  3. A few smaller updates have occurred since early December. With Intuitive Machines' and Collins' facilities under construction, Axiom's site is moving ahead in the planning stages and they expect to move their headquarters to the facility next year. Recently, Axiom awarded Jacobs a design contract for their assembly, integration, and testing facility's construction.   6. It’s a wonderful weather balloon. There’s so much parking in Houston that just sits vacant. I’m excited for the experimentation a development like this allows. Also, the scale of the project could work in other higher cost neighborhoods nearby transit if it works.

  7. This discussion on boundaries got covered on the previous pages of this thread. The RO doesn’t fall within the boundaries of River Oaks, Upper Kirby or Greenway Plaza. Google any one of those with “Boundary Map” and you will see the borders. Some maps are more accurate and detailed then others. Take Realtor provided boundary maps with a grain of salt. With the boundary of River Oaks being a block away, and the name “The RO” not being used elsewhere it’s no surprise they used it. Maybe the initials RO don’t actually even stand for River Oaks? 🤔 Centerpoint has been doing work along W. Alabama replacing poles and aging equipment. Sanitary Sewer updates have taken place along Buffalo Spdwy and W. Alabama is supposed to get updated in the coming years on the Upper Kirby (Buffalo to Shepherd) and COH (Buffalo to Weslayan) sides. Both plans would replace storm sewers, replace the streets, add sidewalks and add bike lanes. As for the RO, last I heard they were looking for more Capital. Bears the question if Spear Street is still on board. I’m just hoping in the short term, they fix this leaking valve that has been pouring water since the freeze last year. That’s it. That’s all I know for now.

  10. Another restaurant addition is coming to the River Oaks Shopping Center. Some of you may have seen alcohol notices, building permits, or the listing on River Oaks Shopping Center directory for Atrium River Oaks in the last year. I think it will be located in the unit previously occupied by Citibank at 1971 W Gray St. Despite the name listed as Atrium River Oaks, the restaurant's actual name is Cocody. The chef-owner of French restaurants Le Ministral and Bistro 555 is involved with this restaurant.   12. Papercity Magazine ran an advertorial article last month in partnership with Midway and East River. There weren't much new details, but there was confirmation that Johny Rhodes, the James Beard Award nominated chef of Indigo (closed last year), will open a restaurant in the East River mixed-use development. News of the restaurant was leaked last year in the merchandising plan linked above. The unnamed restaurant will also join Rhodes' boutique market Brohams at East River. From Papercity: A new restaurant from local James Beard Award nominated Chef Jonny Rhodes, who earned national acclaim for his “neo-soul food” tasting menu as owner/chef of the former Restaurant Indigo, is also coming. Rhodes grew up down the street from the East River site.   13. Flora, a Mexican-inspired restaurant concept from Clark Cooper Concepts may no longer be in the works for Hanover River Oaks at 2651 Kipling in Houston. I think the hospitality group changed course. Flora is opening elsewhere. There are recent hiring posts indicating Flora is replacing the Dunlavy and the Kitchen at the Dunlavy, 3422 Allen Parkway. It's possible this could open before spring.

  14. The chefs behind Japanese restaurants Kokoro (Bravery) and Handies Douzo in the Heights may have plans for a concept in the Autry Park mixed-use development. Earlier this month, an entity was formed for Autry Park Sushi LLC. The entity is tied to the group involved with both of the aforementioned restaurants. Other confirmed and unconfirmed retail tenants for Autry Park so far include: • Annabelle's • Turner's Cut • Auden • RH Rooftop Restaurant • Lick Honest Ice Creams

  15. If you live and work downtown or anywhere along the rail line, you could save a lot of money by not having a car. There's also Lyft/Uber when needed and plenty of places to rent one. I know a handful of Houstonians that don't have cars and they live happy lives. I couldn't do it even though I drive about once a week these days because I'm still working from home in LA.

  16. Hot take, not every development needs parking....especially in Downtown, which is one of the most walkable and transit oriented parts of town. Even if a resident MUST have parking, there are plenty of available monthly rates at the neighboring lots and garages (around 100$). We all know parking drives up construction costs, which drives up housing costs. I believe this is a win for the neighborhood.

  17. Great location. Between the historic districts, non profit land owners, and sites encumbered by leases, there aren't many high rise sites available on Montrose. Even this site is a bit tight, but someone who wants to be here can figure it out.

  18. The publicist hired for Elro distributed press releases announcing the new restaurant planned for a bungalow at 2405 Genesee. This is part of the Fairview District. CultureMap and other publications reported the news in early January. Elro anticipates a summer opening. From CultureMap: ...the new restaurant will be a considerably more casual affair than his former establishment.   25. That Walgreen's was one of the few pharmacies in town to stock the medications that fought opportunistic infections brought about by HIV/AIDS. When they moved to the 'new' store a block away it was known locally as "The Walgreen's that AIDS built".

According to macmillandictionary.com "A raingarden is a garden area deliberately planted in order to deal with the water which runs off roofs, driveways and other hard surfaces in periods of heavy rain. ... They often contain flower or vegetable beds with underlying sandy soil which helps water filter away." In other words, they help filter road oils and other forms of pollution from storm water before it's drained into the bayous. Plantings will include cypress trees and native irises.

  27. most of the recent photos have been on the East side of this development following the golf course, but I was shocked driving by the West side on Jensen at how much dirt is moving around on that side. this thing is definitely gathering steam and moving ahead at speed.

  28. All the tenants in all three buildings at the Lofts at the Ballpark will be out during the first quarter of this year. They are no longer taking new leases and stopped renewing early last year. The belief is that all three buildings will be demolished not just the one in the path of the expansion. Both sides of St. Emanuel.

Following Emmaline closure last year, a new hospitality group has plans for the space at 3210 W Dallas St Muse is a new restaurant from a former partner of So Clutch Hospitality (Clutch, The Sporting Room). I followed the restaurant's Instagram last spring, but it wasn't until recently more details about the concept were shared.   31. 1500 Gray and HCAD agreed to value the property at $3,865,000 for 2020. They also sued in 2016, 2018, 2019, and 2021. I look this stuff up at the Harris County district Clerk's site, which is free, and ahs all of the available documents. The suit basically says that HCAD over valued the property, and 1500 Gray wants it reduced, along with attorney's fees, yada, yada, yada. Looks typical for an appraisal lawsuit, but I haven't read that many of them. I am not a lawyer, nor do I play one on TV. I also did not stay at a Holiday Inn Express last night, preferring to sleep in my own bed.

  32. Wow, sorry to hear of Lon's (Joe Starr's) passing. I worked at the Omni for joe in 82/83. Lived there too, penniless punk, so many memories I don't remember! He was a character, hated the cops, spent years trying to clear his name after a raid where he got into an altercation when they busted into his office. The video store was connected to the front of the club. I remember the asian dude, liked to play with knives. acid everywhere, and crystal. sex and drugs and r'n'r and houston FTW!   34. You and all the other supporters out there were our heroes. Couldn't have done it without yall cheering me on. It was right after Mile 14 but yeahhhh...really not the best decision. I could walk though and was able to run some after it but I basically walked the last 10-12 miles. It was my first marathon and I was too stubborn to give up.

  36. I agree with the sentiment that this is what the ruling classes want for us and it sucks. But I do think buildings like this are really needed. The low end of the market needs to be served. I think that's one of the reasons why everything seems so messed up right now. Can't build cheap houses, can't build cheap apartments, can't build cheap cars, etc. So as a consequence there's this weird income threshold where if you make above you get to participate fully in life and get married and have kids and do things, and the half of the population that earns less than $35k is going to live with their parents and be broke in their 40s and beyond.

  39. My apologies if this has already been mentioned, I try to follow this thread from time to time, but I miss things. I think everything that has been brought up is valid. Yes, the blocks between St Emanuel and Chartress definitely are struggling. Do we think Chartress currently acting as a 45mph frontage road can contribute to this? I personally would have to believe it is a factor for this lack of development here, including the development that is currently there being anti-pedestrian. My concern is this is what will happen to St Emanuel. If TXDOT is able to somehow make St Emanuel not feel like a 45mph frontage road, then I think I would be more open to the project. The eastern side of St Emanuel is a great pocket of bars, restaurants, and destinations and would be devastating to EaDo if we lost it.
