  3. I just think that it is embarrassing that San Antonio has a better downtown than Houston as far as lively vibe goes Heck I have not mentioned Austins' downtown night life thank God they don't have a mall like this in the works
  4. so far the renderings I have seen look like you can only do that from main st, but not on the the sides streets. that is very much like Horton plaza, but that is not my point at all. I am saying that smaller cities have already built projects like this. Houston is behind the bell curve. And no I don't want Houston to look like any other city or follow their example. I want Houston to have a strong vibrant city core
  5. I wish I could have said all that the same way I totally agree It is sad to that Houston being such a large city that it is does not have something like this in it downtown. Heck even Horton Plaza in San Diego invokes this wonderful city vive Here is a picture and great example of another city that is smaller then Houston and has a vibrant city central mall it is a view from of the Riverwalk from the Rivercenter Mall in downtown San Antonio
  6. Yes that is the one the paper was talking about. central square is not being developed but the building on corner of Gray and Milam will be developed soon and that is what this topic is about. Does anyone know anything about it?

  8. regarding Winners. I always liked getting lost between the clothing racks. I think even back then I was too embarrassed to be seen at such a low cost store even though it was all my family could afford at the time

  10. good point texasboy, but I think their grips are rooted in the fact that Virgin is mostly a top 40 record store. [this current discussion reminds me of the movie High Fidelity with John Cusack and Jack Black. the characters in it were record sales people who were avid music listeners and were happy being the pompous elitist who held the gate key to modern music history.] However, if a Virgin record store cant attract repeat business then what good is it that it is at this development. I mean I have been to one of these stores and always thought cool I could find any thing here. But after my initial visit I did see a reason to go back. Virgin Record Stores may want to revamp their format and this a topic that could get started altogether on a different thread. I have a few Ideas but will keep them to myself at this time.

  12. I think yes this area is in a down turn and has been since the early 80's but the area is long over due for a renewal and revitalization. I know a few gay people who moved into that area b/c they were priced out of the Montrose and the heights. But the fact it that the area needs good community leadership and a will from the people who are willing to remodel homes. The fact that gay people are moving to the area, in my opinion, will help the area in the long run b/c they are know for revitalizing neighborhoods, because they have a larger disposable income.

Or were they just allowed to live on the East End and Spring Branch and The Heights? What neighborhood in Houston is considered to be exclusively for the rich Hispanic folk?

  17. The Metropolitan Transit Authority has chosen Transwestern Development Co to develop this mixed use projects. Chase is building a drive-through brand at Washington and studemont . wow you must be physic or something seen that you said this back in April of this year I don't see the need for a simple target format anymore I think all the Targets being built now will be super targets or a wash down version similar to the one on San Felipe

It that kind of attitude that makes some neighborhoods redevelopments and low price a well kept secret. before I mean long before the heights was as popular as it is now some people said the same thing about redeveloping it, granted there are few if any mansion there but when the secret was let out; price sky-rocketed. I am a firm believer that all neighborhood inside the 610 loop will be revitalized to a point that we they all could be called gentrified
  20. the only reason west university was developed was because Jewish people wanting to live in River Oaks but could not. Therefore, both neighborhoods have long been sought after because the people we lived in them had money. Both neighborhoods have never seen downturns when people exit the neighborhood and the properties decline in value. No most homes in both neighborhood have only appreciated in value.
  21. what would be cooler is if some would build and on demand system that works like elevators you could stand at a station and press the button and the tram would arrive at your location you press the button for the location you want and if no gets on you will go directly to your location. it would work in any location too small to have multiple rail lines but too spread out to be walkable like the energy corridor and the park ten galleria or any edge city location all could be joined by light rail an/or subway, or commuter rail

  23. So Red did you paint that yourself? I don't recognize the painting much less the artist . WHO did it and what is it called? Red what do you think is this project on track to get built or delayed indefinitely. I for one think that it is on track, but it may get delayed you are right there are a ton of factors that a company needs to consider before things of this size get built. As Red said earlier houston's office market is at 20 vacancy. y'all cant forget a that a portion of the Pavilion's has offices designed into the project and perhaps this may have delayed project if they decided to make any changes
