Beginning site work on our first ground up build - our second location of Giant Leap Coffee.

  3. So, I did a search on the county clerk's website. I saw documentation from August 2019 referring to 2714 White Oak Dr. The documentation referenced a parking lease agreement. The parking in the attached documents for referred to the White Oak lots which are lots 14 and 15 combined as shown in the replat in the 2714 White Oak Dr thread (thread is here). The combined lots are 2714 White Oak Dr.South Heights Purchase Company ( 2805 White Oak Dr ) and Heights Studemont Purchase (the former Fitzgerald's venue soon to be mixed use at 2706 White Oak Dr) are listed as the tenants. Lot 14 & 15 Purchase Company LLC as landlord (2714 White Oak).There's nothing (at least when I skimmed the document) specifying what kind of parking: surface parking or automated parking garage.With space being limited and Easy Park & Verde's public remarks on providing more parking in the White Oak District by way of a parking garage, I don't think the 2714 White Oak Dr property will be converted into a surface lot for parking.2714 White Oak Dr is likely still the site of the automated parking garage as depicted in the site maps shown in the thread for 2714 White Oak Dr (thread is here). I wish we could get a definitive answer from the developer.

  5. Thanks, @Angostura Easy Park's original plan for the automated parking garage location was 2912 White Oak Dr (reupped thread about it here). The location of the automated parking garage switched to this address, 2714 White Oak in the spring. A replat for it was submitted to the city in July or August of this year. So, it seemed this property is or could be the site for the garage. I suppose we won't know for sure until details leak and documents are posted online. ☹️

But is a similar business like Belvedere needed? A club seems out of place with the new changes.

Alexander's Holdings. As of this week, the site for Merus Grill is up. This is the restaurant opening in Uptown Park at 1180-1 Uptown Park Blvd. There is also an opening date listed: November 2019.

Last week, the always late reporting Houston Business Journal "revealed" the name of the J. Alexander restaurant coming to Uptown Park. As posted in this thread in April, the name of the restaurant is Merus Grill, but here's HBJ's "news" anyway: Nashville, Tennessee-based J. Alexander’s Holding Inc. (NYSE: JAX) will open a new concept, Merus Grill, in Uptown Park this November, a spokesperson for the company confirmed. Permits filed with the city of Houston show that a restaurant called Merus Grill will be built at 1180 Uptown Park Blvd. In March, J. I guess Eden Properties isn't ready to broadcast some of the spaces marked available have been leased or new tenants are in lease negotiations. The spaces for Ethan Allen, The Rustic and a handful of others were marked available, but were filled as we know now (and was shared to HAIF before Eden sent press releases out). I think that's the same here. Belvedere's space has been claimed (posted above for those who missed it). It's only a matter of time before Houston Chronicle or CultureMap get a hold of the news and run their obits for the club. Then Houston Business Journal, PaperCity and probably local news will run with it since whatever restaurant or bar news that's shared thousands of times (or shows interest on Reddit or HAIF) is stolen and reported on their station without providing their source.

There was already a mixture of residential and commercial on the section between Durham and Shepherd, but the traffic has increased since the new HEB opened, since more people are using 24th to get there.

This is one of those few and far in between rare moments when I agree with Ross. But he did take the words out of my mouth. Properties between N Durham and N Shepherd Dr are going commercial, with homeowners selling their homes to commercial developers. Infill commercial development in that pocket of the Heights is increasing by the day. Imagine living on one of those streets between N Durham and N Shepherd with new commercial businesses next door. There's increased traffic and noise contributing to a lower quality of life for homes next door. There aren't many people who'd want to live with that.

That's likely to happen to any house in that area, since retail is taking over between Durham, and Shepherd. No one wants to be the last house in the middle of retail.
  20. More details on Half Price Books impending March 2020 closing from CultureMap. The publication also reached out to the building's owner for details and asked if another tenant has signed on. From CultureMap Houston on Friday: On Wednesday, November 6, it was reported that Half Price Books on 2537 University Blvd., a bookstore that has been at that location for four decades, will be closing its doors early next year. ..."Unfortunately, rent prices have gone up," says Emily Bruce, Half Price's public relations manager. "We couldn't afford to stay in the area." According to Debbie Sheets, property manager and leasing agent for Dutch Line Properties (aka the property owners), there were negotiations between with Half Price regarding what they could pay in order to stay. Sadly, both parties couldn't work it out. "We couldn't agree on a price," says Sheets. "The property's worth more than the rent they could afford." Bruce says the Rice Village location will officially close on Sunday, March 8. And although there hasn't been any plans to move the business to another locations, Bruce insists that "the management team always keeps an eye out for new locations."   21. 1500 Oliver St may be part of the Dock High District (I think) within the Sawyer Yards. The property sits next to Lovett's other development at 1201 Oliver St in the First Ward. The property is included on the Sawyer Yards Masterplan below. There is no listing of this property on Lovett Commercial's website yet, but that doesn't mean it won't in the future. Both 1201 Oliver and 1505 Oliver St were marked as retail development for a year or longer before Lovett published materials / announced plans for both. That could be true of this property.

This is the property next to Lowell Street Market in the Heights area in Houston. From Houston Business Journal this evening: A new retail development is going up at 726 W. 18th St., between North Shepherd Street and North Durham Drive in the Heights. The project, called Lowell Street Annex, is unrelated to the Lowell Street Market development next door — the names are merely similar. Matthew Dunn, an associate in the Houston office of Dallas-based Weitzman Group, is handling leasing as Lowell Street Annex looks for tenants. “Because of the location in a neighborhood of active residents, and with high-end fitness concept Sweat 1000 across the street, we’re marketing to a mix of uses, including health and wellness uses such as spas, juice bars and waxing concepts,” Dunn said in a release. The contractor for the project is Texana Builders, the architect is Robert Charles with Veritas AEC. Both firms are based in Houston. The property owner was not disclosed.
