It is hard to sell apartments next to a freeway. Witness the failure of the converted highrise on Bagby and Congress two blocks south of the post office. As far as I'm aware, no one has since tried to revive it in 15 years despite its great views of the skyline. It is smarter to wait until the freeway is moved and build a higher quality product.
Not here.

Post HTX Mall
QuoteTheir ideas, which were part of a national design competition, ranged from creating dense housing districts and public plazas to reusing the sprawling building to house restaurants, a produce market, sports fields and a rooftop movie theater.
One proposal combined thousands of residential units with an elevated park called the “the Hill at Houston.”
Quote“When people ask us why we saved the building, it’s because no one in their right mind would ever build a 5.5-acre rooftop that’s cast-in-place concrete,” Kirby Liu said. “This to us was an opportunity to create something like Central Park meets The High Line.”
OK 😳

Prefer a high rise. Buffalo Bayou needs more shade.
Hmmm from that location you would need a supertall tower.

We need someone to spill the beans here - high-rise residential? Any office or hotel use? Any retail besides HEB?

Five towers? Who even has enough money to build five towers/buildings?
This guy has more faith in Midtown than probably half the people on this forum. If this even gets to a completed phase II, and lets say he forgoes the last two buildings, this is still a massively transformative project for that space. And they are close to the "innovation district" so lets say some techie wants to stay at a hotel close by, its going to be his hotel. They want to go to retail? Its probably his shops.
I'm excited, don't take me wrong, but I almost can't believe that they are proceeding with Phase II with as much gusto as that article states. Its almost like Midtown won some kind of lottery.

Do the plans still include a pedestrian bridge over Allen Pkwy? I think that would be a cool feature.
Pedesestrian bridge was unnecessary. Use the crosswalk.

It’s only good news if it sells to a new owner who has immediate plans to do something with this property.
Hopefully, a new owner with vision can make it into something great.
Make it our next building implosion.

Ah which means more jaywalkers like the two with the dog. If a new crosswalk was depicted as well it'd make sense.

It takes the help of the city and a number of projects to make an area more pedestrian friendly. The developers of this project utilized the land very well and it's walking distance to Downtown so I don't get the complaints. Also Allen Parkway was recently redone to make it safer for pedestrians, for those who won't use the skywalk. A number of urban projects (Buffalo Heights District, Regent Square) are planned here, so we're off to a great start, it just takes time.

That's a shame...
Hey, it's a good selling feature for those who'll be interested in a condo here! Views of Downtown that will never be obstructed.
I love how they've placed so much on 6 acres, utilizing the plot very well. This is how you do a mixed-use development.
