GROUNDBREAKING ANNOUNCED!!!
Nov. 6th. Boo -Yah!
http://www.bizjournals.com/houston/stories.../09/daily3.html
How about we make this thread longer and have a contest for pictures of the progress on HP?
-
I would assume so. That seems to be a somewhat standard Wachovia design, and it's pretty nice to look at.
FYI - If anyone is interested, here's a gallery of photos of my place: MGP2.
Your place sould be features on the FINE channel show Dwell

Are you serious?!!! On an architecture forum and that's what you have to say about contemporary design? That brick design is pseudo-architecture. It's trite, uninspired, mundane, and is a fake-historic representation of something else. It's just as inspired as Perry Homes or CVS.
LOL I totally agree I think I like the modern one more.

That looks beautiful! I've noticed there are a lot of twin type projects in Houston.
Here is an other prospective of the work in progress...

Cheers to all...lurker here for about a year and decided to start posting since I have heard nothing about this development at the corner of Binz and La Branch across from the Children's Museum. Sign on the property has a high-rise and says it's condo and medical office? Just wondering if anyone has any info...next time I am out I will snap a photo of the sign and post.

Switch to medical tower
A developer who had planned to build an upscale residential tower near the Museum District and the Medical Center has changed course. Instead of selling places to live, he now wants to sell places to work.
Peter Sareyani, a New York developer who owns almost an acre on Binz between Austin and LaBranch, said he plans to build a medical tower where doctors can buy office space as well as share in the profits of a surgical center. The building will also include hotel-type suites for recovering patients.
The 2,500-square-foot office will cost about $750,000.
Before the building breaks ground, about 30 doctors must commit to buying space there. So far, Sareyani said he has about 18 nailed down.
And he's still negotiating with a group to manage the property and its medical operations.
Ziegler Cooper Architects has designed the building, which could have 12 to 14 stories, with the top levels used for upscale recovery suites.
Sareyani envisions the facility catering primarily to plastic and orthopedic surgeons.
He said there's a demand for space where patients can see their doctors, undergo minor surgery and recover all in one facility.
"I think it will shorten time for everyone and be more profitable for the doctor," said Sareyani, president of Binz Medcorp.

Does any one know why they dug up the asphalt on the corner of the lot on the block of San Jacinto St and Polk St? They started on that right after they announced that the Pavilions was going to be built I would have gotten a picture of the crew but every time I was downtown I did not have my camera with me this is what it looked like on June 10th.
-
these projects are slow and methodical. the denver pavilions had the same type of reaction by the community before they broke ground. this project seems to be moving ahead quite steadily. and, you didn't hear it from me but that book store you're talking about... it might just be there. and, many of us are going to be excited by news surfacing about this project in the next couple of months. be patient guys things aren't looking that bad
Always the voice of reason and full of knowledge
THANK you largeTEXAS

You ever heard of the 24 drinking game? Every-time Bauer says "damn" or "dammit", you and your friends are supposed to drink a shot Just throwing that out there. Ah, DJ games
Back on subject, can anyone see a Barnes & Noble or Borders with extended hours at the Pavillions? It'd be nice to walk to a bookstore/coffee shop at 3:30am and read a book or hang out all night on a balcony or patio downtown with no alcohol involved. I'd DEFINATELY go there after a dj set, clubbing, or hanging out at House of Blues or Main Street. Do you think other Historians would also?
I think if downtown gets a large bookstore like that it will be some time after they build the new apartment high-rise on the plans and I also think it would make sense to build it next to the Spaghetti Warehouse to catch the university of Houston downtown crowd
DJ that sounds like a fun game but I don't drink did y'all see the finally last night I cant wait until next season Jan 7, 07

Anyone know the status of this place? When I was back in town I use to pass by this place all the time. While watching the Astros on TV I would see it in the background. It looks complete.
Have they started on that plaza up front?
What's the status on that juvenile court or is it jail? I believe It was an existing building they were renovating.
I've looked through pass threads, couldnt find anything(didn't look hard though).
I'm sure y'all would know.
when are they going to start work on the plaza? that parking lot is an eyesore now! and does anyone know if it will be level ground or if it will follow the current grade?

Barnes & Noble Takes Dibs on 29,000 SF in Town Center Project
By Amy Wolff Sorter
Last updated: April 13, 2006 06:31pm
(For more retail coverage, click GlobeSt.com/RETAIL.)
PEARLAND, TX-Barnes & Noble is taking 29,000 sf of anchor space in a long-term deal for the proposed 150-acre Pearland Town Center.
The national bookseller joins anchors Dillard's and Macy's, which have inked leases for a combined 355,000 sf of the 700,000-sf power center, set to rise at the intersection of FM 518 and Texas 288. Construction will begin in late 2006, with a completion scheduled for late 2008. "In general, we're phasing the construction and working on everything concurrently," says Michael Lebovitz, senior vice president of CBL & Associates Properties Inc. in Chattanooga, TN.
CBL, the developer on the project, also is handling leasing. "We're negotiating for about 80 to 85% of the space," Lebovitz tells GlobeSt.com. "We've had a tremendous amount of interest from national retailers in this project."
Lebovitz wouldn't comment on a specific preleasing goal, but did indicate that, on the basis of interest received, Pearland Town Center should enjoy a strong tenant base when opening date comes around. "We just opened Southaven Towne Center in Mississippi, same type of center, and it was 100% leased when it opened," Lebovitz says. "We have a pretty strong track record with these types of projects."
Lebovitz says one major focus for the Pearland Town Center leasing campaign is making deals with quality, sit-down restaurants. "In today's world, restaurants act as anchors so we're working with several restaurants and will be announcing those in the near future," Lebovitz adds.
Pearland Town Center's quoted rate isn't available. The going rate, on average, for retail space in the immediate area ranges from $20 per sf to $25 per sf.
Pearland Town Center is being constructed in a submarket that is boasting huge gains in residential housing and retail development. Other projects on the docket for the area are the 800,000-sf Promenade Shops at Shadow Creek and 700,000-sf Crossing at 518.

This should be a very nice development.
Pearland Town Center:
Will be at the South West Corner of Hwy 288 & FM 518

If you guys are so interested in rail, write letters. Metro keeps hearing from all those that oppose it. http://www.houstonarchitecture.info/haif2/...pic=5103&st=250
welcome to page
Is this better? Houstonian in Iraq
-
Well, some one is bound to say it I'm surprise DJ V Lawrence hasn't said it yet .......
welcome to PAGE 23 EVERYONE!!!!!
I'm thinking you might be mistaken. There are only three surface lots on the site that will soon be HP.
Might of mistaken the building and lot east of the three lots
Darn you beat me to the punchline. Oh well welcome all to page
-
So far the blocks in question are still parking lots. I had the opportunity to go by the area today. What IS interesting though is that the METRO maps along the rail line show the three blocks as a commerical project that is already completed. Maybe they can forsee the future?
I drive by the area about four times a week. they are working on some thing they are digging I don't know if it is the construction crew or the city preparing the land
-
I don't believe ANY groundbreaking has occurred. When they announced the project/House of Blues, I believe they said groundbreaking would be in May.
But they are currently working on something on the land in question. I would belive if this is not a groundbreaking then the city is getting the area ready to be worked on?
-
That was actually a different project being worked on by Crescent Real Estate and Entertainment Development Group. It would have been called Pavilions at Houston Center. It would have been to the east of the Shops at Houston Center, on land that Crescent has since sold (at least they have sold most of it...) The proposal was very preliminary and (if I may state the obvious) never went any where. One of the renderings earlier in this thread was actually from that proposal, not the Houston Pavilions project which is actually coming to fruition. And Houston Pavilions has a totally different team of architects.
Intresting so what we thought was going up was never going to happen but we still got somthing cool like this. nice!
are we on page 23 yet?
-
The parking garage already exists. The developers of the Houston Pavilions have leased it for use as part of the Houston Pavilions. As shown in the renderings, there will be a skywalk connecting it to the Pavilions. The tall tower across the street to the south also exists. I don't recall its name, but it is definitely there.
Okay, now I see the rendering you're talking about. They have definitely taken some liberties with the heights of those towers in the distance to the south.
This project was supposed to b seven blocks before it was scaled down. If you visit and read the description of the project on the website for the architect firm that designed the project it is discribed as a much larger development.
-
How about a couple pics on this thread, then have a link to a photo thread with the rest of your pics.
I may do that .
-
Rizpekt.
So, I think I will be taking pictures of the project as it progresses .
Should I post them on here or should I start a new topic under Houston photos?
-
^^ You're trying to get this to page 23 aren't you?
Why do you think that
-
Just saw these on the website. Don't remember seeing them yet.
This place is going to be BIG.
for those of you who dont know here is the link to the website.

The Houston Club sucks all fitness centers' business downtown...
If the Houston Club sucks so much why do people pay 30,000 a year for memberships?
Welcome to page
And a great big check for all who made this page possible

Then whats that Building they have off of Washington?
Sales office near their developments?
-
They're headquartered on Washington I think... Right close to my house. I believe they're the ones behind those town homes with retail at the bottom close to Downtown, along Washington as well. Their a new player in the neighborhood, building up the "Castillas" (I think that's what there called), which, 2 years ago, HHN controlled the West End in Town Home Development. But new projects like the 5 story Jackson Hill project, and those weird little town home villages were the steel factories were...
Good to see them developed down there!
I think their building was in a rap video for a local artist
