  3. Bagby is getting a redesign that will add a new cycle and pedestrian zone, but it stops at Franklin. Maybe it could be extended by the developers? Only real access point is via George Bush Monument across the street. A ramp bypassing Franklin would have been great though. This should be done by the end of 2021:

  4. The project was funded a $28,851,400 HUD loan 12/15/2020. The owner is Partin Development. The project, announced in March 2019, is tentatively slated to break ground across from Midtown Park this summer and could be completed by the end of 2023, according to Caydon. The company is opening a sales office after delaying the launch due to COVID. The groundbreaking was initially set for early 2020. Caydon's first U.S. project, the 27-story Drewery Place apartments with ground-floor retail, opened in 2019. Named for the alleyways lined with cafes, restaurants, shops and street art in urban Melbourne, Laneways will contain 2.5 million square feet in five buildings on three city blocks bordered by Main, Fannin, Tuam and McGowan. "We’ve already had a successful sales period during our friends and family phase, which has proven there’s a demand for more attainable luxury condos in Midtown, as well as those interested in locating from the outer suburbs into larger units and wanting to live in hybrid building that offers a resort-style lifestyle," Emma Alexander, Caydon's director of sales and marketing and acting COO, said in an email. The project, which is being marketed by Jacob Sudhoff, CEO of Douglas Elliman Texas, is on the Metro Rail line between downtown Houston and the Texas Medical Center along the emerging Innovation Corridor. It will contain 16 studios, 128 one-bedroom homes from 630 to 1,099 square feet, 86 two-bedroom units from 1,107 to 2,167 square feet and four three-bedroom penthouses from 1,686 to 2,243 square feet. Planned amenities include coworking spaces, a meditation room, yoga and fitness deck, two outdoor swimming pools, a fitness center, concierge service, catering kitchen and dining facilities. Kimpton will operate a restaurant on the ground floor and a pool bar on the podium level. The 558,056-square-foot building will be north of Drewery Place, 2850 Fannin. Hotel rooms will be on floors 10 through 18, above the lobby, five levels of parking, and three floors of condo and hotel amenities.

  7. Franklin itself could really stand to be redone. There's no reason for it to be anywhere near as wide as it is. It's not on the Bike Plan, but throwing some protected bike lanes on there would really help with circulation between the trails and the surface streets. Some street trees would also be nice.

  11. South side of the street. There should be a new permit being pulled for 920 Westheimer which is a remodel of the Hue/Rosemont facade. And if it hasn't started already there should be information on 1001 California which is the new Library building. I don't have access to the computer at the moment so I can't look them up.

  14. I'm still not clear how access will work to this development when using the trails along Buffalo Bayou? It's a shame they couldn't include some stairs or a ramp that would come up under Franklin St. Seems like it could be a nice gateway to the project.

  16. huge parking lots are required in a development like this. The concert venue going inside is a 5000 seater, there's not enough parking in the area when you add in the needs of the theater district.

  19. the city owns the land, it is managed by a private partnership. https://www.discoverygreen.com/history-of-discovery-green#:~:text=Discovery Green exemplifies a successful,operates and maintains the park. it is a public park, public land at least. not that it makes a difference in the context of what the security guards can/can't do to people riding scooters, or bicycles, but I'm fairly confident that the rules exist to make it harder for a person to take legal action against the conservancy should a cyclist run over a kid. anyway, I've been riding my bike in and around discogreen since it opened and I've never had a security guard approach me about riding through the park, and there have been plenty of opportunities for them to do so. I have had a security guard approach me about taking photos in the park with my phone, which he said I wasn't allowed to do. which is where the distinction of public land is important, even if it is managed by a private party. I stopped, but I told him he should ask his manager for better guidance on how to not violate the constitution. this was very early in the parks life, and I haven't been approached since. I doubt my experience was what had them adjust their enforcement. I'm sure someone else took a bit more of an aggressive response than I did.

  20. I drive by this house everyday for work and have always thought the same thing. I'm curious if we could work with a group to move it elsewhere in the neighborhood. I've seen Bullethoof do amazing work, and those at the Plant House have to be familiar with the process. Anyone know them? I'm down to get a little vocal about it.

  22. I’d say there has most certainly been a slowdown. It’s not like the city was experiencing a boom prior to the pandemic. Perhaps it’s just from my experience within my own office, which has seen layoffs and countless projects either canceled or postponed. There were a number of foreign backed preliminary developments that just vanished. Future work getting pulled out from under you is doom for an architectural office. Maybe you’ve been busy? I have not. I know that is the case for a large number of design firms. Seeing these bigger projects that were paused for almost a year come back online gives me confidence -and hope- that we will continue to see new development.

  23. Another thing to consider is how big of a house do people want? If you don't want 3,000 square feet, your options in River Oaks are pretty limited. In the part of river Oaks between Shepherd and Kirby I only find 5, two of which are marketed for lot value. The per square foot asking price of the other three: $641.03 $763.51 $570.38 (and probably needs updating, for most buyers) If one wants to stay under 2,000 square feet (the size of the first Mimosa Terrace example), your only option in River Oaks is to buy a lot or a tear-down and build. In the area between Shepherd and Kirby that will run you anywhere from $825,000 to $1.9 Million. For a 1,947 square foot residence (the size of the Mimosa Terrace example), that puts you at $423.73 - $975.86/square foot before construction. I also don't think Houston's prices of condos vs single-family are particularly unusual compared to other cities. It is almost certainly hyperbole to say that an apartment being more expensive (per square foot) than a standalone house would be unthinkable in other (actually dense) cities. For example, apartments selling for higher prices per square foot than nearby single-family residences in Chicago is clearly not unthinkable.

  26. Two pieces of land being replat as "unrestricted reserve" right next to this location. Owned by Tilly Investments. Called "Milby Development" and "Walker Development", respective to their location. The Kaldis area is in black, new development plans are highlighted in yellow: Such a great location but I could see this eventually turning into townhomes. Can't find anything on the web for commercial development.

  33. If they demo Home Plate, they need to do a though rough cleaning of the area before building something else in that area. That place smells like urine and sad dreams. We go to eado to pre-game instead.
