  3. Pretty amazing the turnaround there has been in participation in golf. A bunch of course in the Houston area closed or turned into frisbee golf hybrids after participation dropped off in a big way with millenials. But the big hitters like DeChambeau and Koepka and the fact that golf was one of the few safe activities during the pandemic have caused a massive surge in participation. I do see a lot of 20 somethings out playing and socializing over golf. Something like this is great because it lets serious players work on short game while playing with people who would not be ready for 18 at M

  5. Makes perfect sense. ON NPR yesterday, it mentioned that it looks like the lumber bubble may be busting and prices coming back down but that lumber prices are still 3x what they were a year ago. China is also releasing more metals into the market and that help other construction costs as well. Seems simple enough to wait a year or two and save millions.

  7. I would take a golf course over a strip mall and concrete any day. Of course, an open prairie filled with native grasses is better for the environment than a golf course. But Bermuda grass is pretty good at beating the heat without needing a ton of water.

A little extra info I found about the projects by the Houston Landbank for their Hardy Yards/Near Northside lots: "The City of Houston and Houston Land Bank have recently acquired two new sites, which will be the location of development of communities of single-family homes. The “north site,” located at on three blocks at 3201 Hardy and 1406 Hays roads, currently is the site of Yellow Cab Company. The “south” site sits adjacent to the Burnett Transit Center. In total, these two sites represent 16.8 acres of land that can be transformed to enrich the Near Northside, through the creation of

  13. Except for the fact that carry costs (including pref and or/opportunity costs) on that expensive of land is millions of dollars a year. Heck, the taxes on that property alone are half a million a year.

The new Montrose Management District will speak at Neartown zoom June 28. full disclosure I attend these monthly zooms but still can’t find out the name of the current president of MMD I am worried about lack of transparency to the point, it will probably take a leap of faith for me to support this group going forward—Plus I figure “I” am their target audience— long time resident, always looking for best for Montrose etc. But the new residents who know nothing of the past and can’t understand why transparency is so important—not what?

Haven't found any pics yet but found this mention in The Montrose Voice (Feb 26, 1982) on page 5 (third paragraph of "Montrose Mouth"): "The offices of the MONTROSE VOICE will be at 3317 Montrose, third floor, starting next week."   26. Drove by last night and my gosh this thing makes such an impact!!! So happy to see Montrose being loved and taken care of...i get so excited by all that is going on, especially at what i consider the main intersection and heart of houston...it really is such a cool area 🏆 and just a note: i just want to say that it SEEMS we are reaching an almost kind of end to all this pandemic mess, so hey, thank YOU everyone here for making the last year or so not only bearable but interesting, informative and fun...this has been such a comfort to come to on days of stress, storms, flooding, wint

  31. central market has some very specialized stuff, if you are looking for it. but, if you aren't interested in that, then any old HEB will probably work. for instance, there's this stuff called Maggi Seasoning. I can get it in HEB no problem, I can also get it at CM, no problem. so what's the problem, you ask? well, one (the one you can get in HEB) has a yellow top. the other (CM) has a red top, and is labeled "Wurze". the yellow top is a completely different flavor than the red top, yellow top is good, but red top is that much better. basically, they are made for different m
