  1. Walked both land bridges today. From what I can best tell, the west bridge will allow for cyclists and the east bridge will be strictly pedestrians. A few reasons why: The east bridge zig zags up both sides of the hill and has the stone/step path leading to the strictly pedestrian Seymour Lieberman running trail. (around the golf course) The west bridge is one flowing continuous path (vs zig zagging) The west bridge seems to have better path lighting which would make sense for mixed use The west bridge gives you access to the street vs just the Seymour Lieberman running trail Most obvious, there were sign banning bikes on the east bridge and not on the west bride
  2. Any word on the hotel brand that is setting up here? With all of the hotel talk on the TMC3 forum, I got to thinking that this would be the best spot for a Ritz or Kimpton.
  3. The vines died during the Feb 2021 hard freeze. Instead of planting new wines and letting them grow back, they opted for the cheap gimmick.

  6. Not going to happen but at this point I wish the Regent Square team would just approach Hanover and make some sort of business deal where Hanover develops the parcel fronting Allen parkway or just outright sells it to them.

  8. Common bond opened a "light" concept with a limited menu and it just didn't work. In my opinion, if they had done a brasserie like downtown it would have thrived. Just look at the sushi restaurant on the Drew and Fannin corner. It has a regular crowd and is pretty busy on the weekends. The space has already been leased to an Acai bowl concept or chain. They started the remodel before Thanksgiving and it appears to be moving quickly.
  9. Agreed. Who is responsible for cleaning it up? City or county? Feels like spots of downtown and midtown have trended downward lately. Sick of it and ready for things to improve.
  10. I am dreaming but what are the chances of a signature bridge on Jensen over the bayou? New wider suspension bridge opening space underneath and adding bike lanes/wide sidewalks? ”The East River Bridge”
  11. Heard from multiple people that there were issues with irresponsible dog owners. Either completely oblivious to their dog's behavior or not cleaning after them.
  12. Ok, someone else has already mentioned it. What F with the asymmetry on that one floor? Was looking it up and down and started smiling until I saw the floor with a balcony on one corner and not the other. OCD activated! lol
  13. This CVS location is closing 7/14. Anyone have any insight on redevelopment for this site? Seems like a prime location for more multifamily or mixed use.
  14. Couldn’t get a pic but this looks really sharp with the blue lighting on the pyramid. Def gives it an extra edge that was not there before.
  15. Damn, that makes 7 Marriott’s off Main in Downtown. Think they need to expand to Midtown. A Moxy could do well in Midtown.

It is scaled back? yes Do I wish they had stuck with the original plans? yes Were those plans drawn up before covid? yes Was the construction that started before covid match the renderings? yes Did covid probably have a significant effects in altering those plans? Unfortunately, yes. I hear you but at least we are still have some momentum in the right direction.

  20. As this development finalizes, a random thought about this part of Montrose. That gas station a block away is increasingly growing out of place. So what is the solution? I saw this in DC and wonder when we might start seeing it Houston. Given the density and land value in Montrose I imagine it can be far off.
