  1. Hello everyone. This project, the Parcel 1 phase, will break ground before the end of the year (likely within the next couple months). TW is currently finalizing contracts with a general contractor.

  5. I can confirm! Been waiting for news to become public or Hindesky's on-the-ground reporting would pull through as it always does. My sources indicate it is taller than 40 floors and that it is planned to be mixed-use, not solely MF and retail... 😎

  6. Exciting news!!! When I talked with the demolition workers, I asked them if they knew what was going to built on this property. They said a 40 story apartment project. I told them no it was going to be a 5 story medical building and showed them the rendering. Turns out they were 100% correct. Just went by after getting my car washed at Mr Car Wash and I spot a sign for "Southern Land Communities" a division of Southern Land Company (not to be confused with Southernland Communities, which sells farm and ranch properties). They are out of Nashville, Tenn and are a developer & construction company Southern Land Communities does indeed develop high rise apartments. https://southernland.com https://www.instagram.com/southernlandcompany/

  7. Marriott Development's Linkedin page posted this render yesterday on the new St. Regis Residences in Houston and linking the Realty News Report article. Can't confirm if this is a 'placeholder' render of an existing St. Regis property or if this is Pickard's design for Houston. That appears to be the Buffalo Bayou bank so I'm guessing this is it. Reminds me a bit of Museum Tower in Dallas, and definitely looks like it belongs in Miami. While I'd prefer more elegance in River Oaks area, I do like this. Especially if this leads to a higher standard of architecture along Buffalo Bayou in the coming years.

  13. TMC Helix Park! wow!! 1 Dynamic Way with BCM's logo: Amazing!! The first company signage in the TMC Helix Park campus! Collaborative Building: Two parcels ready for development. Let's go!!! Helix Park Section 2: Helix Park Section 3: Helix Park Section 4: Mixed-Use Garage: The glass facade looks so good!! I hope the rendering we saw for the retail wing around the garage sure gets built. That whole gym setup with the roof top pool and the TMC Helix Park signage looked amazing! Highly anticipated!!

  16. Greetings fellow HAIFers, I've been on this forum for over 9 years! My first post here was on May 10th, 2014 in the Hannover Southampton thread: Remember when we were all excited about that project? Incredible how much time flies! As of yesterday, HAIF's very own Luminare, is officially a licensed architect! My first license is in the state of Colorado. But wait, aren't you in Utah? Yes I still am in Utah. That license will come soon, as that and many others require a few more things to take care of which I can follow up on in this thread if people are curious. Yes I do plan on nabbing that Texas license at some point as well! I just wanted to tell this community, thank you. For years this forum was a great home for me to talk to everyone interested in Houston construction, development, architecture, and design (among many others). Thank you for taking an interest in what I'd had to say, whether extremely long word salads about specifics in architecture, to fun meme's, support for the currently discontinued Project Astropolis (which I had to sideline for my licensure efforts and move to Utah), to support throughout this process going back all those years. This forum is an important place, and I hope it continues to remain so in the years to come! Special Thanks: @editor For giving people a place to have these discussions! To the entire mod/admin team! Lovett Commercial seeks city council support for proposed convention center hotel - Houston Business Journal (bizjournals.com) "The proposed hotel project would include a multi-phase, mixed-use development sitting on a 16-acre parcel at 401 Franklin Street. The proposed convention center hotel would be part of Lovett Commercial’s adaptive reuse of the former Barbara Jordan Post Office, which now houses the company’s Post Houston entertainment facility. The hotel would include between 90 and 200 rooms, as well as a 21,000-square-foot convention center facility in the same building, according to a description filed with the city."   19. I'm a little late to the party, but wow!! Amazing renderings and graphics. Hopefully it really does start within the next few months. The new RO logo/insignia is really fancy!! Reminds me of the Rolls Royce logo! I really like the small buildings attached to the base of the residential tower. They look elegant. It appears the jenga style office building was changed. It's now shorter and has darker colors. Whatever works to get it built! Let's go!!

  25. Another week of construction progress at TMC Helix Park! I took notice of the progress on the last Helix Park that contains that winding water feature. The landscaping around Dynamic 1 continues to look better and better! Love the overall landscaping/streets at this campus. One Dynamic Way: Parcel F, site work continues. Helix Park, section 1: Helix Park, section 2: Helix Park, section 3: Helix Park, section 4: Collaborative Building: Two Dynamic Way, unknown building progress; the parcel is now fenced, and the wooden enclosures are being painted gray to match the surface concrete. New section of the bike path behind the building as well!! Looks so good! Bicycles on site!! Parcel A, seems that something is definitely happening here. Probably site work, and water management related. Parcel B: Parcel H is now completely fenced with a TMC3 graphic banner wrap. Also, a whole new street just opened! They were removing the old graphic banner in order to remove the fencing so they could open the road. Progress!! Mixed-Use Garage:

  30. TMC Helix Park!!! This week you can really tell progress on the water fountain by the mixed-use garage. Very cool!! Dynamic Phase 2, Unfortunately, it appears the rebar foundation is being covered in wood casing. I don't think the tower is being built.   32. About 1 month ago one of the tower crane operators I know (there are more than 1 working this project) said they were going to remove two of the vertical sections on the crane. Today they are doing it. I think it wasn't very stable as high as it was without being anchored to a building. He also said Hanover contracted out the 8 story building next to this one. He didn't know who the GC is though. Should start soon.
