  3. Most people who move to condos don't do it for the money. It's not whether it's more or less than your SF residence was, it's "condo life". As someone who made the house>condo move a couple years ago, I can tell you from talking to my fellow residents, there is not one single person who factored money into the equation. It's the lock & leave lifestyle, it's security concerns, it's having packages accepted for you 24/7, it's not having to worry about the roof or the A/C or the yard or the pool or floods... or anything. Maybe at some price point, or in some parts of the country, condo vs SFH is a real debate. But in the upper end segment of Houston condos, it's a lifestyle choice, not a $$$ one. Just my .02

  9. I went to Half Price this weekend...they are almost cleared out of all merch except lots of vinyl and dvds. the guy at the door (my buddy bucky was off) said that they have not been able to find a new location but are hopeful to find one this year... he said that they just have in their mind what they want to pay and are able to afford and haven't found that as of yet...

  10. Apparently they are about to open soon, they have a "Hiring Now" banner in front. This is next to the old Bar Method that looks to be a yoga studio now.

  11. I thought it was customary in "groundbreakings" to have several well dressed people holding shovels who look as if they haven't actually used a shovel for work in years ( if not decades). When did that happen?

  12. Oh it was fantastic as a pedestrian. I was walking in the middle of the street between Crocker and Stanford just for fun. Can they do that every weekend?

  14. This particular lot is very low lying relative to the land around it. Based on the permit, they look to be raising it up a bit and leveling it off. Bayou Vista currently owns the land, and has since 2014. They were active a decade or more ago in developing the East End, but their current holdings (those listed in their name, at least) are limited to this lot. Not sure if the 400 Jensen development was going to be a joint development between Bayou Vista and Marquette, or if there was a planned transfer that fell through. 12.3 Buffalo Bayou LP is an entity connected to Richard Weekley, who is very active in commercial real estate and a co-founder of David Weekley Homes (with his brother).

  19. Building Inspired by nature and the waterways of Houston, Fitzroy Residences towers 32 stories high — and houses 191 condominiums, plus hotel rooms and amenities. The exterior features waves of curvy slabs, while the interior reflects Midtown’s fresh and urban feel. Anticipated ground breaking mid-2021. Estimated completion date late 2023.

  21. Here is some info from the TIRZ regarding this project: The Southern Downtown Park is a 2021 capital improvement project of the Downtown Redevelopment Authority. Bidding documents are currently out to contractors, with bids due January 25th. If all goes well, we will seek board approval on February 9th to enter agreement with contractor who provides the best proposal, with an estimated one-year construction schedule to commence in early March / final completion in early April 2022

  23. https://www.houstonchronicle.com/business/real-estate/article/Skanska-plans-28-story-office-building-next-to-15867313.php#photo-20488083 From the article: "Norton Rose Fulbright, which has signed a long-term lease agreement, expects to relocate to the new office building in 2024, at which time it will acquire naming rights to the tower. Until then, Skanska is calling the development 1550 on the Green. ....... The project, which is being designed by BIG-Bjarke Ingels Group, will feature tree-lined pedestrian zones and two roof terraces dedicated to tenants on the 12th and 20th floors. The building will have 7,000 square feet of ground-floor retail."
