Just to fill in a little additional information gleaned from the Downtown TIRZ meeting: It sounds like Phoenix has the building under contract, but has not yet closed on it (as of mid-August). They are working with consultants etc to try to come up with best mix of units/pricing. The initial plan as shown above was mostly micro and studio units and a mix of affordable and market rate. They are looking at increasing the number of 1 bedroom units and also possibly increasing the percentage of affordable units. They are aiming to minimize the amount of "ask" from public bodies, hoping to not ask for any (other than HUD financing based on affordable housing and Oppportuniy Zone tax benefits). Yes, it is an Opportunity Zone project. (Contrary to the implication above, just being in an Opportunity Zone does not make a project an Opportunity Zone project; but this one is.) They are definitely addressing the student housing market. They specifically talked about it being an ideal location to provide housing for students at multiple area universities (UH-D, UH, Rice, TSU, St Thomas), Medical Center employees, downtown employees, including hotel employees...8 points

Nice rendering of the remodel and floor plans from the lease brochure for the updated corner building at 11th and Studewood (formerly Dacapo's then Carmalita's). This building has sat vacant ever since a truck drove through the side of the building and started a fire in June of 2019. https://www.loopnet.com/Listing/1141-E-11th-St-Houston-TX/20976546/ The main changes from before appear to involve continuing the window's and awning around the Studewood facing side of the building, opening up the floor plan inside, and taking parking spots off Studewood to add patio seating and widen the sidewalk. It is marketed as a restuarant - 2,108 sf.3 points

IMO the whole of Buffalo Bayou from Downtown to Shepherd is a park, or park like environment, which is one of the major selling points for the multiple developers who are currently building apartments and mixed use in the area. (The Allen, Regent Square, Hanover Autry Park, and Alta River Oaks) My thoughts on nicely developed mixed use in the area are as follows:2 points
