  1. It is a shame this project doesn’t have multi family. In an ideal world, this project would include a couple of apartment towers and turn the warehouse into an HEB and maybe a small office component.
  2. There is a giant sign up across the front glass wall of the lobby that says “Banc of America Tower”.

  5. Looks like they are on the 26th floor. The “above podium” floors will almost double when this tower is finished - just as a reference for how high the final product will be.
  6. Wasn’t there litigation pending related to this tower? Maybe the speed at which construction is progressing and the lack of any formal ground breaking publicity is because of the litigation.
  7. People who don’t want the hassle of maintaining a home and prefer the lock and leave lifestyle. I know some people that sold their primary residence and rent a high rise unit - they spend a lot of time at their second home in Colorado and don’t need a large single family house anymore since their kids are grown. They are in Houston about half the year.
  8. Looks like 5656 San Felipe is near the intersection of San Felipe and Chimney Rock. Seems like this building is going to tower over Tanglewood. Wouldn’t be surprised to see some Ashby-style resistance to this development.
  9. Developers typically sell as soon as the project is stabilized to a company that intends to hold the property for the long term.
  10. The rendering looks nice, but the inner loop needs these older more affordable apartment buildings IMO. Seems like they are all getting torn down for high priced luxury units.
  11. Waste Management and V&E are both moving out of 1001 Fannin. That building will be 2/3 empty when they leave if no other tenants take their place.
  12. Hopefully they don’t put a giant purple neon “W” at the top of the tower. Central Market at the base of a residential tower would be a dream development for downtown.
  13. I know a few people at Oxy. All of them are unhappy about the move and are looking for other opportunities. I think Oxy made this decision prior to Harvey. You have to question why they are moving to an office that is right below the reservoirs. Greenway Plaza was high and dry.
