  1. Is this going to be connected to the tunnels? It'd be cool to get more retail that was at street level and in the tunnels. I agree that it would look good with some restaurants and other retail in two above ground stories so they can have balconies overlooking the park but that doesn't seem to be in the cards for this one.
  2. Was driving down Travis this morning and noticed someone surveying the surface parking lot that takes up the other half of the Savoy's block. Anyone have an idea it's for? Why would they need to survey the whole block for renovations on the already existing building?
  3. Some confusing but interesting information I found regarding Hines' new tower. They both seem to indicate that it for sure is going forward in early 2014 with PM Realty's report even going as far as to say they were going to go spec. Bisnow's information is confusing because if says, "But the CBD has been stable for the last 15 years. In that time, only four multitenant office towers were built in the submarket, and now there are none under construction and only two slated to break ground before year-end 2014. And those are already 60% pre-committed; Hines' 800k SF tower at 609 Main doesn't have a tenant yet, but Chevron's 50-story tower is owner-occupied." Since Chevron's building is owner-occupied why would they bring it up since it is not multitenant? Even if it was with some quick math, dividing Chevron's 1.7 mil sq ft of occupied space by the 2.5 mil sq ft between the 2 buildings it comes out to 68% occupancy. Unless of course they are only occupying 1.5 mil and renting out another 200k of space for amenities.   4. I didn't think about that even though I knew that Alliance was putting up those apartments on the adjacent block. I wonder if that was planned!

  7. Pretty sure if you reread the comments hoothrewpoo is saying the the large tenants in the market for space right now would rather look in the Energy Corridor or the Woodlands instead of downtown. Since she said previously that the next 1-2 Mil Sq Ft of absorption would probably be in the EC.
  8. The Energy Corridor has great growth now, but I feel like future mobility problems could hamper growth in the future. They really only have 1 major thoroughfare, I10, and besides a car sharing program or two they haven't really invested in any other methods of transportation. What happens when the next wave of 3-5 Mil sq ft of office space is delivered? Possibly widen I10 some more? I'm sure they could implement buses quickly but that doesn't seem much of a solution when the streets are clogged. Then again, The Galleria seems to have much greater transportation challenges and developers are still cramming buildings in there.

  10. Personally this is by far the best of the three proposed office towers. It is confusing that they wouldn't publicly release the renderings earlier to get more attention and better compete with Hines and Skanska who have had their renderings and building information floating around for a while. Unless they were able to equally market this tower to tenants without using Houston Real Estate media?

  12. Culture Map has an article too that makes it seem like something is going to be devloped in Greenway.   13. Once they finally got going this thing has really gone up fast! Puts the Soverign and even SkyHouse to a lesser extent to shame.
  14. But what's the tax rate on a $250,000,000+ building? They'll, in all likelihood, pay more than the $14,700,000 in tax rebates that they are getting, at least over a few years(5-10) and then the city and state profit for the remaining life of the building. That's not even including the taxes gained from the 1,700 high paying jobs Chevron will create(they'll probably have nice size houses who cares about the Feds). I also think it is a good example for other companies looking to build in Houston that the city and state want them here. Edit: The city council approved a $1,000,000 tax rebate for a freaking Costco in KATY. Outside city limits. And they are questioning if they should give a MUCH bigger project just a little more?! I'm holding back obscenities for their incompetence.
  15. It'd probably be better to just compare it to the Devon tower, same floor count with slightly less total space. Wouldn't be surprising if it were over 800 feet.

Ha!!! What are you smoking?! Before the 80′s bust there were several 100+ story towers on the drawing board and some are being revived. You will soon see an 85 story and 100+ story towers going up in DTHouston." It would be interesting if he was telling the truth, but there's just something about his posts on that topic that make me think he's the one smoking something...
  18. They are looking to go spec that's great! Edit: I read it too fast it sounds like they are having great tenant demand and might have a large tenant signing on.
  19. I like the updated skyline picture with Five Allen Center covering Three Allen Center. The blue with all the other new glass buildings gives the skyline a more modern feel. Linbeck's building looks goofy over there all by itself though.
