northwest Mall development. Has anyone heard new news on this front?
There was a public meeting item on the 1/17/08 COH Planning and Development meeting called:
Northwest Mall Subdivision (2DEF) H C2 2007-2985 451Z City
total acreage 45.0004 #lots: 0 #dwell units: 0 #acres/reserve 45.00
Applicant: Windrose Land Services Developer: Levcor Inc
This item was noted as "deferred until the next meeting" which I'm guessing is May 8th. Levcor owns the mall so maybe they are looking to develop the 45 acres into a subdivsion???

descovy makes a good point - don't get too set on a school, because things can change. We live in the Lake Pointe section of Cinco right off Cinco Ranch Blvd near Cinco Crossing kind of equal distance between Seven Lakes and Cinco Ranch HS. Right now we are zoned to Seven Lakes, but it wouldn't surprise me to see us bounce back to Cinco Ranch HS by the time my kids are that age due to the development around Seven Lakes....but HS 7 will be done by that time so who knows where they will end up? The good thing is that most of the schools in the general area are solid.

That is it. The MS Live map shows it well. The office building will be were the parking lot is on the bottom left corner. Note the brown/sandy looking area in the middle is where Landry's had a temporary facility for Christmas parties you could rent out. The smaller building with the circle roof is the Rolls/Bently dealer and you can see part of Landry's headquarters in the bottom right of the shot.

ps...they have not renewed leases in the old compass bank building at the corner of westheimer and post oak (2200 post oak blvd) and it seems most of the tenants will be asked to leave by summer or end of year...
bye bye ugly building...you will be missed!
2200 Post Oak is owned by Redstone. I see another highrise condo in the works.

It's not perfectly equitable, there's no denying that, but the added flexibility that HCTRA has on account of having the capability to manage its toll roads as a system rather than as a set of independent facilities really does increase its effectiveness as an agency.
Heck, if anything, they ought to implement congestion pricing on many parts of their system and use those funds to expand even more quickly, and then just keep on expanding as such throughout the city to the furthest financial limit.
The new Katy freeway HCTRA lanes will have demand pricing. Multi-rider cars and buses will be free, but single riders will be able to ride tolled with demand pricing adjusted enought to keep the traffic flowing in the lane. It will be interesting to see how high the tolls will get. There will be 2 full time lanes each way, then at the tolling facilities it will expand to 3 lanes so carpools will be in one lane with tolled vehicles in the other 2. Each booth will have an enformcement area.

Another real world example of the HCTRA speeding up projects is the Katy Freeway expansion. Before they were involved to bring managed toll lanes down the center of the project, the expected timeline was 2003 - 2012/13 as the project would have to wait on slow moving federal highway funds. Bringing the HCTRA shaved 3-4 years off the total construction time as they can fund parts as the project as fast as the construction companies can move.

The above also misses the obvious question; Why in the heck would Weingarten sell The River Oaks Theater if their end goal is redevelopment?
In order to make redevelopment work for their entire portfolio on West Gray, they cannot sell off the piece in the middle no matter the offer.
I have to disagree. This would just be another factor in the purchase price. It would obviously demand a higher price and would most likely have build restrictions to "fit" with the developer's overall plan, but there is a number that Weingarten would definately take for the property. It just happens that due to it being part of a larger parcel, the price would be extremely high versus a similar theater in a stand-alone situation. That is the way the market works.

From what I've heard, that has been tried with both theatres and Weingarten won't sell.
It is really hard to believe that a publically traded REIT would not sell a property with a good offer. It is easy to say "they won't sell". I'm sure if someone made an offer for property the Weingarten owned center that gave a better return than the investment they have made and the return they expect/project they would sell. IMO if the people against this redevelopement were serious, it seems like they would make an offer good enough to make a sale happen so they could control the property and do what they want to with it.

Well, October 1st has passed and I didn't see any shovels hitting any dirt. Oh well, I guess I'll keep a keen eye out the remainder of the month.
There are some utilities marked near the corner of Post Oak and Ambassador way and what looks like building permits on a new sign near the entrance to current shopping center off Ambassador Way. I may have to stop on my way home tonight and see what they say.

Landrys, owner of Willie G's, has the empty land to the south and behind their office building around the corner on Loop 610 between Post Oak Blvd and San Felipe. Maybe the build something there?
