  1. HBJ article on permits being issued Conversion of State National Building into Moxy by Marriott hotel moving forward - Houston Business Journal (bizjournals.com) An effort to convert a historic downtown office building into a Moxy by Marriott Hotel is preparing to move forward, according to building permits issued this month by the city of Houston. Houston-based LMG General Contractors received a permit from the city for a $9 million commercial alteration at 412 Main St., the former State National Building on the block of Main Street between Prairie and Preston streets. . . . While most of the building’s exterior will remain, Campo’s proposed changes included removing and replacing some of the nonhistoric decorative features, including a section of wall above the main entrance, according to Campo’s 2019 application to the Houston Archaeological and Historical Commission. Other proposed changes in the application included swapping out a mezzanine window with one that resembles other surrounding windows, adding new lighting along the sidewalk, installing a “Moxy” sign composed of channel letters on an aluminum pan style background and replacing the existing canopy with an aluminum-faced composite one. Campo’s application was approved on March 21, 2019. Documents filed with the city appear to show that the developer behind the project is Pharr, Texas-based Oceangate Hotel and Development Co. . . . While it is unclear what the timeline for the project is, the building permit seems to indicate it is moving forward. On Campo Architect’s website, the company says that when it opens, the Moxy by Marriott hotel will feature 119 guest rooms, a main lobby and a bar.

  4. There was really an opportunity to create an entrance to the bayou and walkway, even minimalistic like this with some simple landscaping.

  9. Notice of Variance Request sign has been posted. To reduce the multifamily parking required. The current building houses a lot of human service businesses. Hate to see it go.

  10. Is this the same development? I was looking at this thread and clicked @Urbannizer's link. http://www.andersoncanyon.net/portfolio.html I noticed under "Multi-Family Residential Developments" there's a project called "East End on the Bayou" Looks like it reads Nagle Street on this last image. When you go to http://www.paduarealty.com/#our-work these are the images that come up.

  16. Yes, anywhere with a northern component allows great view of all of Houston's true density and skyline collection. The northwestern view you describe is also a good frame, especially w/ that "Be Someone" sign. I like the combination of JP Morgan Tower and TC Energy Center front - it creates a somewhat "gothic" aesthetic, and interacts well with 609 Main. The problem I have with the western shot is how spaced out and uninspiring it makes downtown look. It hides all the interesting buildings and features (including TC Energy Center's front), and makes everything look dated and blocky. One Shell Place and Heritage Plaza had interest construction inspirations and technique, but their executions look quite boring and blocky, unfortunately. They help hold frame from the northwestern view, though. Yet the Williams Tower is perhaps my favorite building in all of Houston, despite that also being built in the 80s. It still stands out as quite modern even in today's context. The narrowness of the tower probably assists in making it look sleek.

  17. Yes, it is delayed. There has been no new progressive set of construction documents issued (that I'm aware of). The latest set are Design Development, so they still have at least issue for permit drawings and construction drawing to produce. I know they were shopping at least three general contractors in October/November of last year and then everything went silent.

  18. the ramp from 288 northbound to 59 southbound offers a really nice view. there used to be a view coming up McKinney that I really liked before the Marriott blocked the Gulf building. you'd see the Gulf building, and both halves of the Pennzoil bracketing it, almost in perfect symmetry. of course now, even if the Marriott weren't there, we'd still have the newly finished Capitol (well, 2018, or whatever) tower blocking that shot. anyway, the view from the bike path on WOB just north of UHD is probably my current favorite: https://www.google.com/maps/@29.7718233,-95.3638978,2a,75y,186.28h,86.58t/data=!3m7!1e1!3m5!1sKne3Xc-Vs7LT1C7dr7qDyg!2e0!6shttps:%2F%2Fstreetviewpixels-pa.googleapis.com%2Fv1%2Fthumbnail%3Fpanoid%3DKne3Xc-Vs7LT1C7dr7qDyg%26cb_client%3Dmaps_sv.tactile.gps%26w%3D203%26h%3D100%26yaw%3D244.84485%26pitch%3D0%26thumbfov%3D100!7i13312!8i6656 assuming the i45 realignment occurs, this will be hidden behind freeways. and to bring it to the building in this thread... from that view, the Gulf building is now hidden behind this tower. lol. sure we can go father up that path to get closer to UHD and then we get to see the Gulf again, but part of what makes that angle good is the way the buildings architecture stands out, the BoA and Pennzoil specifically.

  21. Found the HBJ report on this, it has square footage and a lot of extra data. Link: https://www.bizjournals.com/houston/news/2020/12/17/microsoft-inks-lease-in-the-ion.html Square Footage: Considering this building is 288k Square Foot, this is pretty significant. Outlines the type of employees to work here: Purpose for Lease: Ion's Smart and Resilient Cities Accelerator Other Information and Tenants: Lot of exciting and interesting things happening here.

  22. Is it not just part of the form for the central core/elevator shafts like the blue steel here on the Allen Project.

  23. I wonder what this blue steel form is for? This looks like it might be the elevator shaft but I doubt that worn out piece of steel will be part of the finished building.
