  2. I'm not ultra-close to the 11th project, but this statement - along with similar ones about the Montrose Boulevard project - is deeply frustrating to me. Do people not realize how insanely hard it is to get anything done for non-drivers in this city? It took six 311 calls to get the knocked-over school speed limit sign outside of my school moved a few inches off of the three-foot sidewalk. Not fixed, not even cleared away. Moved a foot and a half. I know that's a pretty stretched anecdote, but my point is this: every piece of infrastructure built for pedestrians and cyclists is the product of years - usually over a decade - of begging, clawing, fundraising, desperate (and mostly ignored) public outreach, and compromise with the twelve angry NIMBYs who default to opposition on everything. It may or may not be true in this instance, but the paradigm of bending over backwards to appease every opposing voice has been strangling this city (the whole country, really) for too damn long.

  4. Ralph Bivins: water taxis along the Bayou? A New Oar in Houston’s Waters | Realty News Report "The Buffalo Bayou park made people realize that the bayou could be a beautiful place and that it had been ignored and disrespected long enough, says Brad Freels, chairman of Midway, which is developing the 150-acre East River development that features a long stretch of bayou frontage. The bayou is [a] municipal jewel, he says. “We’ve never embraced one of our largest assets,” Freels said. “We need to show it off.” Freels is ready to build a water taxi dock at East River and another at the East River 9 golf course at the other end of the property."

  6. The Madison Construction on the Madison is expected to start by the end of 2024 and possibly take two years. Plans call for two- and three-bedroom condos of 2,000 to 3,200 square feet. When sales begin in summer, prices are expected to range from about $1.5 million to $2.4 million. https://www.houstonchronicle.com/business/real-estate/article/montrose-condominium-community-west-gray-retail-18893531.php

  7. These are the kinds of projects that will really have an impact on our density and overall skyline. These smaller partial lot midrises that fill the perimeters of most other cities. For so long we have built primarily block size chunky tall buildings, but now maybe some of the quarter, half, and 3/4 size parcels of city blocks will get developed, which will give more diversity and density to the skyline. I think this is good.

  8. My visit to TMC Helix Park this weekend. I must, continue, to say wow! What an amazing development. There are now information kiosks scattered around. The graphics appear to have a new 2024 TMC Helix Park Master Plan! The rendering indicates a bunch of parcels are outlined in orange. They are labeled as under construction, but I believe under construction just qualifies as a construction fence. One thing to note. The rendering still indicates the parking garage will, eventually, have a retail wing. The 4th park's water features are just, absolutely, incredible. Mikyoung Kim Design did an outstanding job here. The water fountain is cascading a curved steep. wow! Looking downward, the other side. Hard to tell but that's running water. Dynamic One. Just an awesome looking building!

  9. Today I parked in the TMC Helix Park surface lot. I walked around one of the sections of the Helix Park is it was just thrilling. Really amazing stuff here. The waterfalls are now active! Both of the water features are very cool! Mikyoung Kim Design does fantastic work. Some of the outdoor furniture is bright in colors, just like Levit Green. Very cool!

  11. The Chronicle says Federal Grill opened last weekend. Looks like just in time for all that juicy oil industry convention expense account money. Pro: The red umbrellas give a good pop of color to a fairly sterile space. Con: It doesn't seem the kitchen vents to the street, so no free smells like when you walk by Morton's.

  13. It was built like this on purpose, in case of flooding only the garage will flood and not the apartments. Same for the McKee because it's even closer to Buffalo Bayou.

The operator on the blue and white Tadano RT 750 crane will be operating the tower crane for Keystone Concrete. My drone has an altimeter, I aimed the cross hairs on the very top part of the mast, it showed a height of 305'. The jib is high enough to clear the Cotton Exchange building and short enough to not hit the Catalyst or the Cambria hotel.

Proposals were recently submitted by multiple general contractors and the project has not yet been awarded at the moment.

  21. Just spent the week in Kansas City for the Big 12 Conference tournament. The area around the Toyota Center is brutally awful by comparison. The Power and Light District built around the T Mobile Center has 3 modern glass condo/apartment towers, a massive covered plaza for DJs and big screen action with tons of cheesy bars and restaurants facing it. Then there are several pedestrian scaled blocks around it that are closed to traffic on game days. There are no visible open air garages in site. All parking is underground or hidden behind retail. It's really well done. If Houston could just start with that awful Tundra Garage,,, Also, the convention center is right across the highway there which is sunken. Makes for a much better pedestrian experience than walking under a freeway as our hotel was a beautiful new Loew's by the convention center. I was with my sister who lives in One Park Place and she kept saying the only thing KC was missing was a Discovery Green type park.

  23. the real selling point is safety. a driver going 30, or 35, instead of 40, or 45 is far less likely to cause serious injury, or fatality in an accident. and with the slower speed, may even be able to avoid the accident all together. considering 30, or 35 is the speed limit anyway. in a world where cars are getting substantially larger and heavier, slower is safer.

  25. This has been approved by Harris County Commissioners. This lot (that was recently demolished) along with the northern lot (grass field that also used to have a building on it) and the southern lot (currently has 7 story building on it) will all be apart of a Memorial/ Park. The project indicates that the 7 story building off San Jacinto and Franklin will be demolished. https://communityimpact.com/houston/heights-river-oaks-montrose/government/2024/03/08/master-plan-approved-for-downtown-houston-park-to-become-lynching-memorial-site/

  27. I talked with a guy who works for Metro, he told the parking garage that used to be here was red tagged and condemned by city inspectors. It looked in very bad shape. As far as the spray on grass, they do that to minimize erosion of the soli until they get ready to build.
