  1. @IronTiger the current intersection is absolute cancer. You current have a 4-way intersection which, because of the 45 degree angle of the Navigation bend and Jensen, ends up actually being an 8-signal intersection as the left turns aren't properly aligned, so they have their own sequence. Add in the stoplight on the Navigation to Navigation right turn, and you technically have a 9-sequence light for a four-way intersection. It's also important to note that the amount of traffic going from Runnels to Navigation or Jensen is usually 1-3 cars, per cycle, max. The traffic from that side is negligible, but they have their own part of the cycle. Unless you can realign the interesetion into a grid (which you can't), the *only* way to improve it is to add a continuous flow roundabout. I don't care if it's only one lane, anything that keeps this from being a 5 minute light is function over form. Especially when you add in a new 400 unit apartment complex right at the intersection.

  4. for the size this intersection is currently, I imagine a 2 lane roundabout will fit. the amount of traffic I ever see in this intersection currently doesn't really warrant/need 2 lanes, but growth in the area will happen, and a 2 lane roundabout will make sense.

  5. I agree that it would be nice to see developers push the envelope a bit more. But the need for an iconic skyline to me is secondary to what's happening at street level. Living in NYC for 25 years, I felt like the impact of the city wasn't any individual building. Yes, there were iconic buildings, but most were built like those in Houston to maximize profit. It is their density and how they contribute to the street life that make NYC the big apple. For example, The World Trade Center towers were iconic, but everyone hated the plaza area around them. I vote for pedestrians over pediments.

  6. North side of The Travis at night. Better than the daytime view. It’s oddly fitting, though, that there are a couple of lights that are out-of-sync with the rest. Maddening — just like the unpainted parking garage. LOL!

  8. Had my wife ask at Shake Shack because it looked like maybe a drive-thru was being added, but they said that they are only adding a walk-up window to that side. They aren't involved with the rest.

  9. Damn now we're turning into negative groupthink. SOMEBODY PRESS THE REVERSE BUTTON THIS IS GETTIGN OUT OF HAND. Lol, good thing this forum rarely if ever turns into a hivemind like most forums (looking at you reddit). Personally, I like the design of this tower, it has pretty good interaction with the ground floor through well designed retail openings, and the crown gives a pretty unique rooftop not seen much in Texas. Overall, while it isn't the Neil Esperson Building, it's still better than the vast majority of high rises in Texas going up and existing. I think it's a good looking building, and adds a lot to the area. If we're going off the best looking high-rises going up I would have to say The Preston, or that 39 story tower going up on Post Oak. These 2 towers are just astounding. Still better looking than most if not all of them though.

  10. The easement on the West side...perfectly solves the issue of linking Hermann/Third Ward/UH to Memorial Park/Galleria. Its almost too good. I'm assuming this map is correct as it came from the 2014 article about this:

  12. Right now, the start date is set for April 2021. I do not anticipate this being postponed. *Edit: Foundation to Grade Permit – April 2021 Structural Frame Permit – July 2021 Building Permit – September 2021 The building will have individual permits for each floor.

  15. If ever there was an intersection in Houston where a roundabout was warranted, it is here. Here combined with the Canal/Navigation intersection is more consistently frustrating than any other one-two combo I can think of.

  16. If CRTKL which was behind these visuals is the architect still then there is reason to be excited. I really think they need to take these and go to Michael Hsu. The stuff in these visuals fits his style, and Michael Hsu has proven in this city and others that he can do great work. Just my opinion.

  24. Just to fill in a little additional information gleaned from the Downtown TIRZ meeting: It sounds like Phoenix has the building under contract, but has not yet closed on it (as of mid-August). They are working with consultants etc to try to come up with best mix of units/pricing. The initial plan as shown above was mostly micro and studio units and a mix of affordable and market rate. They are looking at increasing the number of 1 bedroom units and also possibly increasing the percentage of affordable units. They are aiming to minimize the amount of "ask" from public bodies, hoping to not ask for any (other than HUD financing based on affordable housing and Oppportuniy Zone tax benefits). Yes, it is an Opportunity Zone project. (Contrary to the implication above, just being in an Opportunity Zone does not make a project an Opportunity Zone project; but this one is.) They are definitely addressing the student housing market. They specifically talked about it being an ideal location to provide housing for students at multiple area universities (UH-D, UH, Rice, TSU, St Thomas), Medical Center employees, downtown employees, including hotel employees...

  28. It's been a while since we talked about the hike and bike trails, but...the fence on the west side of Jensen is now open. Looks like the new bike route through clayton homes to the downtown trailheads and out to the East End is open.

  32. This is what they are telling potential condo buyers. As someone who works with salespeople, they always over-promise. However, Caydon does not seem like the type of developer to wait for pre-sales to get dirt moving. I would put money on a 1st quarter groundbreaking.
