  3. Holy bananas how did I miss all of the updates to this thread over the last 3 months. I always thought that the small room sizes in this property may be a challenge, but it would be fantastic to add some pricing variation to downtown (and even Midtown). Based on room size, a hotel makes the most sense, but this area needs residents and not temporary guests imho. People that can take advantage of the YMCA next door and if the NHHIP and the city develops the land the Pierce Elevated land into parks or whatever, that there are more residents that are nearby. You have to think that the new BRT lines connect with the downtown transit center, so this might be one of the best transit-connected blocks in the city. Could be direct BRT to the Galleria/HSR/IAH, direct LRT to NRG/Med Center/UHD and LRT->BRT/LRT connection to TSU, UH, the other sports stadiums, etc.

  7. I guess COH/PWE must have anticipated many people walking around at all hours and having their dogs with them. We were told those Park visitors with their canine friends Utilizing the dog park would act as a passive safety measure. Alas there was little faith in nearby residents remembering to regularly water plants so COH/PWE nixed the idea of flower planters.........sigh

  10. That area's come a long way. I worked there, corner of Polk & Emancipation (then called Dowling) for several years in the mid 1970s. We were right across the street from the Houston Post bldg. Vagrants everywhere, and you always wanted to leave work before it got dark. It was not unusual to hear gunshots at night.

  11. The city of Houston is doing sewer work along Bell St. Alliance Broadstone might be waiting on that to finish and for Lovett to finish their work on their mixed use project. Lovett is using the north portion of Broadstone's north side apartments as a lay down yard. Work is rapidly progressing on Lovett's portion.

  13. Sure, but there are less lame ways to do that. Although I'll hold my final opinion until it's actually complete, it honestly seems like it's more meant to reflect some people's perception of the history neighborhood rather than its actual specific history.

  14. I might tip-toe In here and gently remind everyone of the dozens of community input meeting ( where IMO) all voices seemed to shout “ park should reflect the neighborhood” . Hence the “Gazebo like structure” in the smack-dab middle. 😄 A reverie of nostalgia among the shiny new structures along Westheimer, of course when anticipating the “ porch swings” Which will be the last things to be installed lol😇

  16. There is a fence around the half moon sidewalk, I think this is a doggy park for the residents next door. I prefer another high rise but I guess this is ok for now.

  17. This one looks like it has topped out. The top "steps up" from south to north. The southern end is 38 stories and the north end is 40. You can see the step up in the rendering.

  18. Wow, very cool ! The tall tower looks like at least 50 stories. Anyone else get that number or close to that ? This will be such a neat and upscale addition to the area. Exciting !

  19. it's a currently popular method of weather treatment. you have to do it to the level you see on the left most example. rather than calling it 'charred' since the technique is borrowed from traditional Japanese methods they call it 'shoshugibon'. the 2 examples on the right are options if you want to create more drama in the natural wood before completely sealing whatever furniture project you're doing.

  20. No. Mid-2017. I saw they mentioned 2015 in that video (later they refer to 2017). I suspect 2015 is when they started the overall project (i.e., started redevelopment of the Glassell)

  23. Just to fill in a little additional information gleaned from the Downtown TIRZ meeting: It sounds like Phoenix has the building under contract, but has not yet closed on it (as of mid-August). They are working with consultants etc to try to come up with best mix of units/pricing. The initial plan as shown above was mostly micro and studio units and a mix of affordable and market rate. They are looking at increasing the number of 1 bedroom units and also possibly increasing the percentage of affordable units. They are aiming to minimize the amount of "ask" from public bodies, hoping to not ask for any (other than HUD financing based on affordable housing and Oppportuniy Zone tax benefits). Yes, it is an Opportunity Zone project. (Contrary to the implication above, just being in an Opportunity Zone does not make a project an Opportunity Zone project; but this one is.) They are definitely addressing the student housing market. They specifically talked about it being an ideal location to provide housing for students at multiple area universities (UH-D, UH, Rice, TSU, St Thomas), Medical Center employees, downtown employees, including hotel employees...

  29. Nice rendering of the remodel and floor plans from the lease brochure for the updated corner building at 11th and Studewood (formerly Dacapo's then Carmalita's). This building has sat vacant ever since a truck drove through the side of the building and started a fire in June of 2019. https://www.loopnet.com/Listing/1141-E-11th-St-Houston-TX/20976546/ The main changes from before appear to involve continuing the window's and awning around the Studewood facing side of the building, opening up the floor plan inside, and taking parking spots off Studewood to add patio seating and widen the sidewalk. It is marketed as a restuarant - 2,108 sf.

  31. From what I can tell, looks like 288 is going to open any day or any week now. I saw police officers and probably construction workers smoothly driving down the tollroads yesterday. Most of it clearly looks finished.

  34. Tower crane is not being jumped this weekend like I was told by a worker. The city was doing sewer work all around this build and might have affected the jumping of the crane.
