  1. The most Houston show I’ve ever seen on TV.
  2. Yes. Caps planned over portions of 69 (which is a “nice” term for the freeway). Also, Norcity has a primitive website for this food park: https://www.norcity.io
  3. The part of the site marked “A”—“outdoor activation coming soon.”
  4. I saw signage for Norcity in the Ion format when driving down Fannin today. It’s the northernmost lot in the district, across the street to the north of Fannin Square. Supposed to be a solar-powered food park per the signage. I’ll try to grab a photo on a less rainy day.
  5. As long as it’s not the good stuff we’re pouring out, sure. The old spine hospital on Calumet between Crawford and La Branch (just to the north of the X Houston site) is in a a similar boat, I think. My understanding is the OR’s are too small to realistically be used for much of anything other than injections, which limits the buyer pool to pain management and cosmetic.
  6. It’s still in the long term plan, for what that’s worth. I suspect the hotel will be next given Dr. Mann’s statements. I’m skeptical the tower will happen just given the difference in scale between it and other residential that’s been done in Houston and given the lack of a brand name developer (e.g. Hines, Skanska) behind it.
  7. This is the old Caydon parcel. That awkwardly named REIT acquired it at foreclosure last year. I guess the Oxberry guys have the land under contract judging by this and the listing on LoopNet.
  8. Hoping this will go the way of Boone Manor, which as @X.R. pointed out, added garage coverings after the original design was released.
  9. Considering the location, the restaurants list is eye-poppingly generic.
  10. Civitas Capital appears to be the group behind the entity that owns this parcel: https://www.civitascapital.com/closed-alternative-investments/
  11. The property was conveyed to “Shelter Montrose Owner, LLC” on June 27th. That entity got $40MM in construction financing:
  12. Bless them if they can get going with the impending rate increases.
  13. Not my best photographic work, but there were workers on site ripping out the concrete in the parking lot and removing some trees today:
  14. It works. The green marble goes with the various blue and green hues on the rest of the building. It’s downright fun.
  15. Maybe they’re using special materials to call Gozer the Gozerian like that building on the Upper West Side of New York.
  16. Happily, it looks like Levcor hasn’t updated its website. The parcel appears to have been sold by an entity affiliated with Levcor back in 2020: Edit: I do see vendor’s lien language in this warranty deed. Financing to the entity affiliated with Texas Central was provided by Frost Bank judging by a deed of trust from November 2021.
  17. I think of it as a 2010’s (yes, bleeding into the 2020’s now) version of what the Parklane, Spires, Houstonian hotel, and the Bristol were for the early 80’s. Similar design, not offensive, but not impressive either.
  18. The WSJ had an article as well: https://www.wsj.com/articles/chevron-to-downsize-in-california-remain-based-in-the-state-11656103820?st=0c596dvqujc5192&reflink=article_copyURL_share “Some of Chevron’s executives have long wanted to move the company’s headquarters to Texas, but its leadership has held off, largely because of the company’s long history in California and its assets there, such as its Richmond, Calif., refinery, according to people familiar with the matter.” “California lawmakers have previously considered imposing a severance tax that would tax oil production in the state. If California were to impose such a tax, that would likely prompt Chevron to reconsider keeping its headquarters in the state, one of the people said.”
