Expanding a little on this - Center St. is at a higher elevation than Washington, so to avoid flooding, the whole building slab is at the Center St. level. This means there are two levels of sidewalk along Washington with steps and ramp to bring you up to the finish floor level. The overall distance from curb to building on Washington is about 20' so there's some room to negotiate the grade change. The existing concrete sidewalk will also be rebuilt which will help resolve the difference. Unfortunate circumstances, but no real way around it.4 points

I know its FAR from it, but I feel like once we get more high rises around buffalo bayou, it will kind of look like our version of Central Park (with the buildings around it)3 points

The first picture on this website is of Deep Ellum in Dallas. It brings back great memories of college when I lived in Downtown Dallas in the Farmers Market District. I would walk into Deep Ellum nearly every day and there was always SO much to do. East Downtown is similar but not nearly as developed as Deep Ellum, while Montrose has a similar vibe but is not as urban. Deep Ellum is the one thing I feel Dallas has over Houston and I wish we could develop something to that level. Anyway, excited for Block 98. Nice to see more high rise residential downtown.3 points

Definitely interested to see how this turns out. With developments like this being built along Washington Ave, there really needs to be a plan to rebuild it. Make it like the Westheimer Rd plan, or Bagby St in Midtown. Add some more Bike Share stations. Washington Ave has a lot of potential that is being limited with the outdated and exclusively car-oriented design.3 points

Houston-based developer Hines owns and manages the 1.7M SF building, formerly known as the JPMorgan Chase Center. In addition to the new lease, the building is undergoing major renovations, according to a press release. Improvements include significant updates to the lobby and exterior plaza; the addition of connected, collaborative workspaces and enhancements; and the addition of a conference center that can accommodate up to 150 people in various rooms over two floors. As part of a reimagined entrance and building processional, the five-story curtainwall will be altered from its current chrome and glass grid into a trapezoidal pyramid, which will add almost 3K SF to the lobby. Hines also said the plaza area has been underutilized and will be transformed into an urban garden, with a variety of seating areas, more green space, an expanded canopy and more connections from the outdoors to the building. Retail will be added to the lobby, and new food and beverage options will be added to the plaza. The sky lobby on the 60th floor will be redesigned as an exclusive Sky Lounge for tenants to enjoy, with elegant furnishings and seating vignettes. Additionally, building security systems will be upgraded. The revitalization was designed by architecture firm HOK. 600 Travis St. was originally developed by Hines for Texas Commerce Bancshares. It was designed by New York-based I.M. Pei & Partners, and is the tallest building in Texas. Hines, in partnership with Cerberus Capital Management, acquired the building in October 2019. Cushman & Wakefield’s Michael Anderson, Diana Bridger and Margaret Elkins, as well as law firm Hunton Andrews Kurth’s Chanse McLeod, represented the landlord in the lease transaction. Yeah, I think Downtown Houston is more impressive. My apartment the last year I was in Dallas faced into Downtown and I had a great view of the skyline. The buildings that lit up, Bank of America Plaza and The Omni Hotel, were always fun to watch at night. I wish Houston had more impressive light up features Downtown. It's interesting to see that the more recent residential high rises in Midtown have light up features. Hope that's a trend that continues. Maybe Block 98 will have some subtle light up features.2 points

The tent camps under 59 after crossing the lunar surface, I mean Commerce, is quite the Gateway. /s I agree, but I think all in due time when 59 is buried. This site of Downtown needs some development that will likely come in the form of apartments/condos.2 points

@Avossos Funny you should mention that. I was thinking of Stanley Park while I was there, and that great restaurant. Memorial Park would benefit from such a place. Good thought. @cloud713 those stubs are just a creative change in direction of the walk and provide a resting space that’s out of the traffic path, so to speak. It’s a cool effect.1 point
