  2. Noticed some permitting activity lately. Called someone related to the project and they confirmed the London Square Townhomes will be demolished. The owner/developer is Endeavor Real Estate Group out of Austin. They're website does not have any Houston properties listed. Hopefully they enter the market with a splash! https://www.endeavor-re.com/ DMRE's old property flier. I've noticed DMRE's properties usually have a high chance of fast redevelopment. Waste water and sewer disconnect permits. Demolition should come next!

  6. Hah, Eadough pastries. Alright, you got me in for one visit at least. That said, I found this bit of showboating a bit interesting: "Having spent years in a 2 Star Michelin rated kitchen in New York, Kripa has a caliber of experience not found in the Houston food scene." I think Daniel Bludorn, the entire staff of Le Jardinier, the chef at Nobie's, and others would like to have a word with her. (Also, I don't think Michelin bragging gets you too far in Houston)

  22. Therein lies the crux of the problem. Cars *have* become way too safe in a sense, in that the proliferation of electronic driver aids and more restrictive motor vehicle safety standards governing automobile design and construction have led to both atrophied driving skills and an increased sense of invulnerability behind the wheel. One used to have to have a significantly higher level of skill to operate a vehicle, when manual transmissions were far more common and there weren't any computers to provide stability controls and anti-lock brakes. Now that people have become accustomed to cars coddling them, they know they don't have to be too precise in their driving, so they get complacent in their heavily-reinforced steel-and-aluminum cocoons. Such complacency apparently leads to the mistaken belief that the laws of physics no longer apply to them, if the number of F-250s hovering right on the rear bumpers of the cars in front of them on an average day on any Houston-area highway is any indication. I have a friend that can always be counted on to put forth the spike-in-the-center-of-the-steering-wheel solution whenever the topic of dangerous driving comes up. I've always felt there's a case to be made for teaching people to drive in 1970s Porsche Turbos, where the new driver will quickly get up close and familiar with important concepts such as drop-throttle trailing oversteer and turbo lag followed by gobs of light-switch power. Perhaps all that's missing to fully impart respect and caution is the aforementioned spike.

  23. Man that is a letdown. You can barely see them from your view let alone the ground. I have been watching from my office and was worried when the metal frames weren't too big. At least the rest of the tower didn't change from the renders.

  24. I'm no expert, but it looks like the parapets and screens on the roof are done. Maybe some lighting? The only part that looks crappy from my 37th floor perch is near the San Felipe side of the tower where there is exposed sheet metal ductwork. I'm probably only one of a handful of people who can see it. It's not going to be visible from the ground or from miles away.

  25. Houston isn't built on sand, it's built on clay (with some sand), which fluctuates over time and is a more serious problem for roads and building foundations. There's a reason landscapers put sand under paving stones when they want them to stay put. I think the places out west that have sand also have bedrock, which is even better. All the rainfall doesn't help either. Makes the soil expand and contract.

  28. Reading the article, this seems huge? If they are contributing 65 mil to the effort, that means Rice is contributing its own portion to it so I wonder how much that will be. If you called me and were like "XR, your neighborhood is getting infrastructure improvement to the tune of 65 mil+" your boy would be pretty jazzed about it. I know this thread and others have argued about various issues Midtown may have, but you can't really argue with activated spaces, plazas, and general pedestrian experience improvement. A parking garage will help businesses in the area so they don't have to rely on street parking so much, and if they want to, can take advantage of the reduced parking mins around the red line. Pretty smart. Feel like its a win-win-win, other than for the HCEDD who still want their community benefits agreement.
