  1. I'm sure we will find out in the near future! If they plan a Dec 2015 finish then they should be transitioning from demolition to foundation work pretty quick right?
  2. It keeps growing while 5AC keeps shrinking! They sure are dragging their feet, but it's good to see that it looks like they're going to go through with the project. I like the building even if it is a little boxy. :]
  3. Passed by yesterday and there were quite a few vehicles on the property. Also saw 4 or 5 people walking in and out of the building itself so hopefully things start ramping up.
  4. Some more interesting information about the Southmore. It didn't look like it from the the floor plan renderings, but it sounds like they are thinking about putting some retail facing the public (within "designated hours") park planned for one portion of the property. http://www.bizjournals.com/houston/blog/breaking-ground/2013/10/exclusive-hines-to-move-forward-on.html?page=all
  5. Great find! I was curious from the aerials what they planned to do with the portion of land they are leaving vacant.
  6. 2014 is looking like it will be a great year for Houston so far. No reason to scrap this one yet. If things start getting derailed in the next 3-6 months then we can start worrying because this isn't the only project that wouldn't be built.
  7. Is the City of Houston planning this? Is there anymore concrete information? It looks like it has some retail on the first floor which would be pretty cool! This might just be the mixed-used tower that we need anchoring the parking district. (;
  8. And quite a bit faster than expected! Nice to see some developers are chomping at the bit to get their developments going.
  9. First it is apartments and retail that they are currently working on; nothing has been said about office space being started yet. What they seem to be starting is the park square in the rendering, although the rendering really isn't accurate anymore. The Sovereign was initially deemed phase 1 of Regent Square because it looks like the site is situated where some mid rise apartments were planned. Then in March or whenever they announced that phase 2 was going forward, but somewhere in there the Sovereign was separated from Regent Square as seen from their webpage. That's why it seems like they are just now working on phase 1, although they've had some of that equipment on the site for months. What they just recently started, and seems to be phase 1 of the actual Regent Square development: http://www.bizjournals.com/houston/blog/breaking-ground/2013/02/regent-square-to-roll-out-phase-two.html What they said was phase 1: http://www.bizjournals.com/houston/print-edition/2012/06/01/regent-square-gets-new-lease-on-life.html
  10. I'm interested to see their master plan to get an idea for how they want to grow this project. It seems they are putting some real thought into this, and the more I read about it the better it seems to turn out which is refreshing. Great things are happening in Houston!
  11. What you forgot to mention was that it was 92% leased! Got a nice sized lease right before they unloaded it. http://blog.chron.com/primeproperty/2013/09/skanska-sells-galleria-area-office-tower/
  12. I was just speculating based off some of their work in Chicago. Sorry for the confusion!
  13. It looks like they don't have very big footprints though so maybe they can help fill in some blocks. The density is nice though! I'm just hoping that downtown can continue this momentum once the incentive money is all gone.
  14. Yea the Fox coverage alluded to retail and even some residential for the site. It's my understanding that Hilcorp got some tax incentives to include retail in their project to help anchor that retail district they want to make downtown. Doesn't seem like they could fit residential in it if it is only 23 stories though.
  15. You'd think this news would be in the developers favor. http://blog.chron.com/primeproperty/2013/09/home-prices-near-ashby-high-rise-skyrocket/
  16. You seem to be right, because after adding up all the none owner-occupied office buildings proposed it comes out to quite a bit of space: 800 Bell Redevelopment - 1.3 Mil 609 Main - 1 Mil 5 Allen Center - 1 Mil International Tower ~ 750k Capitol Tower - 700k 6 Houston Center - 600k Since 800 Bell, 609 Main, and 6 Houston Center all looking like they will move forward quickly, that makes for almost 3 mil sf of new space. I'm only guessing that doesn't bode well for International Tower, let alone 5 AC. I agree with Urbannizer that Skanska seems to be moving forward with Capitol Tower ,which could make for 3.6 mil sf under construction in the next couple years, but they sure are dragging their feet. Maybe has something to do with competition downtown and their Galleria tower leasing up slowly?
  17. Maybe they are selling it? It says, "The Downtown Houston Icon Available 01/01/2014" in this weeks HBJ.
  18. Think it could have anything to do with the crown? Maybe to show it would have the height of a 46 story building and make Hines' apartment tower look shorter in comparison. Would make their apartment tower look shorter because without it(and the apartment tower now proposed on Block 35) it would be the tallest building for a couple blocks around the park. If not it seems like the floor count of a proposed tower changes every other week.
  19. Here's another article by bisnow that briefly mentions the Marriot Marquis and that, "Preconstruction will last into 2014; look for groundbreaking in Q4 and a 26-month build schedule." Does that mean they will break ground this year but the Q1 construction start that has been previously mentioned is for vertical construction? http://www.bisnow.com/commercial-real-estate/houston/the-deal-sheet-hou-091013/
  20. From what this article said,"...The building will contain ground-floor retail space and be connected to downtown’s tunnel system through the BG Group Place building and eventually to another high-rise planned to the north of the property." I can only presume the building to the north would be this one. Is it odd that Hines would go through the new Texaco building after it's renovated to connect one of their buildings to the tunnel system? Hines is so tricky. http://blog.chron.com/primeproperty/2013/08/old-texaco-building-getting-a-new-life/#comments
  21. With the residential incentive ending in 2016 there should be at least 2500 units added or under construction by then. Hopefully that means we get some pretty interesting towers! So the residential part of downtown will be be vastly different. It is yet to be seen if it can get it's mojo back to attract office tenants to a shiny 40+ story tower instead of a cheaper building in the burbs.
  22. And they've done a good job of keeping if under wraps seeing as it looks like the 50 story tower we were hearing about in December when Hines' was 48 also.
  23. I agree. I understand it is a little to do with the perspective but I doubt it will dwarf the Chase tower like that...
