  1. For the past few months there is nighttime construction on IH-69 from about the Grand Parkway to FM 762. This section of the freeway was only completed in the last 3-4 years. They are replacing/moving the high mast lighting along the entire stretch. The new bases are being poured less than 10 feet away from the existing base. Seems like a complete waste of $$ to replace practically brand new lights. Anybody have any clue why this would be done?
  2. Many many years ago (Maybe beginning in the 80's?) there was a big proposal going around for a third large airport out west in Katy. Lots of fighting over the Katy Prairie, etc. I think it finally died in the late 90's. But not sure.
  3. Interesting - seems like a expensive place for a new competitor to Tractor Supply -which has moved twice in the last 10 years or so. Old store was on First Street - now a VFW hall. Moved over to a brand new store across from the Wal-Mart at intersection of Reading and Avenue I. That lasted a few years until they moved to yet another new site on IH-69 just north of Legacy Ford. And the old store across from Wal-Mart is now a church. Another Tractor Supply competitor popped up in the old Office Depot store in front of Wal-Mart. (when Office Depot merged with Office Max and consolidated in Brazos Town Center) It was a Chinese owned Tractor Supply knock-off/restaurant supply store. Had a Chinese restaurant in the front. Really strange mix of goods - could get your horse feed and a stock pot big enough to take a bath in. + knock-off tractor implements in the yard. It only stayed open about a year or so. City Farmer on s. Highway 36 closed a few years back - now a boat consignment lot. Just trying to figure out how another farm supply store thinks it can make it - Rosenberg is changing and filling up with subdivisions. All the people wanting to play farmer are moving out to Needville and beyond. Which has it's own local farm supply store.
  4. I want to correct something I said above - I unfairly maligned Manvel. It was Iowa Colony - blip on Highway 288 just south of Manvel that was the speedtrap, not Manvel. I apologize to all of the Manvellians out there. I bought a pickup off the side of the road parked on Highway 6 back in the day while passing through Manvel on the way to Galveston. That's why Manvel stuck in my brain. It's been too many years, but that was a great truck. Wish I still had it.
  5. Manvel for years was nothing but a speed trap on Highway 288. They had annexed about 50' on either side of the two or three county roads that crossed 288. So about every 1/2 mile you were briefly in Manvel. Their town hall was a t-shack, where the traffic court was. Probably a 16' x 40' building at most. But it would have a half-dozen police cars out front. For a town of under 1000. It's amazing to drive thru that area now and see how much that scrub-land is going for these days.
  6. Shopped in multiple Wiener's growing up. They seemed to be aiming to be the main clothing store in every large town in Texas - usually in the local shopping center anchored by a Kroger's or similar. It was often the only place in town you could buy gym clothes with the local school mascot that seemed to be mandatory to wear to P,E. And every Wiener's store I was ever in had the same smell. I guess it was their cleaning products. Wasn't the most pleasant aroma.
  7. Round-tripped through Hobby last week. Had not flown out of that airport in about 17 years or so. It's a lot nicer than it was back then. But the roads around it - especially around the parking lots - don't think any repairs have been made since I was last there. Even as a kid - I remember about being bounced out of the car going there. Just odd that a major gateway to Houston has such a rough welcome to visitors.

  9. That's the property - sorry for the confusing location description. Thanks for the link to other thread. No signs or anything - but a lot of activity. Definitely more than for some 3-story apartments. You can see the outline of the road locations on the South parcel from FM 762 to the interstate. The large "water feature" in the north parcel is interesting. Rabbs Bayou is either a raging torrent or trickle - depending on previous weeks precipitation. Guess some kind of control structure will be built to maintain the level appearing in the plan above. And the Manford Blvd note is indeed strange. Conceivably - where Manford makes a hard 90-degree turn and dead ends in to Sovereign Circle - it could keep going straight and stop at the Southwest Freeway - then pick up across the freeway in the north parcel. That is approximately where the northern most road is showing in the office parcel. Looks like they are just building around the cemetery - but it appears to have road access still.

The dispute that he is talking about is because both the George Ranch foundation which owns a lot of land in the area and the Signorelli company both want the interchange of Fort Bend Parkway and the Grand Parkway to be on their property. It's a couple of miles either way movement - but lots of $ at stake. I can't find the article about it - but here is a link to what Signorelli is planning: 14,000 homes - 4700 acres. Austin Point
  11. It pretty much could. It was designed to survive a hurricane hit (can't remember Cat 4 or Cat 5). Backup power, living spaces etc. - was occupied 24/7. Housed the control room for a pipeline network that could not go down ever.

  13. Both sides of I-69 on the north-east side of FM 762 have had a lot of utility and dirt work. Both of them are very large tracts. On the outbound side, it's the field bounded by Rabb's Bayou and the back side of the Del Webb community. A large berm has been constructed along the feeder road. Assuming some sort of flood control. On the inbound side, a lot of of drainage was put in and it looks like Cemetery Road might be being repaved/connected to the feeder road. And the dirt work wraps around Jones Cemetery and all the way back to FM 762 and up to Rabbs Bayou on the north side. Does anybody have any idea what is being developed? Is the HEB center expanding? The amount of dirt being moved is almost as big as the Brazos Town Center footprints.
  14. Wow. A lot of time spent to prove something on the internet. smh. That's fine. But a lot of those restaurants over the last year and a half had severely curtailed hours - especially on weekends. Their published times definitely say one thing. But when the paper sign on the door says closed - it doesn't matter what the published hours are. The reliably open ones within a short distance of TCH a were Halal Brothers, the poke place next door to them, Starbucks, McDonalds, Burger King and Mod. Salata starting getting better with their hours towards the end of our stay. The BBQ restaurant was one in particular that was never open on Sat/Sun. It was a specific destination several times as it sounded good. But every time headed that way - closed for the day sign was up. Admittedly did not try the hotel restaurants as when you are sleeping on a couch in the room - just not the best presentation for afternoon tea at the Doubletree. At that point - McD's unfortunately would win far too often for being open, better than hospital food, and non-judgemental on customer appearance.

And the shell of a building is already up - looks like the northwest corner of Reserve "A". No signs visible yet as to what is being built.

  17. Never even noticed the Lazy River on the map before. .. That is certainly a nice way to spin the randomly full ditch. Wonder what would happen if me and the kids showed up with inner tubes when there is a water flowing in it. Maybe the Tim Horton's is gone because now the old Carl's Jr site is a proposed Duncan Donuts. Either way - a win. The Jiffy Lube is complete. And Brewings has closed. Not sure if it is being remodeled (dumpster outside it) or closed permanently. It is next to the free-standing emergency room that was only open for about a month. (First Choice? maybe?) The real question is - when is the JC Penney going to shut down? It never has more than 5-6 cars in front of it. er - just missed the prior post mentioning the Duncan Donuts. Sorry for the duplication. And the Next Level Urgent care is open, btw.
  18. After our family spending over 7 months at TX Childrens over the last year and half - I think we would probably qualify as experts on their food. The hospital food is stomach-filler. Nothing more. At TCH - it appears to be targeted to the 4-year old who only likes 3 items and does not have a discriminating palate. There is a better TCH menu you can sometimes get on during extended stays. It is the one from the birthing center. But your doctor has to pull a lot of strings. Our experience with the Bates St. cafeteria wasn't the best. Had some rubbery chicken that was like bad conference food so we never went back. A lot of those restaurants listed above are only open during weekday business hours. Some of them have Saturday hours - but if you are there on weekends - you have a very limited selection - it is pretty much a ghost town. As stated above - the McDonalds ends up being a god-send as it is open on weekends for breakfast or late suppers. Starbucks was also open on weekends as was Mod Pizza and Salata (sometimes). Door-Dash ends up being your best friend. The lack of easily accessible weekend/late-night dining choices in the med center is probably one of the biggest drawbacks we came across. That and the parking. Went from $13 a day to $15 a day while we were there.
  19. I think it might be hospital by hospital basis. Texas Children's - if you had to be on the "list" to get an wristband. Without the magic wristband - could not get up the elevators. With the wristband - could go anywhere. And until recently, the "list" was very limited due to Covid.
  20. Arby's, Taco Bueno, Starbucks etc have all been open about 4-5 months. Only Starbucks seems to be very busy. The Harbor Freight next door is also busy. On the Highway 36 side of this property, the existing strip center has opened a Hotworx and a vape shop is coming 🙄. Next to the strip center , an AutoZone was built incredibly fast and and is already open. Something is being built on the feeder between Taco Bueno and the old Gulf station on the corner. Actually hoping it's a teardown/enlargement of the station - they lost a lot of parking lot in the 59/69 expansion and never really recovered from losing Whataburger as a client.
  21. So this is progressing very fast. The main part of the building actually looks closed in now - and you can see the shape of the entrance hall. Monument sign is up. Fairground Road (north side of property) was closed approximately a month ago. Was a two-lane asphalt road - I believe it will be a 4 lane boulevard that connects with the entrance to the Fairgrounds off Highway 36 when it re-opens. Will try to get pics next time I drive close enough.
  22. This center is pretty desolate.. About the only thing that is still there from when the Kroger was there is the Burger King. Everything is pretty much turned over numerous times or empty. McCoy's next door should expand - they are always busy and it seems like they could pick up some space for cheap. It doesn't help matters that Highway 90 has been under semi-permanent construction right there at the light for years. Without any actual construction happening once the traffic diversion went up. I think it might be related to a plan to get rid of the underpass at the tracks by the rice mill like they did with Highway 36 at the other end of town. But no activity is happening - just the bad traffic patterns.
  23. This is a pretty accurate statement. The DPS center fills up daily by 9 am. Before the DPS moved in - the building sat vacant for YEARS. The only thing in use was the old automotive section - I think it was a Pep Boys for a while then a brake shop. I was told that the reason was there were a lot of structural plumbing issues with the old Kmart. Maybe the DPS had a big enough budget to remediate the issues - because after they went it, it actually started to fill up. And now the pasture that was on the north side - past Golden Corral is being developed. A lot of earth moving - a new road off the feeder and the shell of the first building is up. Can't tell what it is (looks commercial) yet. But it looks like a semi-large development is happening. Glad I read this thread - I remember the old Peppermill restaurant in this location - but for the life of me could not remember the name. It was actually demolished last fall. There was homeless living in it/under the covered outdoor portion. Then there was a fire inside at some point. The windows were broken and a large hole in the roof to put out the fire. Was that way for a while before the demolition.

  25. From work I can see a tall mobile crane on this property. But south of West Alabama I can see two tower cranes. I can't tell if they are on Weslayan or it almost looks like they are in Afton Oaks. What are they for?
