It’s not the permitting or the cost. It’s solely the developers risk tolerance. Radom Capital definitely sees the payoff in leasable spaces if they spend money on good design. I wouldn't be so sure of that. Be watching for the press event where Representative Sheila Jackson Lee announces the resolution of her issues with the project by TxDoT agreeing to do things they were already committed to doing (like replacing the public housing units and paying for the residents' relocation).3 points

In what way exactly (other than mandatory parking minimums) is Houston more egregious than any other city in America? I was under the impression that the city was generally more permissive than most cities when it came to permitting.1 point

Yes but is that fence really to prepare it for demolition? That’s what I keep asking. It seems like it’s just there to prevent vagrants from destroying the property. The front of the church is the only area with fencing.1 point

Really depends on your budget. The closer you get to the Greyhound Station to more crime pops up on the citizen app, but the area is changing. There's life on that side during the weekends. One Park Place with Phoenicia at your door step would be a ideal... also expensive. I bought some random cold cuts there and I still dream about them. If you like lounge bars the Four Seasons is right there along with a few eateries within a few blocks. Green Street is dead on the weekends, even the restaurants, which might be due to Covid. Discovery Green is lively and the Houston Center renos will also help. The Market Square area would be nice too since Main Street has a lot of buzz. Have you looked at Hannover Rice Village? All the retail and restaurants at your front door and very much within walking distance. Close enough to get to the Galleria area. If you need to commute to the West Loop I wouldn't recommend the East End. We have an onramp at Cullen to get on 59, but everything you need is 15 minute car ride away. I can walk to a few bars and restaurants, also to 2 light rail stations. However, the freight trains are loud and blast all night long. Were you ever in Houston, specifically the Washington corridor in the late 90s/early 00s? Area kind of reminds me of that. It's not much now but will be with time. You can't go wrong in the lower Montrose/Museum District, it's just a bit more quiet. Whatever you chose I do not recommend a property run by Greystar.1 point

I need to check in with my friend who bought there, and was one of the first to move in. I used to see her several times a month, but since Covid, I've only seen her once or twice. Last time I talked to her, she loved the place, but had a fair number of small, niggling problems. But that was months ago.1 point

They have the River Oaks Theater targeted for one of the tower locations. The other three locations are fine, but that theater is not replaceable.1 point

Interesting. I've been curious about the area directly to the Southeast of this location, where buffalo Spdwy and Willowbend have been extended and now meet in the middle of what was once an old oil field. For a while there was talk of a new MPC called Buffalo Lakes, but I have seen or heard nothing about it in a while.1 point
