  9. Sarnoff’s piece on this mentions Post also containing a concert venue and a hotel. Is this in the first phase currently under construction or is she referring to future phases? What is being down with the 5 story administration building on site? https://www.houstonchronicle.com/business/article/Downtown-venue-to-open-on-five-acre-rooftop-park-15481162.php EDIT: Looking at the renders, the concert venue is in the northeast corner and takes up the first 2 levels. There appears to be balconies overlooking the event floor and stage area. I take it the Skylawn event space will be on the rooftop above the concert venue. Not sure where a hotel goes in (unless it’s in the administration building or being built as a separate addition in a later phase.

  13. Expanding a little on this - Center St. is at a higher elevation than Washington, so to avoid flooding, the whole building slab is at the Center St. level. This means there are two levels of sidewalk along Washington with steps and ramp to bring you up to the finish floor level. The overall distance from curb to building on Washington is about 20' so there's some room to negotiate the grade change. The existing concrete sidewalk will also be rebuilt which will help resolve the difference. Unfortunate circumstances, but no real way around it.

  14. Definitely pleasantly surprised by this rendering. Maybe one or two too many material choices, but otherwise much better than I was expecting. Especially if that is a cafe/deli/market.

  15. Interesting. Things I like: It is different / takes a risk. There is a good amount of brick. Things I don't like: the many material choices could cheapen this. I hope that is not stucco, but a particle board of some sort or metal sheets that don't look bumpy or deteriorate. If you remember, crockpot mentioned there was a coffee shop going in here. I think that corner looks like a coffee shop... I have seen plenty of apartments go up, but I have never seen a cafe / umbrellas included in a rendering that didn't have GFR included.

What a wonderful bubble we live in on HAIF. Even Reddit to an extent. Scum of the earth on the local news channel comments.

  19. The tent camps under 59 after crossing the lunar surface, I mean Commerce, is quite the Gateway. /s I agree, but I think all in due time when 59 is buried. This site of Downtown needs some development that will likely come in the form of apartments/condos.

  21. There are good views of downtown Houston that really show off what downtown is and can be. This angle is not one of them. No offense meant for the photographer, but just a stark reminder that there are parts of downtown that need some development love beyond the high profile views by the bayou. It really makes me think about boundaries that define the edge of the downtown district. Whether they are man-made (Pierce elevated and 59) or natural (the bayou), how do you create a signature gateway for someone entering into the area? Not every entrance can be as grand as approaching from Allen Parkway or Memorial Drive, but coming from the EastDo desperately needs something.

  23. The new information including Avila being involved make me much more excited for this. The original story made it seem like the franchisees were just going to pivot and open a new restaurant concept. This is what I wanted in the area. I jumped to conclusion but the original article was barren.

  24. Fried Chicken and Beignet sounds interesting. I'm curious about their brunch menu. While we have an abundance of pick up/quick dine in breakfast options, it would be nice to have more brunch focused menus in the area. I'll for sure check it out even though majority of the menu already makes my skin crawl. Oysters and Elk, washed down with a super sugary alcoholic beverage please 🤢

This project, is a testament to what I've said in other threads where people cry value-engineering or the fact this is Houston, and we can't have nice things are wrong, and superficial explanations at best. Architects are really important. In an economic climate such as this, the posers will fold, but the actual creative and innovative ones will pull through. OMA is one of the best because they don't fold, and they press on. This really got going during this the time the economy was going into the gutter and they could have easily cut a lot of things especially this set piece type stairways. Oh just make a regular stair, its a stair who cares. That could have been the case, but it's clear the Architect on this job has found ways to work around it and keep their promises in what they have proposed. Maybe not everything will turn out exactly as they wished given the current constraints, but at the very least they are giving it a shot, and will keep the biggest of promises they made which were some very beautiful stairway spaces, and cool rooftop garden. If they can pull those things off then this will be a success.

  28. The first picture on this website is of Deep Ellum in Dallas. It brings back great memories of college when I lived in Downtown Dallas in the Farmers Market District. I would walk into Deep Ellum nearly every day and there was always SO much to do. East Downtown is similar but not nearly as developed as Deep Ellum, while Montrose has a similar vibe but is not as urban. Deep Ellum is the one thing I feel Dallas has over Houston and I wish we could develop something to that level. Anyway, excited for Block 98. Nice to see more high rise residential downtown.

  29. Interesting that Avila will be involved. I wonder if he will put Pizza Pazza (on the Navigation Esplanade) on hold. If i recall the original permits I saw on the container building were in his/El Burro's name. In the back, maybe? Come to think of it, I've never walked the back half.

  31. I appreciate that they acknowledged the underwhelming performance of Corky's in Houston and pivoted. I think this is only a step up from what we could've had and I can't help but look forward to pairing some of this “hybrid of traditional gumbo and chicken and dumplings” with a full bar. Let's hope their rebranding is to our benefit.

  39. *rolls eyes* Don't get me wrong, I'm glad this is a shared garage, but people complaining about parking in Houston is not going to get any less ridiculous any time soon. Even when I lived in Avondale, the absolute worst experience I had with parking was that I had to park a 5 minute walk away. Big freaking deal.

It's because when executives depart, it usually does not presage amazing things happening at a company (since an exec is less likely to leave if the company is about to experience transformative value growth), but it can sometimes presage bad things happening at a company (extreme case being the departure of executives from Enron in the year leading up to its implosion). Though often, as you say, it is just people getting a better job somewhere else, although two leaving at once raises eyebrows. It also can disrupt the development of large projects, since different executives often means a change in direction or a disruption in relationships. An example is when Texas Medical Center had a leadership change back in 2018 IIRC, and it led to a big delay in TMC3. A good sign of health at Midway though is their development of an in-house leasing arm. I am not worried about them as a company. Is that why there's always so many likes and cheers when someone posts good news? 😉

Finally an update (from HBJ): A spokeswoman for Midway said in an email that the company is in discussions with the city of Houston about how the project will be delivered over the next several years. The spokeswoman said plans for phase one of the project’s infrastructure, including public and private utilities, are in final review with the city, as are plans for its parks and trails. “We decided last year to proceed with several infrastructure projects, to put Midway in a position to begin work immediately upon phase one approvals,” the spokeswoman said. “This included a new bulkhead along Buffalo Bayou from the existing bulkhead to the Jensen Street bridge, and a major storm sewer line along Jensen and Clinton (streets). In addition to serving part of East River, the new storm sewer will significantly reduce street flooding on the west end of Clinton Dr.” The spokeswoman said building permits for phase one have been submitted and pre-leasing efforts are on-going. “As we continue to navigate Covid-19, we are confident the types of amenities offered at East River, including open green spaces, access to Buffalo Bayou Park hike and bike trails and outdoor dining options, will be in even greater demand as we move forward with this exciting and transformative new development,” the spokeswoman said.

  43. The bank side of the building continues to move along and it looks ready to open soon. ATM is installed, drive-thru seems completed, and signage is done. Also, landscaping is done around the entire complex. Work is still being done inside the restaurant but appears to be months away from opening.
