I agree with the sentiment that this is what the ruling classes want for us and it sucks. But I do think buildings like this are really needed. The low end of the market needs to be served. I think that's one of the reasons why everything seems so messed up right now. Can't build cheap houses, can't build cheap apartments, can't build cheap cars, etc. So as a consequence there's this weird income threshold where if you make above you get to participate fully in life and get married and have kids and do things, and the half of the population that earns less than $35k is going to live with their parents and be broke in their 40s and beyond.5 points

The architects have spent considerable time researching the original Leonard Gabert design in order to restore it correctly. And the new addition on the south side will be very sympathetic to the original design. All good.3 points

Looks like they have leased the spot on 19th Street that used to be Retropolis between Manready Mercantile and Teasip. Not much info on the website, but I am pretty sure it is the same people as in the Chron article. This is a breath of fresh air for the Heights. Wonderful project! Skyhouse has been offering parking spots for $100/month to the general public just a block away. Parking definitely overbuilt in this area.2 points

I look forward to innumerable impotent rants on Nextdoor once this facility opens and the seniors living there start flocking to the post office right across the street from it. Before the old Heights post office on 11th at Yale closed, you could always count on someone being unable to resist expressing their impatience at being stuck in line behind elderly customers who moved at a glacial pace once they got up to the counter.2 points

Stopped by Sat afternoon and it was busy inside. Line for coffee was 5 or 6 people deep and a bunch of people checking out the shops. Still some construction on some of the spaces on the north side of the building. Looks like a Keller Williams office took most of the southern side that I thought was going to be shared office space. Does it make sense to change the name of this thread to represent the building itself?1 point

I like the example of trying to build a restaurant. Imagine if you bought a piece of land that is zoned for restaurant use only, and the city won't give you a permit to build a restaurant because you aren't actually selling burgers anywhere yet.1 point

I mean, they could easily split parts of the cap between development and parkland/plazas. This cap will be long and wide, with plenty of room for both. It doesn't have to be an either/or decision.1 point

Traditionally, when your opponents arguments come down to semantics that not exactly a good sign. Also when your opponent continuously has to keep moving the goal post in effort to claim victory, that also isn't a good sign. When you have to push the courts to "fix" a definition of what is defined as a "railroad" in order to keep your narrative going, that is also not a good sign. We have seen this play out in my spheres over the past few years. It doesn't matter what side of any issue, or whatever tride is pushing whatever narrative. When you see these sorts of points playout and stack up, the side that is at this point usually loses.1 point

Thanks @wilcal! Great summary. So are the owners the same as the Cidercade/Common Desk building? I thought someone mentioned Landry's in relation to this property. Although I guess they could be tenants of the building owners. The layout and description of the building reminds me of this building off of White Oak. Maybe not in terms of styling, but in terms of space and tenants (multiple restaurants etc).1 point

There were a few public comments, including from the East End District President: There is a copy of the variance request in the Agenda. TLDR: keeping same 16k sf of building. Requires 110 with 10% bike reduction and only has 32. Multi-use restaurant development. These are screencaps from the FB vid so they are terrible: Basically, they said it is impossible to provide the required parking on-site because of the structure. The off-site lot they have chosen for remote valet is 2,000 ft down the street. This appears to be the location where Cidercade is. They have 48 extra spaces to allocate evidently: They also bring up, like I did earlier, that the TOD ends about 30 feet away from their site: Basis of staff approval: The applicant mentions that the developer is the same one that did the Cidercade development. One of the commissioners talks about how MBP needs to extend into the East End and that the businesses are thriving in areas without parking required. Small businesses can compete better with larger developers this way. Marty Stein, the chair, says that parking is the "next big thing" the planning commission will take up. Passes unanimously! Wow, watching that was like a breath of fresh air <31 point
