  3. Pretty amazing the turnaround there has been in participation in golf. A bunch of course in the Houston area closed or turned into frisbee golf hybrids after participation dropped off in a big way with millenials. But the big hitters like DeChambeau and Koepka and the fact that golf was one of the few safe activities during the pandemic have caused a massive surge in participation. I do see a lot of 20 somethings out playing and socializing over golf. Something like this is great because it lets serious players work on short game while playing with people who would not be ready for 18 at Memorial (not sure anyone is really ready for 18 at Memorial). The only par 3 course in Houston is Melrose Golf Club in North Houston. It could be a nice place to practice and play, but the greens are completely destroyed and there are dogs running around the course all the time.

  4. From this morning .... she's definitely a beauty. This combined with the Texas Tower will have big impacts on this part of Downtown.

  5. Makes perfect sense. ON NPR yesterday, it mentioned that it looks like the lumber bubble may be busting and prices coming back down but that lumber prices are still 3x what they were a year ago. China is also releasing more metals into the market and that help other construction costs as well. Seems simple enough to wait a year or two and save millions.

  7. I would take a golf course over a strip mall and concrete any day. Of course, an open prairie filled with native grasses is better for the environment than a golf course. But Bermuda grass is pretty good at beating the heat without needing a ton of water.

  10. I'm glad they mentioned condos. It would be counter productive to put single family homes/town homes/suburban style development here next to a light rail station and bus transit center.

A little extra info I found about the projects by the Houston Landbank for their Hardy Yards/Near Northside lots: "The City of Houston and Houston Land Bank have recently acquired two new sites, which will be the location of development of communities of single-family homes. The β€œnorth site,” located at on three blocks at 3201 Hardy and 1406 Hays roads, currently is the site of Yellow Cab Company. The β€œsouth” site sits adjacent to the Burnett Transit Center. In total, these two sites represent 16.8 acres of land that can be transformed to enrich the Near Northside, through the creation of homes and community spaces that residents want to see. These will be mixed-income developments, where over half of the homes will be dedicated to providing homes that are affordable to residents making at or less than 80% of Houston’s Area Median Income. In order to make best use of the space, we are looking to create higher density communities – from townhomes to duplexes to condos. But before development begins, it is crucial to get the input of community members, so we can make these homes fit into the vision that residents have for the Near Northside." "Developments are mixed-income. Over half (at least 51%) of the new homes will be affordable to households earning 80% of the Area Median Income or less. For a family of three, for example, this would mean earning $57,050 or less as of 2021."   13. Except for the fact that carry costs (including pref and or/opportunity costs) on that expensive of land is millions of dollars a year. Heck, the taxes on that property alone are half a million a year.

The new Montrose Management District will speak at Neartown zoom June 28. full disclosure I attend these monthly zooms but still can’t find out the name of the current president of MMD I am worried about lack of transparency to the point, it will probably take a leap of faith for me to support this group going forwardβ€”Plus I figure β€œI” am their target audienceβ€” long time resident, always looking for best for Montrose etc. But the new residents who know nothing of the past and can’t understand why transparency is so importantβ€”not what?

Haven't found any pics yet but found this mention in The Montrose Voice (Feb 26, 1982) on page 5 (third paragraph of "Montrose Mouth"): "The offices of the MONTROSE VOICE will be at 3317 Montrose, third floor, starting next week." "(The 3317 Montrose Building is across the street from Kroger - the building that houses Kwik Kopy.)"

  26. Drove by last night and my gosh this thing makes such an impact!!! So happy to see Montrose being loved and taken care of...i get so excited by all that is going on, especially at what i consider the main intersection and heart of houston...it really is such a cool area πŸ† and just a note: i just want to say that it SEEMS we are reaching an almost kind of end to all this pandemic mess, so hey, thank YOU everyone here for making the last year or so not only bearable but interesting, informative and fun...this has been such a comfort to come to on days of stress, storms, flooding, winter freezes, covid, etc. I really mean it when i say i love you guys and this site πŸ™‚

  28. Thats what you get when you been out of Houston this long, the first to go is direction haha. Appreciate the rebound. It probably wasn't even other people. I imagine it was explored at some point in the design process. Why not right? But like most things the devil is in the detail, and upon further code anaylsis, research into stakeholders that would have to be involved, the engineer who was like...really? are you sure, etc... Permitting would have been a pain. Who knows whether it was a client idea or architect idea too.

  29. east, but yeah, I imagine it was a 'hey, we're going to build this walking bridge'. then everyone came out and threw all sorts of expectations, and other requirements, then they just kind of backed out of the idea.

  30. Also people don't know how much pedestrian bridges cost. That bridge alone in the original renders alone would have cost at least $1 million. They aren't cheap. Then the city gets involved for easements, then the parks and rec department get involved, then a host of new code requirements come up, etc... Why bother. After the Allen Parkway redevelopment a couple years ago its a much better walking environment anyway, and an existing pedestrian bridge is like a 5-10min walk further south.

  33. I am so in love with the design of this building. It's like nothing that is being built in Texas. The abstract lines make this project so unique and FINALLY a cool homage to this city. Can't wait to see it completed!
