  1. Went by here earlier this morning and saw what looked like superintendents and project managers walking the site. Again, nothing matters until dirt turns but hopefully this is more of a positive sign that we should see/hear something soon.

This is the architect's site with some higher res renderings: http://www.meekspartners.com/high-rise/block-387 It looks similar to their other project Eighteen25 and looks like its also going to be concrete; I haven't heard of this architect much but glad its more concrete downtown, downtown is too loud for stick build midrises. Whats everyone's best guess for completion? Trying to time my lease next year to get some sweet concessions on this one 😂

  5. Rowdy is 100 percent an uneducated graffiti hack. It is bad enough they think they are an artist but they can't even make a tag look good or cool. yikes. so yes, agreed, they are annoying. ha!

  10. There are vast swathes of Houston that need repairs before Montrose does. Take a drive into the Fifth Ward North of I-10, or Kashmere, or any other lower SES area. They all need help before Montrose does, as they have been ignored forever. Yes, Lower Westheimer needs work, but it's not as other streets around town, and doesn't have the flooding issues nearly as bad.

  11. You might be pleasantly surprised driving in from 45 North. I think it's going to stand out almost as much as the Hess Tower and help fill the gap between it and the Marriott Marquis. Great use of the small plot of land they have to work with.

  15. There's no benefit, other than maybe other developers walked away from it, so they have an opportunity if they can capitalize. What a developer is concerned with is delivering a finished product that provides a return on the land. If the land costs a certain amount, they need to come up with something to build so that the value of the building when all is finished is greater than the sum total of the land, the construction cost, and the soft costs, with room for a reasonable profit. With a small site, there are going to be constraints in the parking garage, constraints in rentable floor area due to room taken up by the elevator core, etc., so you are going to have to build a pretty tall building (with some pretty high rents) to get a return on the land cost. Which is why this one is so tall.

The only thing I know about structural engineering is what I learned by osmosis after spending a night at the Boll Weevil Motor Inn, in Elba, Alabama, but an inquiring mind asks: Do the columns taper as the building ascends or is it my imagination? I could probably identify three or forces they have to deal with, but that's about as far as my knowledge base extends.

It seems to be a condo tower paired with a Kimpton hotel, and has the same street level rendering looking at the garage level as before. The Condominiums will start from $300k, and will range from 1-3 bedrooms (bathrooms are currently unknown but we can assume it's the same as the bedrooms). They'll also range from 560 sqft to 2000 sqft. That's all I can really get from the website listing. For the view property link it ask me to put in my email, name, and phone # if you want to know more about the development (guess they'll send me a link in the future). This in turn puts you on a VIP list that allows you to be one of the first people to visit their sales office.

  28. I will continue to say this, Montrose's voice in city government sucks right now. It sucks because we don't have people that actually get what Montrose needs. While I like the independent nature of a lot of Montrose's neighborhoods, it also leaves the rest of the district vulnerable because if a neigbhorhood is able to secure funding and agreements with the city to upgrade there streets one by one then there isn't really a need to give funding to Montrose as a district. Montrose TIRZ for example is only the major thoroughfares and commercial areas that line them, and very few people actually live on those corridors currently. Most people live in these independent neighborhoods which flank the corridor and that is where the majority of voices are, and its where most of the tax payers are. Think about it, with all the above setup as it currently is, it stands to reason that anything Montrose TIRZ wants will be secondary to what each independent neighborhood wants. Midtown gets what they need because they can effectively talk to city government as a block. The Heights can get what they want because they can talk to the city as a block. Same with Upper Kirby. Even East End and 3rd Ward get more resources because they are able to form as a block to get what they want. Montrose doesn't approach the city in this way. This effectively leaves Montrose TIRZ to fight for itself which will put it at the back of the line. If people want this project to work then Montrose needs to start acting more like a district and not as a collection or confederation of independent neighborhoods because while neighborhoods might be able to get new streets they don't include major roads as part of there realm which will leave them out of funding.

  29. It’s true I was working at Public News when they wrote about it. They found the poor fellow in a closet after being abandoned there by a S&M group that hired him to mummify him and have sex with him. He apparently overindulged in cocaine and had a cardiac event and died. They left him there and the owner wasn’t a dry cleaners it was the owner of the old leather bar Chutes on Westheimer where empire cafĂ© is now. Which never doesn’t make me laugh when I see “Ladies Who Lunch” Enjoying their avocado and toast at approximately the same space where the pool table where gentlemen were chained by their feet and wrists and plundered like a person chained to a ceiling by their wrists and feet. They found him closet in a condo somewhere on Pacific Street. By the time they found him he was essentially mummified. I Don’t think anyone was ever charged with a crime because the owner of the condo was incompetent to stand trial because of some brain parasite and other complications due AIDS and he died soon after. I also have no idea why I remember the story so vividly I’m not a Hardcore S&M enthusiast

  38. Is the Downtown Medical Center shown actually one of the two Midtown medical towers or is it part of the St. Joseph's expansion? Some of those midrises are pretty nice, BTW.
