Sam Houston Parkway Developer: Brinshore Development *Land shows to be owned by First Metropolitan Church on HCAD Architect: Pappageorge Haymes Partners Information: Mixed-income senior apartment building consisting of 157 dwelling units, surface parking lot with 152 parking spaces, interior amenity spaces, and exterior courtyard with spa and pool. 179,353 SF. The exterior will be stone masonry and stucco finish. Estimated cost is 34M.
  3. Also, directly north of this on W. 26th LMC (Lennar) has a nice mid-rise in development (will be at Johnny Steele property). This area is about to get very busy.

  5. I can post the elevations and an overall site plan tomorrow. Just get ready for disappointment. About 80% hardi-siding, 15% stucco, and 5% brick (3-stories surrounded by parking). I too was hoping for something better, such as a mid-rise (at least).
  6. This will be a 100-unit garden style apartment complex that will include affordable housing units. HEDK is the architect. Very much lacking in aesthetics, imo.
  7. Yes. Level 35 was used as the drop point for the swingstages. These were used for installation of metal wall panels and other exterior wall scopes of work. It will now be framed, sheathed, and closed up and the swingstages will be dropped from level 43.

Project: Montrose Medical Office Building Address: 1732 Richmond Avenue Houston, Texas Architect: Kirksey Owner: Med-REIS, LLC Information: 13-story medical office building to be located on Richmond Avenue, across the street from The Fairmont Museum District. The project will be a podium type building with 5 levels of office space over 8 levels of above-grade parking. The 5th level of the building will be a conference/terrace level. The office levels will provide approximately 94,800 gross square feet. The parking garage contains approximately 299 parking spaces. Level 1 will be designed to accommodate an Urgent Care and an Medical Imaging tenant.
  9. Project: Second Baptist Church - Children's Building Address: 6400 Woodway Dr. Architect: Kirksey Information: 4-story education building. Approx. 115,000 SF.
  10. Address: 1903 Yale Street Houston, TX 77008 Architect: Kirksey Information: 6-story mixed-use building. Two levels of lease space (approx. 90,000 SF) over three levels of parking. Ground floor consists of two retail areas, one being 8,200 SF and the other 12,100 SF. Construction start is anticipated for August 2022.
  11. The Hallmark Project is a 488,000 SF, 34-story new construction high rise residential tower to be located at 4718 Hallmark Drive. There are 113 luxury independent living units on 25 residential levels over 5 levels of parking. There are amenity programs on ground level, level 2 and level 8. Levels 1 & 2 are connected to an existing 10-story apartment building. Site work includes modification of the existing Hallmark drop off, the addition of a new drop-off to be accessed from Garrettson Lane to the entry lobby of the new tower and landscaping for three courtyards and surrounding site. Construction anticipated to start June 2022.
  12. Project: Hope Media Group Ministry Center Owner: Hope Media Group Architect: Gensler Information: A new three (3) level office building of approximately 50,000 SF for Hope Media Group. Building use to be for radio broadcasting services and administrative offices. Parking for the office building will be off-site. The site ( North Redemption Square Road), is located immediately south and west of the intersection of West Lake Houston Parkway and Beltway 8/Sam Houston Parkway and bound on the west by Lockwood Road. The overall site improvements will be minimal, with a service entrance on the east side of the office building and small landscaping beds around the ground level of the building. The west-adjacent property will be developed into a pedestrian plaza (by others) and will serve the main the entrance to the new office building. The north-adjacent property, a Harris County drainage easement will be developed by McCord into a pedestrian park with landscape features including a pedestrian bridge.

Outdoor amenities include a swimming pool, play areas (covered and uncovered), gazebos, community gardens, and a dog park. Building #1 6-story with 168 units for a total of 184,420 SF. There are also two ground floor retail shell areas totaling 22,765 SF. Building #2 4-story with 157 units for a total of 134,864 SF. Garage 9-level precast concrete parking garage with a total of 558 parking spaces.
  14. This one is still a ways out. It will probably be around March before a general contractor is selected.

Vetter Blvd. Owner/Developer: 5.2 Shenandoah, Ltd. a Joint Venture of Buckhead Investment Partners, Inc. and NorthGulf ZSP Architect: EDI Information: - 6-story parking garage with 4-story apartment wrap - Exterior finishes @ 80% masonry, 15% stucco, and 5% siding - 229 units @ 196,215 SF This project is out for construction pricing. Anticipated start of construction is January of 2022.
  16. This one is back out for budgetary construction pricing. Nothing has changed, same drawings as before.
  17. Looks like Avid Living is shopping this one around. There are two other GC's (that I am aware of) that are putting together budgetary construction pricing for the owner. A few changes: - 3-story parking with 6-story multifamily above - 238 units with 150,774 GSF (garage not included). - Two Ground Floor Retail areas, 1,810 SF and 2,220 SF - 85% stucco, 10% masonry, and 5% metal wall panel exterior Architect is still Meeks + Partners.

Project: Homewood Suites by Hilton - Houston Medical Center Address: 7755 Main Street Houston, TX 77030 Developer: HarDam Hotels & Housing Architect: MCS Architects, LLC Information: Levels 1 will consist of the hotel lobby, hotel bar, private dinning, and a small retail area. Levels 2-4 will be parking with levels 5-11 being hotel. Level 5 will have an outdoor terrace and pool deck. A total of 187 rooms and approximately 168,000 SF of occupied space. Braeswood Park Condominiums to be demolished.
  19. Project name: Studewood Mixed Use Development Address: 1023 Studewood Houston, TX 77008 Owner/Developer: Yawning Interests, LLC Architect: Heights Ventures Information: 3-story 14,500 SF mixed-use building with roof terrace at level 3.
  20. This is by the same owner/developer as 1933 Dryden, Morningstar Development Ventures, LLC . I would expect something very similar to what they are building there.
  21. It looks like the 9753 nine-story office building is slated to start back up the first of quarter 2022. Changes on the exterior, so permits were required.
